Markland Mobile Home Park

2871 N Charles Ave # 11, Clarksville, TN 37042, USA

2.0
I lived in the trailer park for more than 8 years total. Every trailer in the park are extremely poor condition. Maintenance doesnt fix much of anything and if he did it wasnt done the right way, he was always drunk and causing drama with people that lived in the park, and tries to hit on and get with any woman that was there. I had so many problems with repairs that needed done and they never got done but the maintenance guy can build up his trailer and fix his stuff but not the other tenants that live there. He was a very uncomfortable person the be around due to being always intoxicated and loud. He talks about other personal issues of other tenants to other tenants. if buildings and codes were to get called to inspect these trailers they would never pass at all. They allow drugs. I do not recommend living here - Brandon Keels

  • Lot Rentals: Residents usually lease the land on which their mobile home is placed. This lease typically includes access to the park's infrastructure.

  • Utility Connections: Standard utility hookups for water, sewer, and electricity are commonly available at each lot, simplifying the process of connecting services for residents.

  • Location Proximity: Its address in Clarksville, particularly near Fort Campbell Blvd, places it in an area with established infrastructure and local amenities. This provides residents with access to nearby schools (e.g., West Creek Elementary, Middle, and High School), shopping, and other city services.

  • Affordability Potential: As with many mobile home parks, there is often an inherent potential for more affordable housing solutions compared to traditional site-built homes in the area. This can be a significant draw for individuals and families seeking budget-friendly living options in Tennessee.

  • Property Tax Structure: In Tennessee, mobile homes are assessed as real property and included in the tax bill of the land owner (the park owner). However, the mobile home owner is ultimately responsible for paying the taxes attributed to their mobile home, which can sometimes be handled through the park's monthly collections. This unique tax structure is a feature of mobile home living in the state.

  • Community Management (Note): Public reviews indicate past concerns regarding maintenance responsiveness and the conduct of a maintenance individual. This highlights the importance of directly assessing current management practices and conditions during any consideration of residency.

  • Home Conditions (Note): Reviews suggest that some homes within the park may be in poor condition and potentially not up to current building codes. Prospective residents should thoroughly inspect any mobile home they are considering for rental or purchase within the park.
