Mark IV Manufactured Home Community

4420 N 19th St, Lincoln, NE 68521, USA

4.0
The management is horrible, there is very clear favoritism when it comes to parking. We already are forced to pay for the extra cars we have. What’s more is that even though we pay for the extra cars to avoid parking fees, the landlord Maria still calls to tow our cars. We thought it was just us, but we’ve heard similar experiences of multiple people. They give no notice for the towing, and even if you aren’t parked for a very long time, the towing companies get a call and they take the cars. Some residents get passes for parking but overall it just feels extremely unfair considering that Maria herself often has cars parked on the street and yet she faces no repercussions. We’ve lived here for over 5 years now and it’s only gotten worse. - Zyx

Services Offered

Mark IV Manufactured Home Community, like other manufactured home parks, offers a foundational set of services to its residents. While detailed, official lists of all services are often managed internally, common provisions in such communities, augmented by customer feedback, generally include:

  • Lot Rental: The core service is the provision of a designated lot or space where residents can place their manufactured home. This includes the use of the land and access to the park's common areas and infrastructure.

  • Utility Connections: Sites typically offer hookups for essential utilities such as electricity, water, and sewer. Residents are generally responsible for their individual utility usage, though the park facilitates the connections to the main municipal or regional lines.

  • Grounds Maintenance: Based on positive feedback, "you can see for yourself what maintenance does regularly," suggesting that the park management is actively involved in maintaining common grounds and landscaping, contributing to an aesthetically pleasing environment. One review notes the "Entry from Superior Street entrance is kept so beautifully!"

  • On-site Management: The presence of a manager, Maria, is consistently mentioned in reviews, indicating an on-site or readily accessible management team responsible for community operations, resident relations, and enforcing park rules.

  • Parking Facilities: The park offers parking, though this is a point of contention in reviews. Residents are "forced to pay for the extra cars we have," implying that there are designated parking spaces and a fee structure for additional vehicles. However, concerns about unfairness and towing practices have been raised.

  • Community Environment: While not a direct "service," the fostering of a "welcoming community" and "very pleasant" neighbors is a significant aspect of the living experience, facilitated by park management and resident interactions.

It is important for prospective residents to carefully inquire about specific rules and fees related to services, especially parking, as this has been a source of dissatisfaction for some current residents.

Features / Highlights

Mark IV Manufactured Home Community presents a mix of appealing features and significant concerns based on direct customer feedback. These highlights and areas of concern are crucial for prospective residents to understand:

Positive Features/Highlights:

  • Exceptional Managerial Support (for some): A recurring positive highlight is the manager, Maria. One glowing review describes her assistance as unforgettable, stating she "had all the answers I needed to ensure that my move from deep south Texas was smooth and welcoming." She "kept in contact with me until I arrived safely in her community" and "made what should've been a nerve wrecking experience one of ease." This suggests a high level of personalized and proactive support during the move-in process for some residents.

  • Well-Maintained Entry and Grounds: The "Entry from Superior Street entrance is kept so beautifully!" and the observation that "you can see for yourself what maintenance does regularly" indicate a commitment to the aesthetic appeal and upkeep of the community's common areas.

  • Welcoming and Quiet Community: Residents describe the community itself as "welcoming" with "very pleasant" neighbors. The park is noted as "quiet with some of the most gorgeous trees," fostering a peaceful living environment.

  • Diverse Home Quality: There is a "good mixture of new and older mobile homes," and reviewers observe "effort in just about everyone's homes," suggesting residents take pride in their properties.

Significant Concerns/Contrasting Highlights:

  • Severe Parking Issues and Perceived Favoritism: This is the most prominent negative highlight. Residents report "horrible" management regarding parking, with "very clear favoritism." Despite "forced to pay for the extra cars," vehicles are allegedly towed without notice, even for short periods. This creates frustration and financial burden, as "towing companies get a call and they take the cars." The perception of unfairness is amplified by the claim that "Maria herself often has cars parked on the street and yet she faces no repercussions." This suggests a significant and ongoing issue that has "only gotten worse" over "over 5 years."

  • Lack of Notice for Towing: The claim of "no notice for the towing" is a serious concern, depriving residents of the opportunity to rectify parking situations before their vehicles are impounded.

These conflicting reviews regarding the manager's helpfulness versus her alleged role in unfair parking practices are crucial for prospective residents to investigate thoroughly.

Conclusion: Why this place is suitable for locals

For locals in Nebraska, particularly those considering manufactured home living in the Lincoln area, Mark IV Manufactured Home Community presents a complex picture of suitability. While it boasts several appealing qualities that align with the desires of many residents, it also comes with significant, ongoing challenges that potential residents must carefully consider.

On the positive side, the community's location in Lincoln offers convenient access to city amenities, employment, and educational opportunities, making it a practical choice for those seeking an urban lifestyle. The reported efforts in maintaining common areas, including a "beautifully" kept entrance, contribute to a pleasant visual environment. For some, the personalized and supportive assistance from the manager, Maria, especially during the move-in process, has been an overwhelmingly positive experience, suggesting a high level of customer care for initial transitions. The presence of a "welcoming" and "quiet" community with "gorgeous trees" and residents who take pride in their homes further adds to its appeal for those seeking a peaceful neighborhood feel.

However, the suitability of Mark IV Manufactured Home Community for locals is significantly challenged by the severe and consistent complaints regarding parking and alleged management favoritism. The reported practice of towing residents' cars without notice, despite payment for extra vehicles, creates considerable financial burden and frustration. The perception of unfairness, particularly if management personnel are perceived to be exempt from the same rules, erodes trust and can foster a hostile living environment. A community where residents feel they are treated unfairly or are constantly at risk of having their vehicles towed is not conducive to long-term satisfaction and peace of mind.

Therefore, for Nebraskans considering Mark IV Manufactured Home Community, a thorough investigation into the current parking policies and resident experiences is crucial. While the community offers the potential for an affordable and aesthetically pleasing home in Lincoln with positive management interactions for some, the ongoing and widely reported parking issues represent a significant drawback. Prospective residents should aim to speak directly with current residents, understand all parking rules and fees in detail, and seek clarification on how parking issues are resolved before committing to ensure the community aligns with their expectations for a fair, transparent, and hassle-free living experience.
