M&K Mobile Home Park Introduce
For many residents across Ohio, the quest for accessible and affordable housing is a significant journey. In bustling cities like Toledo, finding a place that offers the balance of independence and cost-effectiveness can lead individuals and families to explore various housing types. Among these, mobile home parks, also known as manufactured home communities, present a distinct option. These communities allow residents to own their homes while leasing the land, often providing a more budget-friendly path to homeownership than traditional real estate. If you're a Toledo local, or planning a move to our vibrant city, and considering mobile home living, M&K Mobile Home Park on Glanzman Road is one of the communities you might encounter.
This article aims to provide a factual and informative overview of M&K Mobile Home Park, helping you understand its basic structure, location, and what it offers as a residential option in Toledo. We'll delve into the community's setting, the types of services typically provided in such parks, and how to get in touch. Understanding these aspects is crucial for anyone considering a manufactured home as their primary residence in the Toledo area, allowing you to make an informed decision about whether M&K Mobile Home Park aligns with your housing needs and preferences.
The park's location on Glanzman Road provides direct access to a well-established urban and suburban network. Residents can easily connect to major thoroughfares, allowing for straightforward commutes to various parts of Toledo, including employment centers, educational institutions, and healthcare facilities. The surrounding area offers a mix of residential neighborhoods, commercial districts, and local services. Grocery stores, pharmacies, restaurants, and retail outlets are typically within a short driving distance, providing everyday conveniences for residents.
Furthermore, being in Toledo means residents have access to the city's broader offerings. This includes cultural attractions like the Toledo Museum of Art, recreational spaces such as Metroparks, and various entertainment venues. The accessibility from Glanzman Road ensures that whether residents are heading to work, school, or leisure activities, their location at M&K Mobile Home Park provides a practical starting point within the city's infrastructure.
- Lot Rental: The core service provided by M&K Mobile Home Park is the leasing of individual plots of land, known as lots, to residents who own their manufactured homes. This monthly lot rent covers the right to occupy the space and benefit from the park's shared infrastructure.
- Utility Connections: The park typically provides the necessary infrastructure for essential utilities, including connections for water, sewer, and electricity to each mobile home lot. Residents are then responsible for setting up accounts with utility providers and paying for their individual consumption.
- Road Maintenance: The park is generally responsible for the upkeep of internal roads within the community, ensuring accessibility for residents and visitors.
- Common Area Maintenance: Maintenance of shared spaces within the park, such as any general landscaping, lighting, or common grounds, usually falls under the park's responsibility.
- Community Management: There is typically a management presence that handles administrative tasks, collects lot rents, and enforces community rules and regulations to maintain a structured living environment.
It is important for prospective residents to inquire directly about which utilities are covered by the lot rent (if any) and what responsibilities fall to the homeowner versus the park for maintenance and repairs, particularly concerning the home itself.
- Affordable Homeownership: A primary highlight of living in a mobile home park is the potential for more affordable homeownership. The cost of purchasing a manufactured home and paying lot rent can be significantly lower than buying a traditional stick-built house in Toledo.
- Private Space: Unlike apartment living, residents in mobile home parks typically enjoy their own dedicated lot space. This often includes a small yard, providing more privacy and outdoor living area for personal use, gardening, or relaxation.
- Toledo Urban Access: Being located on Glanzman Road within Toledo means residents benefit from convenient access to the city's wide range of amenities, including shopping centers, dining options, employment opportunities, and public transportation routes.
- Individualized Comfort: While homes may vary, the ability to personalize your own manufactured home allows for a degree of individual comfort and customization that can be appealing to homeowners. Residents are typically responsible for their own heating and cooling solutions, such as providing their own AC units.
It is always advisable for prospective residents to visit the park, assess the current condition of the community and available homes, and speak directly with management to get the most accurate and up-to-date understanding of the specific features and current living conditions.
- Reduced lot rent for a limited introductory period for new residents.
- Assistance with moving costs if you are relocating a manufactured home into the park.
- Special pricing on manufactured homes available for sale within the community.
Since promotions are subject to change and are often not widely advertised, the best way to learn about any current special offers at M&K Mobile Home Park is to contact the park management directly. By calling or visiting, you can inquire about current availability, pricing, and any incentives that might be applicable to your situation. This direct communication will provide you with the most accurate and up-to-date information regarding potential savings or benefits.

M&K Mobile Home Park Reviews
Some lady in a gold van who is apparently the "owner" parked her car in the middle of the road and refused to move. I asked politely and she just turned her hazards on and acted like we didn't exist. Plenty of room to move but just got out and went into someone's trailer. That lady was also rude. I guess some people are just miserable.
Jun 09, 2025 · Chris Donovanthis place, some trailers have heat, some don’t have any sort of heat. none of them have central air, you have to provide your AC. they’re old trailers, almost none of them are “up to code”. you’re not allowed to have any other “vehicles” other than your car/truck. cops are out there all the time. wouldn’t recommend it to anyone
Dec 23, 2024 · google reviewsThey charge lot rent and water. You own your own house. They're obligated to provide water, and they hacked individual water meters into the piping from the crock, and didn't properly reinstall the heat tape or the insulation. The water service failed on a 22° night, and while *some* people have water service,Our unit and one other one 150 yards away lost water simultaneously. And it came back on simultaneously (I called them)When MK mgt was contacted, they said:"We don't know what you're talking about, the water service is YOUR problem."Last winter, piping never failed except when they had a line break in the system. The whole thing is extremely shady.Never had a mobile home community pull a stunt like that. Not recommended, Even if the neighborhood is considered *Good*.You'll regret moving in here.
Nov 29, 2023 · Socialist Traffic RegulatorThe reviews here speak for themselves. However the park manager whose name is also the same as the month I am posting this has a 15 year old daughter who thots around to 11 year old boys and uses them to evict tenants when they don't like them. Furthermore her mouthiness and calling my son a predator in training and involving a minor in a dispute that doesn't need to involve minors is absolutely despicable and disgusting. I called and spoke with her months prior and we agreed that our children should not be in contact with each other but yet her 15 year old daughter continued to solicit naughty photos and videos on social media platforms need not mention the specifics here for privacy reasons. However it has to stop. The arrogant and haphazard behaviors exhibited by this park manager who also lives on property and uses it like a weapon, just goes to show what kind of operation they are running here. Toledo's finest trailer park trash. Have a great day and stay at a Holiday Inn instead.
Apr 17, 2024 · David KasiorWorst place to live! They do not fix anything, there isn't even an office! No on site maintenance, be lucky to get any at all. The entire place has cockroaches and rats they REFUSE to do anything about. They are SLUMLORDS who thrive off screwing anyone they can out of any money they can. Do not live here!
