Logan River Estates Introduce
For many Utah residents, finding an affordable and comfortable place to call home, especially in desirable locations like Cache Valley, can be a challenge. Mobile home parks, also known as manufactured home communities, often represent a practical and accessible housing option. Among the choices in the Logan area, Logan River Estates stands out as a well-known community offering a distinct style of living. This established mobile home park provides a pathway to residency in Logan, combining community amenities with a convenient location. It is essential for prospective residents in Utah to research their options thoroughly, and this overview provides key, factual details about this particular park.
A mobile home park, such as Logan River Estates, is a residential community where individuals or families typically own their manufactured home but lease the plot of land, or lot, on which their home is situated. This structure allows residents to build equity in their home while benefiting from a community setting and often lower monthly housing costs compared to traditional single-family homes or apartment rentals in the surrounding Logan area. As an established community, Logan River Estates has been part of the local housing landscape for many years, appealing to a diverse group of Utahns.
The surrounding Cache Valley region of Utah is known for its blend of academic influence, thanks to Utah State University (USU), and its strong connection to the beautiful northern Utah landscape. The demand for housing remains consistent across the valley, making communities that offer a more accessible entry point to home ownership particularly valuable. Understanding the community’s specifics, management, and associated costs, such as lot rent—which has been reported to range widely but is a critical factor—is the first step for anyone considering a move to Logan River Estates.
Location and Accessibility
Logan River Estates is strategically located in the heart of Logan, Utah. The community’s address is 1798 S 1330 W, Logan, UT 84321, USA. This positioning places residents near several key Logan amenities and natural features. Being situated in a developed section of the city, the park offers relatively easy access to Logan’s main thoroughfares, which connect to shopping centers, educational institutions, and healthcare facilities.
The park’s location is notable for its proximity to outdoor recreational opportunities, which are a hallmark of living in Cache Valley. While the name suggests a direct link to the Logan River, the broader area provides convenient access to local parks, walking trails, and open spaces, allowing residents to enjoy the natural beauty of Northern Utah. For daily commutes or errands, the established road network around the 1330 West and 1800 South area ensures that residents are well-connected to the rest of Logan City.
A critical aspect of the community’s infrastructure, and a highlight for many prospective residents, is its commitment to accessibility. The park offers features that ensure easier mobility for all residents and visitors. This emphasis on inclusivity makes it a desirable option for a broader range of Utah families.
Services Offered
While the core service of Logan River Estates is the provision of leased lots for manufactured homes, the community structure includes certain operational and utility-related services integral to comfortable living. Based on standard mobile home park operations and publicly available information, the services typically provided or facilitated include:
- Lot leasing for manufactured homes.
 - General community maintenance and landscaping of common areas.
 - Provision of necessary utility hookups (e.g., water, sewer, electric, natural gas) for individual homes (though specific utility payments are generally the resident's responsibility).
 - Waste disposal and recycling services.
 - On-site property management for handling maintenance requests and community guidelines.
 - Enforcement of community rules to help maintain a desirable living environment.

It is important for all Utah home seekers to verify the exact costs and inclusions of the current lot rent, as services can vary and the reported price range for rent in the area has shown considerable fluctuation.
Features / Highlights
Logan River Estates provides several features designed to enhance the living experience and accommodate the needs of its diverse resident base. These specific highlights make it a practical option for those looking for affordable home ownership in the Cache Valley region of Utah.
- Accessibility Features: The park is noted for having both a Wheelchair accessible entrance and a Wheelchair accessible parking lot, demonstrating a dedication to accommodating residents with mobility needs.
 - Pet-Friendly Policy: Unlike some rental communities in Logan, Logan River Estates allows Dogs. This is a significant draw for many Utah families, as it enables pet owners to keep their beloved companions.
 - Spacious Lots: Publicly available details mention the community offers “spacious lots,” an attractive feature that provides more privacy and outdoor space than typically found in apartment complexes.
 - Community Environment: Mobile home parks are known for fostering a strong sense of community, often offering a more neighborhood-like feel than other high-density housing options.
 - Affordable Entry Point: Owning a manufactured home and leasing the lot often represents a more affordable financial entry point into homeownership than purchasing a traditional stick-built home in the competitive Logan real estate market.
 - Established Management: The park operates under professional management, which is tasked with maintaining the community and handling day-to-day operations. However, some past residents have reported issues related to management practices, specifically citing concerns with lawn mowing and perceived authoritarian attitudes. Prospective residents should always inquire about current management procedures and policies.

What is Worth Choosing
Choosing Logan River Estates is about balancing the value of location and type of housing with community specifics. What makes this community a worthwhile consideration for a resident in Utah, particularly one looking in the Logan area?
First, the Accessibility and Location are paramount. The park’s commitment to wheelchair-friendly features immediately broadens its appeal and usability. Furthermore, its placement within Logan, UT, offers convenience that is hard to match in more remote areas of Cache Valley. Residents can enjoy the benefits of Logan's infrastructure—quick access to retail, services, and the USU campus—without the high cost of a traditional home.
Second, the Pet-Friendly Policy, specifically allowing dogs, is a major benefit in a market where many rental and community options strictly prohibit pets. For dog-owning Utah families, this feature simplifies the difficult process of finding suitable housing.
Third, the community offers an Affordable Path to Home Ownership. As demonstrated by local real estate data, the typical price for a single-family home in Logan can be prohibitive for many. Purchasing a manufactured home in Logan River Estates can provide the stability and investment of homeownership at a much lower initial cost. This financial accessibility, coupled with what are generally lower monthly costs than market-rate apartment rentals, is a significant advantage.
However, it is crucial to note that while the housing itself is often more affordable, prospective residents must be prepared for the realities of lot rent. Customer feedback indicates that lot rent prices have been subject to increases, which has led to resident turnover. Therefore, a thorough financial review of the lot lease terms, including historical increases, is essential for long-term planning. The overall attractiveness of the community ultimately hinges on its ability to offer an affordable, accessible, and desirable living experience, a balance that Logan River Estates attempts to strike for its Cache Valley residents.

★ 5★ 4★ 3★ 2★ 1We always have issues with Tina over her goons supposedly mowing my lawn every week and charging $75 each time. We mow it ourselves but she will get it mowed a few days later. It’s obvious she’s just on a power trip plenty of people moved out just due to her poor attitude towards her job and customers.
September 03 · Joebonis GutirrezIt's a decent neighborhood, and had we been able to we would have stayed. But they kept raising the prices - to the point at least 9 separate trailers, nincluding our own, went up for sale because we were no longer willing to pay those prices for... well, trailers.
July 01 · Sairra FletcherThey will boot you for anything.
June 24 · dylan painterIf i could give zero stars i would. We were evicted due to the owner stealing our rent money! Tina Aldina is a thief. She has stolen over $1,000 in rent we paid only to evict us for not paying rent! She did not turn on the sprinklers during the summer and blamed us for not watering the yard when in the rules it said she takes care of the watering of yards. She also did in fact know we had a service animal and still tried to charge us 100$ per month for the animal. If anything do not rent from her ar all!
December 16 · Ciena CoxI feel that this trailor park is nice and kept up well however its. Management lady is not there for its renters. I feel she is not fair and works with negitive motives and whats good for some isn't good for others. Im mot going to dig any further but is not the most honest park in logan but it has great potential of beimga wonderful place to live here in Logan Ut.
