Magnolia Estates Mobile Homes Introduce
Hello, Marylanders! When you're searching for a place to call home, especially within a community setting, understanding the nuances of a property is key. Magnolia Estates Mobile Homes, located in Edgewood, Maryland, is a residential community primarily offering mobile home living. While the term "RV park" might sometimes be used broadly, it's crucial to clarify that Magnolia Estates is not a recreational RV park designed for short-term camping or transient stays. Instead, it functions as a mobile home community, providing long-term residency for its occupants. For those in Maryland considering a mobile home as their permanent residence, it's important to have a comprehensive understanding of the living experience here, including its management, community dynamics, and general environment.
Maryland offers a diverse range of living options, from bustling city apartments to serene suburban homes. Mobile home communities like Magnolia Estates represent an important segment of the housing market, often providing an accessible entry point to homeownership in a structured community. As with any residential area, the experience can vary greatly, and understanding direct resident feedback is invaluable. This article aims to provide a factual overview of Magnolia Estates Mobile Homes based on publicly available information and resident reviews, offering insights into what you might expect if you consider making this community your home in Edgewood.
Magnolia Estates Mobile Homes is situated at 616-698 Lake Ave, Edgewood, MD 21040, USA. Edgewood is a community located in Harford County, Maryland, offering a blend of suburban living with proximity to various amenities and major transportation routes.
For residents of Maryland, the location in Edgewood offers reasonable accessibility. It is conveniently close to major highways, yet reportedly "tucked away" within its own community. Edgewood itself is near the I-95 corridor, providing relatively easy access to Baltimore to the south and Delaware to the north. Public transportation options, while existing, might not be as robust, as some residents have noted a reliance on personal vehicles to get around. The area is served by local schools, including Magnolia Elementary, Magnolia Middle, and Joppatowne High School, which can be a factor for families considering the location. Being in Harford County, residents also have access to local parks like Edgewood Recreation Park and Flying Point Park, offering some outdoor recreational opportunities. Proximity to various dining options and big-box stores in Edgewood adds to the convenience for residents.
As a mobile home park, Magnolia Estates provides the infrastructure and management for residents who own or lease manufactured homes. The services typically revolve around maintaining the community and providing essential utilities.
- Lot Rentals: Residents typically rent the land (lot) on which their mobile home is situated. Ground rent is a key component, which, according to some listings, has been adjusted for new residents and includes trash and taxes.
- Utility Provision:
- Water: Public water supply is available. However, resident reviews indicate concerns about frequent water cut-offs for pipe repairs and inconsistent billing, with residents reportedly charged for water leaks from faulty pipes. This is a significant point of feedback to consider.
- Sewer: Public sewer services are provided.
- Electric: Individual mobile homes are typically set up for electric service, with all units being electric for efficiency in some cases.
- Propane: For heating, some homes utilize leased propane tanks.
- Waste Management: Trash service is included with the ground rent.
- Road Maintenance: Reviews suggest that the roads within the park are generally "well maintained."
- On-Site Management: The park has on-site managers. While some reviews describe them as "excellent" in terms of immediate oversight, others express significant dissatisfaction with the overall management company, citing issues with consistency, logic in billing, and random rent increases for similar lots.
The features and highlights of Magnolia Estates Mobile Homes focus on its residential community aspects rather than recreational amenities typical of a short-term RV park.
- Community Setting: It is described as a "family-friendly community" by some real estate listings, with other reviews mentioning many families residing there. There's potential for a sense of community among residents, though individual experiences may vary significantly as highlighted in reviews.
- Property Cleanliness: Some reviews note that the park is "reasonably clean," suggesting general upkeep of communal areas.
- Proximity to Schools: The community is conveniently located near Magnolia Elementary, Magnolia Middle, and Joppatowne High School, which can be a draw for families.
- Access to Local Parks: Residents are within a short distance of local outdoor recreation opportunities like Woodbridge Park, Edgewood Recreation Park, and Union Field. The waterfront is also mentioned as being just one mile away, offering opportunities for strolls and scenic views.
- Affordable Housing Option: Mobile homes in the community can represent a more affordable entry point into homeownership compared to traditional stick-built homes in the area.
- Individual Mobile Home Features: Homes within the park often feature updated interiors (e.g., new water lines, insulation, fresh paint), front and rear porches, and modern appliances.
- Pet-Friendly: Based on general mobile home park trends and some broader neighborhood reviews for Edgewood, it is likely that pets are allowed, though specific park rules would need to be confirmed.
As a mobile home park primarily focused on long-term residency and lot rentals, Magnolia Estates Mobile Homes does not typically offer "promotions or special offers" in the same way a recreational campground would. Offers would generally pertain to the sale or lease of mobile homes themselves, or initial incentives for new residents.
- Ground Rent and Fees: Prospective residents would need to inquire about the current ground rent (which reportedly adjusts for new residents, around $610, including trash and taxes) and any application fees ($50 per adult over 18 for park approval).
- Home Sales/Leases: Any "special offers" would be tied to specific mobile homes for sale or lease within the park, which would be managed by individual home sellers, real estate agents, or property management if they own units.
It is crucial for any interested party to contact the park management or a real estate agent dealing with properties within Magnolia Estates Mobile Homes to get precise, up-to-date information on costs, available units, and current terms of residency.
For inquiries regarding residency, lot rentals, or any other information about Magnolia Estates Mobile Homes, please use the following address. As a mobile home park, it's advisable to seek out specific contact details for the park's management office rather than expecting a public phone number for general RV park inquiries.
Address: 616-698 Lake Ave, Edgewood, MD 21040, USA
Please note that based on available public data, there is no direct public phone number specifically for Magnolia Estates Mobile Homes provided. Prospective residents would typically contact the park management directly or real estate agents listing homes within the community.
For Marylanders seeking a specific type of long-term housing solution, Magnolia Estates Mobile Homes in Edgewood offers a community option that could be suitable for certain individuals and families. Its location in Harford County provides relatively good accessibility to major highways and local amenities, including schools and nearby parks. For those looking for an affordable pathway to homeownership, mobile home living can present a viable alternative to traditional housing markets. The reported upkeep of roads and overall cleanliness can contribute to a pleasant living environment.
However, it is critically important for any local considering Magnolia Estates Mobile Homes to be fully aware of and investigate the significant concerns raised in resident reviews. Issues such as frequent water cut-offs, inconsistent and potentially unfair water billing practices, and random rent increases suggest challenges with the management company that could impact the daily lives and financial stability of residents. Furthermore, reports of noise disturbances, alleged illicit activities by some residents (including, concerningly, the resident manager), and property theft highlight potential safety and community living concerns that prospective residents must seriously weigh.
While some aspects like the proximity to schools and local parks are appealing, the mixed and often negative feedback regarding management responsiveness, utility billing transparency, and community safety necessitate a very cautious approach. For a Marylander, this means conducting thorough due diligence beyond just viewing a property. Engaging with current residents, carefully reviewing all park rules and lease agreements, and asking direct questions about water service, billing, and community management practices are absolutely essential. If these critical concerns can be satisfactorily addressed, and if the mobile home lifestyle fits your needs, Magnolia Estates could offer a place to live. However, it requires a comprehensive understanding of the existing challenges to ensure it truly meets your expectations for a "home."

Magnolia Estates Mobile Homes Reviews
Water gets cut off weekly for emergency pipe repairs. Water bill is inconsistent from month to month as they charge the residents the water that leaks out of the bad pipes. Kids walk around all hours of the night even though there is a park mandate curfew. Resident park manager is a complete piece of work, as well as, the company itself. Most of the neighbors I had were loud and on drugs; including the manager and her hubby. Had to call the police for noise ordinance muliplte times since it was after midnight of them blasting music (including the resident manager). Residents will go into your personal car and steal items out of it, and will steal packages off your porch. Good luck if you choose this park as your home.
Sep 30, 2020 · Candi SmithThe park is reasonably clean and roads are well maintained. The onsite managers are excellent. The only problem with this place is the management company that operates it. There is no consistency or logic behind the way they bill for water which is supposed to be metered and rent increases are given at random to only some people in the park and always at different prices for the exact same size Lots.
Feb 04, 2018 · Emil illianFriendly community, clean neighborhood. Only issues are there are no sidewalks so kids and adults have no choice but to walk in the road or grass. Also there isn't a playground for children, but there is a big field for children to run around and walk dogs. All together a great neighborhood.
Aug 27, 2018 · Michelle Nuesslei would give this a lower review. Just so glad i am out of that park.
Sep 30, 2020 · im kazoo kids special friendMy experience is very nice because I have been living here for several years and I have never had any complaints about the place. I recommend that if you want to put your mobile home in a quiet place, contact the office.
