Located at 1887 N Delsea Dr, Vineland, NJ 08360, USA, this mobile home park aims to provide a welcoming environment where families can find a place to call home. While every community has its challenges, Little Flower Estates strives to offer a pathway to homeownership and a sense of belonging for many across the Garden State.
The decision to choose a mobile home park as a permanent residence is often driven by the desire for a more affordable and manageable lifestyle, and Little Flower Estates aims to cater to this need. It's a place where you can own your home while leasing the land, potentially offering a more accessible entry point into homeownership compared to traditional stick-built housing. The community's location provides convenient access to local Vineland amenities, which is a significant factor for everyday living.
As with any residential community, experiences can vary, and it's always important to thoroughly investigate any property before making a commitment. While one past reviewer mentioned the "back part of the property is better" than the front, and raised concerns about rent increases and management issues, the park's official information promotes a "welcoming community" with "superior amenities in a family-friendly environment." This highlights the importance of visiting the property in person and discussing your needs directly with the current management to get the most accurate and up-to-date understanding of what Little Flower Estates offers its residents.
Little Flower Estates is situated at 1887 N Delsea Dr, Vineland, NJ 08360, USA. This address places the mobile home park along a key thoroughfare in Vineland, a city in Cumberland County, New Jersey. For New Jersey residents, particularly those in the southern part of the state, this location offers a blend of accessibility and proximity to essential services and attractions.
Delsea Drive (Route 47) is a significant north-south arterial road in South Jersey, ensuring that Little Flower Estates is relatively easy to reach by car. This direct access to a main road is crucial for residents for their daily commutes, shopping, and other activities. Vineland itself is a large city by land area, and its position allows for reasonable access to neighboring towns and regions within South Jersey, including Millville, Bridgeton, and even shore points like Wildwood and Cape May, though these would require a longer drive.
From a local user's perspective, living on Delsea Drive means immediate access to a wide array of commercial establishments. Public information indicates that Little Flower Estates is "conveniently located within short driving distance to a Walmart Supercenter, Home Depot, ShopRite, Walgreens and Dunkin' Donuts." This proximity to major retail, grocery, and pharmacy chains is a significant convenience, reducing the need for extensive travel for everyday needs. The area also boasts a variety of restaurants and banking options.
While some residents might find the "roads are congested" in suburban areas generally, the internal layout of mobile home parks typically offers a quieter environment once inside the community itself. For those reliant on public transportation, accessibility might be more limited, as is common in many suburban and semi-rural areas in New Jersey. However, for residents with personal vehicles, the location on a major state route provides a practical and accessible base for living in Vineland and exploring the surrounding South Jersey region. The balance of a residential community with quick access to commercial conveniences is a key aspect of Little Flower Estates' appeal.
Little Flower Estates aims to provide essential services to its residents, focusing on creating a functional and convenient living environment for manufactured home owners. The services primarily revolve around community management and the basic needs of a residential park.
Lot Rentals for Manufactured Homes: The core service is the provision of land lots for manufactured homes. Residents own their homes but lease the land on which their home is situated. The park accommodates various sizes of manufactured homes, including single and double-wides.
On-site Management: The community typically has an "On-site Management" team, although one past reviewer indicated periods where management was not consistently present or communicative. The presence of management is intended to handle day-to-day operations, resident inquiries, and community rules.
On-site Maintenance: The park generally offers "On-site Maintenance" services. This is crucial for addressing common area upkeep and potentially assisting with certain issues within the lots, though the extent of this service for individual homes may vary, as suggested by a review mentioning unaddressed maintenance requests.
Pet Park: A notable amenity mentioned on their official site is a "Pet Park," indicating a designated area for residents' pets. This is a significant convenience for pet owners and promotes a pet-friendly atmosphere within the community.
Utility Connections: Residents can expect standard utility connections to their lots, including water, sewer, and electricity. Residents are typically responsible for their individual utility usage and bills.
Mail and Waste Services: Standard residential services such as mail delivery and waste collection are expected, though the specifics of waste disposal (e.g., common dumpsters vs. curbside pickup) would be managed by the park or municipality.
Community Office: There is an "office" which serves as the primary point of contact for residents regarding leases, payments, and general inquiries.
It's important for prospective residents to inquire directly about the current state and availability of these services, particularly concerning the responsiveness of management and the resolution of maintenance issues, as past reviews suggest these can be areas of concern.
Little Flower Estates, while facing some challenges as evidenced by recent reviews, does offer certain features that aim to highlight its appeal as a residential community in Vineland, NJ.
Affordable Homeownership Pathway: For many New Jersey residents, manufactured homes offer a more accessible route to homeownership compared to traditional stick-built houses. Little Flower Estates provides the lots for these homes, representing an opportunity for individuals and families to own their dwelling at a potentially lower cost.
Established Community Setting: Little Flower Estates is described as a "well-established community." This can imply a settled environment with existing residents, which might appeal to those looking for a sense of neighborhood rather than a newly developed area.
Pet-Friendly Environment: The presence of a "Pet Park" is a clear highlight for pet owners, indicating that the community welcomes and caters to furry companions. This can be a significant deciding factor for many prospective residents.
Proximity to Vineland Amenities: As noted on their official site, the community is "Conveniently located within short driving distance to a Walmart Supercenter, Home Depot, ShopRite, Walgreens and Dunkin' Donuts." This immediate access to essential retail, grocery, and dining options is a practical benefit for daily living.
Potential for New Homes: The park states they offer "newly updated" or "brand new" homes, implying that residents have the option to purchase newer manufactured homes within the community, which can come with modern amenities and potentially better energy efficiency.
Family-Friendly Environment: The park is promoted as offering "Vineland Manufactured Homes Offering Family Fun for All!" and superior amenities in a "family-friendly environment." This suggests an intention to cater to families and create a welcoming atmosphere for residents of all ages.
Access to Local Attractions: Beyond daily conveniences, the park highlights its proximity to "The Landis Theater, George Woodruff Museum, Shopping, Casinos, Hospitals, Banking, and Restaurants," indicating opportunities for entertainment, cultural experiences, and essential services beyond immediate shopping.
While these features are promoted, it's crucial for interested parties to conduct their own due diligence, including visiting the property, speaking with current residents, and thoroughly reviewing all lease agreements, to ensure the features meet their expectations and needs.
Based on the provided information and common practices for mobile home parks, Little Flower Estates does not explicitly detail specific, short-term "promotions or special offers" in the traditional sense, such as discounted rates for limited periods. However, their official website does highlight ongoing incentives and benefits that can be considered a form of value proposition for prospective and current residents.
Resident Referral Program: The park thanks residents for being "valued" and invites them to "make money now by referring a friend/family/co-workers." This indicates a resident referral program, which is a common incentive in communities to encourage current residents to bring in new tenants, often resulting in a bonus for the referrer. This acts as a continuous benefit for the community members.
Lot Availability and Incentives for Home Transfers: For those who already own a manufactured home, the park promotes "Bring Your Home. Keep your home and live here! Call today for lot availability and incentives." This suggests that if you have an existing mobile home, Little Flower Estates may offer specific incentives (e.g., help with moving costs, reduced first month's lot rent) to encourage you to place your home in their community.
Payment Calculator Tool: Their website offers a "Payment Calculator" to help potential buyers "Find out how low your payments could be with our simple mortgage calculator tool." While not a discount, this tool helps individuals understand the affordability of living in the community, which is a form of transparency and support in the decision-making process.
New Home Sales: The park advertises "Featured Home" listings and indicates they sell new and pre-owned manufactured homes. Purchasing a new home through the park might come with certain bundled offers or financing assistance, though specifics are not provided.
It's important to note that a past resident review mentioned "Rent increased while nothing was fixed around here!" and "rent is ridiculously because it increases by $50 a year on average." Prospective residents should thoroughly inquire about the current rent increase policies. In New Jersey, while there's no statewide rent control, a bill (S-2953 / A3361) has recently passed the Senate that would limit rent increases on mobile home park dwelling sites to 3% without approval from the Department of Community Affairs, with exceptions for tax increases, assessments, maintenance costs, or capital improvements. This new legislation, if enacted, could impact future rent increase predictability.
For the most accurate and up-to-date information on any available incentives, specific home sales, or the park's current policies regarding lot rent and increases, it is crucial to directly contact the Little Flower Estates office and thoroughly review all lease agreements and community rules before making any commitments.

Little Flower Estates Reviews
I have a relative that lives there? The back part of the property is better. The front part looks like a ghetto. The rent is ridiculously because it increases by $50 a year on average? For people on limited income, the rent increase is expensive?
Dec 23, 2024 · Bill BonnieI moved in August of last year, 2023. For months, there was no management nor anyone ever in the office to talk to. My house is a brand new one and immediately upon moving in, we had a foul smell and here to find out, the septic was backing up! They had someone come out to supposedly fix it. Then a few weeks later, the same thing happened again! They had someone come out again and here to find out, they needed to dig up our lawn because the plumbing and septic weren't correct!!Then since moving in, we have had 2 and now a new office manager who thinks she can talk to all of us tenants any which way she pleases. It always rude, cold and very ignorant!! Her name is Melissa Monahon. She is an absolute LIAR! I received a letter in the summer stating my lease renewal was going to be to me within 2 weeks. Should have been in August 2024 to start in September as my renewal. I've asked her numerous times for my lease and she stated that it was emailed and I REFUSED TO SIGN IT!! Then she proceeded to tell me that she was working on it and another time she had to wait until her attorney ok'd it, due to the fact that she's trying to evict eeveryone out of here. In the year of living here, roads were told they were going to be repaired for the potholes, NOT DONE! Rent increased while nothing was fixed around here! I have a problem with my doorbell, flooring, as well as the dishwasher. Melissa refuses to fix the doorbell as it's not a neccessity. The dishwasher she is claiming a month later she needs to replace it and measure it, but it was already measured by maintanence as well as given her a copy of the warranty and manual. Also the hole in the floor was told to her 3 months ago and still isn't fixed!! I have had quarterly inspections done and have always had everything as is from my move in day and always was passed! Melissa comes aboard and has so many complaints about a mini yard fence up and I took down immediately, lights being on the roof bc I keep them up and on and was told it's not a holiday and need to come down as well as now she wants the grass repaired by me for not even having grass there upon move in!!! THIS WOMAN IS THE ABSOLUTE WORST OFFICE MANAGER IN THE WORLD AND NEEDS TO BE FIRED!!!!!
Oct 29, 2024 · Melisa WrightMy mom has lived in this park for over 20 years. She loves it and is very happy here. Streets could use some TLC and have noticed that there are 3 or 4 mobile homes that have not been placed on a lot yet. Little bit of an eye sore but other than that great place to live. Mom has no problem with her neighbors or management.
Jan 26, 2022 · Lori KoonsIt's extremely difficult to get anyone to respond to phone calls. There is NEVER anyone in the office..hasn't been for many many months. I leave messages to no avail. I've been trying to get help with setting up the portal to be able to pay my rent online..the link hasn't worked..have left messages for several months asking for help. Our street lights have been out back here..again for several months. It's just very frustrating trying to get answers and/or help.
Oct 30, 2023 · Vicki McDonaldMy parents lived there for 18 (?) Years. When they moved in, it was like a gated community. Security at the front and the back gate closed at night. The roads were maintained and you could find someone in the office when needed. Forward to today. The security guard shack has been removed, the back gate never closes. The roads are full of potholes and good luck getting a hold of Cedrick if you need anything. The lot rent has gotten out of control and a good portion of the park looks like the ghettos. I have never been happier to sell my parents house and never have to return. I miss the house and my parents, but that park has gone down the tube. I am sorry to the new owner and good people living there. Hopefully a new manager could make Little Flower great again.
