The management is horrible, there is very clear favoritism when it comes to parking. We already are forced to pay for the extra cars we have. What’s more is that even though we pay for the extra cars to avoid parking fees, the landlord Maria still calls to tow our cars. We thought it was just us, but we’ve heard similar experiences of multiple people. They give no notice for the towing, and even if you aren’t parked for a very long time, the towing companies get a call and they take the cars. Some residents get passes for parking but overall it just feels extremely unfair considering that Maria herself often has cars parked on the street and yet she faces no repercussions. We’ve lived here for over 5 years now and it’s only gotten worse.

Maria had all the answers I needed to ensure that my move from deep south Texas was smooth and welcoming. Maria kept in contact with me until I arrived safely in her community.The community itself is welcoming. The neighbors are very pleasant. It's quiet with some of the most gorgeous trees. There is a good mixture of new and older moblie homes. You see effort in just about everyone's homes. You look around and you can see for yourself what maintenance does regularly.Maria's assistance will never be forgotten . She made what should've been a nerve wrecking experience one of ease. This community is well worth looking into.

My sister lives there and gets criticized for every small thing in her yard but the people who live in the back corner of her 4 plex of her trailer are allowed to have 12 dogs along with a trailer full of stuff from top to bottom and they treat there animals or crap but no, the office doesn't care about that

But most of the lots have light posts. The pot holes are bad but there working to fill them in. Over all I can see myself living here for many years to come.Update 09/08/21:So I have lived here for a couple years now. The park is very quiet compared to many other mobile home parks I have been in. And the crime rate seems very low. I really like that about Mark 4. It's very peaceful here. The location is great and there is alot close by.There rent is still fairly reasonable altho a little higher then some of the others in town that do a better job of maintaining there parks. They do offer free cable and internet which is nice. One downside is they charge a base fee for water and a separate charge for sewage. Seems kind of unfair considering they divide the water bill evenly among the whole park. So a single family like my self pays the same rate as a family of 4. Which means I pay more then I should have to since clearly I use less water. There base fees are higher then if I were to pay the water company directly. They charge for trash service, but you end up paying them more for trash service then if you just had your own service contract thru the trash company. And now, they charge an additional $40 fee for picking up additional larger items. When I first moved here they did a pretty good job of maintaining the roads and repaired them as needed. Over this last year the roads have gotten extremely bad tho and they have made no effort to repair them at all. There are huge pot holes everywhere. I drive a nicer car and don't want the extra wear on my vehicle just because they don't want to fix the roads now.The mobile home park has changed management several times in the short time I have been here which doesn't seem good and doesn't say much about the parks ownership. I have heard there is talk of them raising the rent again. They already raised the rent once in the 2 years I have lived here and the increase was no small amount. Yet they will continue to over charge for water and trash, and now provide no maintenance to the roads. Seems kind of high in price now to me to live here when there are are other mobile home parks with comparable rent and better maintenance to there communities. I bought a brand new trailer here and wish I had considered some of my other options before doing so. Now I am stuck here as I cannot afford to move my trailer and have invested far to much money in it to sell. Hopefully as management changes over time, things will get better and the owners will do more to improve the park.Update 01/30/22:This last summer the came in and completely redid the roads. The black topped the whole thing. It's very nice and smooth now. I am very happy about that. They maintained the tree in my back yard as half of it was dead and dangerous. I can say I am very happy now to live in Mark 4 estates. I would recommend it to anyone looking. I just hope the don't raise the rent cause of the roads. I change my review to a 5 star!Update 02/05/22The are raising the rent by $25 dollars. For those on a fixed income that makes it hard to afford all the rental rate increases from year after year. I knew that since they redid the roads the would expect all the tenants to pay for it. I mean the roads are nice know.. but it's really there responsibility, not ours. They are decreasing the cost of trash by 5 bucks but off set it by 5 dollars for a meter charge or service charge.. whatever that means. I'm surprised there not charging for the cable tv and internet. There still the most expensive lot rent in town even tho they try and say there keeping up with competitive pricing.
