Roads are horrible. They raised the rent on my parents this past year again!!! The water is Extremely high. Garbage is included in lot rent. But the roads, are just horrendous!!!So, the roads have been repaved!!! Hopefully, the water infrastructure will be looked at next. I am still hoping to get my parents out of there. They ended up with some just awful neighbors after being there for almost 8 years now. And, for as high as the lot rent is and still having responsibilities, they are gonna at least look around at maybe some senior income type places. - Tara Hatfield

Madison City Mobile Home Community Introduce

Introduction / Overview

For many residents across Ohio, identifying an affordable and comfortable place to call home is a significant undertaking. In Mansfield, Ohio, Madison City Mobile Home Community presents itself as a manufactured home option for individuals and families. This community, under new ownership as noted by residents, aims to provide a living environment that offers the benefits of homeownership at a more accessible price point than traditional housing. However, public reviews for Madison City Mobile Home Community highlight a mixed experience, particularly concerning road conditions, lot rent increases, water costs, and the application of park rules.

Manufactured home communities, commonly known as mobile home parks, play a vital role in providing diverse housing options throughout the United States. They typically offer a distinct lifestyle that can include a sense of neighborhood and a more attainable entry point into homeownership. Madison City Mobile Home Community strives to offer such a setting in Mansfield, but the feedback from residents indicates areas where the living experience has seen both challenges and recent improvements. Notably, while initial concerns about "horrible" roads were prevalent, recent reviews confirm that roads have indeed been repaved, showing a responsiveness to resident feedback in at least one significant area.

Despite the positive development with the roads, other concerns persist, such as the perceived high cost of water, annual lot rent increases, and inconsistencies in rule enforcement, particularly regarding lawn maintenance. These elements are crucial for prospective residents to consider. The location itself, however, is often praised for its convenience. For those exploring manufactured home living in Mansfield, Madison City Mobile Home Community offers a dynamic situation where improvements are being made, yet some long-standing issues and new policies under the current ownership continue to shape the resident experience.

Location and Accessibility

Madison City Mobile Home Community is conveniently located at 1135 Evergreen Ave W, Mansfield, OH 44905, USA. This address places the community within the city of Mansfield, Ohio, providing residents with good access to a variety of urban amenities, services, and transportation networks. Mansfield, the county seat of Richland County, is a city with a rich history and a blend of cultural and commercial offerings.

The park's location on Evergreen Avenue West positions it advantageously for residents. Reviews specifically highlight its "great location to 30 and some good restaurants, as well as fuel stations." This proximity to US Route 30 is a significant benefit, facilitating easy commutes for work, quick access to retail areas, and convenient travel to other parts of Mansfield or beyond. Residents will find themselves within practical reach of shopping centers, grocery stores, various dining options, and essential services. Mansfield is also home to educational institutions, healthcare facilities, and recreational opportunities, ensuring a balanced lifestyle.

Mansfield's strategic placement in north-central Ohio offers excellent regional accessibility. It is approximately 65 miles southwest of Cleveland and about 80 miles northeast of Columbus, putting major metropolitan employment centers, specialized services, and entertainment venues within a reasonable driving distance. This balance of local convenience and broader regional access makes the location of Madison City Mobile Home Community particularly appealing for those looking to settle in a vibrant area while maintaining connectivity to Ohio's larger cities. The newly repaved roads within the park further enhance internal accessibility for residents.

Services Offered

While the provided customer reviews for Madison City Mobile Home Community offer insights into some operational aspects, a comprehensive list of services is not explicitly detailed. However, based on common practices within the manufactured home community industry and the information gathered from resident feedback, the following services are generally provided, though their quality and perceived value by residents may vary:

  • Lot Rentals: The fundamental service is the rental of individual plots of land where residents place their manufactured homes. Residents own their homes but lease the ground beneath them.
  • Community Management: A management team, presumably associated with the "new owners" mentioned in reviews, is responsible for the overall operation of the park. This includes enforcing community rules, handling maintenance, and addressing resident concerns. The reviews suggest inconsistencies in rule application ("only applies to certain people") and ongoing issues beyond road repair.
  • Utility Connections: The park provides the necessary infrastructure for utility hookups to each lot. While electricity and gas connections are standard, reviews specifically highlight that water costs are "Extremely high," indicating that water billing is either directly through the park or a utility with which the park has an arrangement.
  • Waste Management: Reviews confirm that "Garbage is included in lot rent," which is a convenient service for residents, ensuring regular waste removal.
  • Maintenance of Common Areas: The management is responsible for the upkeep of shared spaces within the park. Critically, while "roads have been repaved," concerns about "not fixing the roads" persisted under new ownership for a time, and other maintenance (like addressing overgrown empty lots) may still be inconsistent.
  • Community Rules and Regulations: New rules have been added under the new ownership. However, residents note concerns about selective enforcement, with examples like strict lawn mowing rules for occupied lots while "empty lots can grow to your knees."
  • Lot Rent Collection: The park manages the collection of monthly lot rent, which reviews indicate has seen increases, leading some residents to consider alternative housing options.

Features / Highlights

Madison City Mobile Home Community offers a range of features that contribute to its profile as a manufactured home living option in Mansfield, Ohio. While resident reviews present a mixed picture, highlighting both positive aspects and areas of concern, here are the key features and highlights:

  • Strategic Location: A significant highlight is the park's excellent location. Residents praise its proximity "to 30 and some good restaurants, as well as fuel stations," making daily commutes, errands, and dining convenient.
  • Road Improvements: A notable and recent improvement is the repaving of the roads within the community. This addresses a major past concern and enhances internal accessibility and the overall appearance of the park.
  • Affordable Homeownership Potential: Manufactured home communities generally offer a more accessible path to homeownership compared to traditional housing, potentially making it a viable option for many Ohio residents seeking a lower cost of entry into owning a home.
  • Garbage Included in Lot Rent: The inclusion of garbage service in the lot rent is a convenient feature for residents, simplifying waste management and reducing separate utility bills.
  • Individual Home Sites: Residents benefit from having their own designated lots, providing a degree of personal space and the ability to personalize their immediate surroundings.
  • Community Undergoing Changes: The presence of "new owners" indicates a community in transition. While this has brought challenges (like rent increases and new rules), it also suggests ongoing efforts to manage and potentially improve the park's infrastructure, as evidenced by the road repaving.
  • Proximity to Mansfield Amenities: Living in Mansfield provides access to a wide array of local amenities, including shopping, dining, healthcare, and recreational opportunities within a vibrant city environment.
  • Connectivity to Major Ohio Cities: The park's location offers relatively easy access to larger Ohio cities like Cleveland and Columbus via major highways, which is beneficial for employment or leisure travel.

Prospective residents should weigh these positive aspects against the reported challenges, particularly concerning high water costs, lot rent increases, and perceived inconsistencies in rule enforcement.
