Mobile home parks generally provide foundational services to their residents, typically covered through lot lease fees. While specific, granular details for Maples Park are not extensively detailed in public records, based on standard practices for mobile home communities in Indiana, residents can typically expect the following core services:
- Lot Leases: Residents own their manufactured home but lease the land or "lot" it sits on from the park management. The lease agreement outlines the terms of residency, including monthly fees and community rules.
- Utility Hookups: Essential utility connections are provided to each lot. This includes hookups for water, sewer, and electricity. Residents are typically responsible for their own utility consumption bills, separate from the lot rent.
- Waste Management: Standard trash collection services are usually facilitated by the park management, often included in the lot lease or arranged for convenient resident disposal.
- Road Maintenance: The internal roads and common pathways within the mobile home park are typically maintained by the park management to ensure safe and accessible travel for residents and visitors.
- Common Area Upkeep: Maintenance of shared spaces, such as entryways, and any communal grounds that might exist within the park's boundaries.
- Community Management: A management team is usually on-site or available to oversee park operations, enforce community rules, and address resident inquiries or concerns.
It is always recommended for interested parties to directly contact Maples Park management to obtain a comprehensive and current list of all services included in the lot lease, as well as any additional fees or resident responsibilities.

Therefore, this section will focus on publicly available general details and what one might expect from the physical layout:

Mobile home parks typically operate on a model of long-term lot leases rather than frequent, short-term promotional offers seen in retail or traditional apartment rentals. Therefore, specific "promotions" in the conventional sense (like move-in bonuses or limited-time discounts) are not commonly advertised for parks like Maples Park.
When considering Maples Park, interested individuals should instead focus on inquiring about:
- Current Lot Lease Rates: This is the primary ongoing cost for residents, covering the use of the land. Rates can vary based on lot size or location within the park, and typically do not include individual utility consumption.
- Availability of Lots or Homes for Sale/Rent: The key "offer" is the availability of a vacant lot for lease, or an existing mobile home within the park that is either for sale by its current owner or available for rent (if the park also manages rental units).
- Application Fees and Security Deposits: Standard financial requirements for new residents, which would be part of the move-in process.
- Inclusion of Utilities: What, if any, utilities are covered by the lot lease fee, versus those that are billed directly to the resident based on usage.
Prospective residents are strongly encouraged to contact Maples Park directly to get the most accurate and up-to-date information regarding lot availability, current lease terms, any associated fees, and the process for becoming a resident. Direct communication will provide the clearest picture of what to expect financially and operationally.

Maples Park Reviews
Every time I drive by this community, it is in need of major cleanup and repairs. Residents do nothing to take care of their properties and it’s a huge eyesore for anybody living in the area.
Jul 23, 2024 · Laurie H.I've been there and it is so run down. Kids get off the bus and walk down the middle of the road. Some of the trailers are roach and flea infested. I wouldn't let my dog or cat live there.
