Lost Lands RV Park has cultivated a reputation as a welcoming and serene retreat since its establishment in 2001. It is explicitly an "exclusively seasonal RV park," meaning it caters to those looking for a longer-term stay during the camping season rather than short-term or transient overnight camping. This focus on seasonal residents fosters a stable and friendly atmosphere, where "other campers are so friendly," and many have "made many friends here." The park prides itself on providing a "pleasurable camping experience" where the "Golden Rule" of camping is practiced.
The park's ethos is captured by its slogan: "Where Country meets the Beach." This perfectly encapsulates its geographical advantage: situated in a quiet, insulated rural setting surrounded by working farms, yet just minutes away from the bustling coastal attractions of Fenwick Island, Delaware, and Ocean City, Maryland. This dual benefit allows residents to enjoy the tranquility of nature and outdoor activities while having immediate access to beaches, dining, shopping, and entertainment.
Reviews consistently praise Lost Lands RV Park for being "nice and quiet" and "clean," highlighting the management's commitment to maintaining a high standard of appearance. With its large, spacious sites and a strong sense of community, Lost Lands RV Park offers a unique and highly desirable seasonal living experience for RV owners in Delaware.
Lost Lands RV Park is conveniently located at 37421 Bear Hole Road, Selbyville, DE 19975, USA. Selbyville is a charming town in Sussex County, Delaware, known for its rural character and proximity to the popular Delaware and Maryland beaches. This specific address places the RV park in a tranquil countryside setting, offering a peaceful escape from the more crowded coastal areas.
The "Where Country meets the Beach" slogan is particularly apt for its location. While surrounded by farmlands, providing a quiet and secluded environment, Lost Lands RV Park is strategically positioned just a short drive from the major coastal attractions. Fenwick Island, Delaware, often referred to as one of the "Quiet Resorts," is mere minutes away, offering beautiful beaches, state parks, and local dining. Just across the state line, the vibrant resort town of Ocean City, Maryland, with its famous boardwalk, extensive dining, shopping, and entertainment options, is also easily accessible.
For Delaware locals, reaching Lost Lands RV Park is straightforward. Major routes like US-113 and DE-54 provide direct access to Selbyville. From northern Delaware areas like Wilmington or Dover, the drive is typically within a few hours, making it a feasible and attractive seasonal destination. The park's rural setting means less traffic congestion around the immediate area, contributing to the "quiet country setting" that residents appreciate upon arrival. While public transportation is limited in this area, the park's convenient access to well-maintained roads makes it ideal for RV travel.
Beyond the immediate beach access, the location also offers opportunities to explore the broader natural beauty of Sussex County. Nearby state parks like Fenwick Island State Park, Delaware Seashore State Park, and even further afield, Trap Pond State Park, provide extensive opportunities for hiking, biking, birdwatching, and water-based activities, allowing residents to truly embrace the outdoor lifestyle that Delaware offers.
Lost Lands RV Park is specifically designed for seasonal RV camping, offering comprehensive services and amenities to ensure a comfortable and convenient long-term stay. Their focus is on providing robust infrastructure for manufactured homes and RVs, making it a true home away from home.
Seasonal Campsites with Full Hookups: The park offers exclusively seasonal campsites, which come fully equipped with essential utilities. This includes Water, Sewer, and Electric hookups (50-Amp and 30-Amp service, plus a 20-Amp receptacle for sheds or other uses). Water and septic are included in the site cost, simplifying billing.
Telephone, Cable TV, and Internet Hookups: Most sites are equipped with telephone hookups, and all sites have Cable TV/Internet hookups, ensuring residents can stay connected and entertained during their extended stays. Satellite dishes are also permitted.
Large Site Sizes: Lost Lands prides itself on offering spacious sites, with a minimum size of 2,000 square feet (average size 50 ft. x 40 ft.). This provides ample room for RVs, personal space, and the ability to add approved structures.
Winter Storage: A significant advantage for seasonal campers, RVs are permitted to remain on site during the off-season at no additional charge, provided the down payment for the next season has been paid. This eliminates the hassle and cost of relocating your RV for winter storage.
Permitted Site Enhancements: Residents are allowed to enhance their sites with sheds (limited to 8'x8'x10', wooden sheds must be painted neutral/white with trim matching RV, vinyl sheds anchored, metal sheds prohibited), decks (must be built in 4'x8' sections per Sussex County laws), and Silver-top/RV Screen Rooms (Lost Lands is an authorized dealer for these). This allows for personalization and increased comfort.
Pet-Friendly Policy: The park allows a maximum of two well-behaved pets per site, with current rabies certificates required. While aggressive breeds (Pit Bulls, Dobermans, Rottweilers) are prohibited, and guests are not permitted to bring pets, this policy makes it welcoming for RV owners with furry companions.
Boat and Golf Cart Parking: Boats and watercraft may be parked in a designated boat parking area at no charge. Golf carts are permitted for licensed drivers only on roadways, enhancing mobility within the park.
Lost Lands RV Park offers several distinctive features and highlights that make it a highly desirable seasonal destination for RV owners in Delaware:
Exclusive Seasonal Community: This is a major highlight. By focusing exclusively on seasonal campers (no short-term/transient camping, no year-round sites, and no tent camping), Lost Lands fosters a genuine sense of community and stability. Residents build strong relationships, as evidenced by reviews stating, "I’ve made many friends here." This creates a supportive and friendly atmosphere.
Quiet Country Setting Meets Beach Proximity: As their slogan suggests, "Where Country meets the Beach" perfectly describes its unique appeal. The park is "isolated, insulated, and surrounded by working farms," ensuring a peaceful and quiet environment. Yet, it's only "minutes from Fenwick Island and Ocean City," providing easy access to beaches, dining, shopping, and entertainment without the constant hustle and bustle of the immediate coastal strip.
Spacious and Customizable Sites: Lost Lands stands out for offering "some of the largest sites available," with a minimum of 2,000 square feet. This generous space allows for comfort, privacy, and the ability to add approved sheds, decks, and screen rooms, enabling residents to truly personalize their seasonal home away from home.
On-Site Pool: A significant amenity for relaxation and recreation, the park features a swimming pool, open daily Memorial Day through Labor Day (minimum). This provides a refreshing escape during warm Delaware summers and a central point for leisure.
Nature Trails: For those who love to connect with the outdoors, the park boasts its own "Nature Trails." These trails wind through the natural wooded beauty of Sussex County, offering opportunities for quiet walks and wildlife viewing, where "you will likely see deer, turkey, squirrels, fox and other wildlife co-habiting our campground."
High Standards of Cleanliness and Maintenance: Reviews consistently praise the park for being "clean" and "always neat and clean." The management "takes pride in the appearance of our campground," ensuring a pleasant and well-kept environment for all residents.
Friendly and Responsive Management: The positive feedback about the "great owner" and friendly campers underscores a strong, supportive management team that contributes to the park's welcoming atmosphere.
Convenient Winter Storage: The inclusion of free on-site winter storage for RVs (with next season's down payment) is a huge benefit, saving residents the cost and effort of moving their RVs off-site during the off-season.
As an exclusively seasonal RV park with high demand and a limited number of sites, Lost Lands RV Park operates differently from transient campgrounds that might offer frequent nightly or weekly discounts. Their "promotions" are centered around their long-term value and the highly sought-after nature of their seasonal spots. The primary ongoing "offer" is the opportunity to secure a seasonal site in a prime coastal-adjacent location at a competitive rate, coupled with comprehensive amenities and services.
Currently, publicly available information indicates the park's popularity results in very high occupancy. As of current reports, Lost Lands RV Park states, "We do not have any sites available for the 2025 season." This highlights the desirability and limited availability of spots within this community. However, they do outline a process for future seasons:
Waiting List for Future Seasons: Lost Lands RV Park emphasizes that they "will accept applications for the 2026 Season starting August 15th." This structured application process for a waiting list is a standard practice for highly desirable seasonal RV parks. Prospective residents interested in securing a spot for future seasons should be prepared to apply promptly once the application window opens, as "a very limited number of seasonal sites become available each year."
Inclusive Seasonal Fees: While not a "discount," the seasonal fee structure often provides better long-term value compared to accumulating daily or weekly rates at other campgrounds, especially considering the included utilities (water and septic), site size, and winter storage.
Given the high demand, it is crucial for Delaware locals interested in Lost Lands RV Park to understand that securing a spot requires proactive planning and patience. Directly contacting the park to understand the application timeline and process is the best course of action to position oneself for a future seasonal opportunity.
For Delaware locals interested in becoming part of the Lost Lands RV Park community or learning more about securing a seasonal site, direct contact with the park management is essential. They are the best resource for detailed information on availability, the application process for upcoming seasons, and any specific inquiries you may have.

Apr 24, 2023 · Mike TreasterLiterally the worst place to pay $4000.00 to spend money for trash. But what do expect when you first drive in and see trailer park trash lawn ornaments. A woman chasing a man with a rolling pin ? Like does that sound like “hey guys come and have a great experience?” The posted speed limit is 5mph so if you go over it by even .5 mph over the real Karen emerges from the woods to hunt you down and scream at you like a wild banshee…I get watching out for pets and kids (especially her pet snitches) but I mean if I have to hit my gas just to move my truck forward than leave me alone. There’s nothing there to do but swim in a pee infested pool that closes at 6pm that’s right next to her house(weird). You don’t even have a fenced in area for dogs and kids to play. Karen is a money grubbing crab; her husband is chill and her son is cool (which is the only reason they get 1 star). There could be a community garden, playground, or dog park but there’s nothing. On their website it says they have things every now and then but when? Once every five years? You want everyone to pay you money so you can sit back and do nothing but ruin someone’s vacation. But hey, if you feel like being harassed when you pay to be somewhere or if you want to go on vacation to have the whole family step on eggshells when they arrive than this is the place for you.
