Liberty Landing Manufactured Home Community Introduce
For many Missouri residents, particularly those in the Kansas City metropolitan area, mobile home parks, often referred to as manufactured home communities, present a distinct housing option. These communities can offer a more accessible pathway to homeownership or a stable rental situation compared to traditional housing. In Liberty, Missouri, Liberty Landing Manufactured Home Community is one such place, offering a unique living arrangement that warrants a closer look. This article is crafted specifically for local users in the Missouri region, aiming to provide a clear, engaging, and factual overview of Liberty Landing Manufactured Home Community to help you understand what this community entails.
The concept of a manufactured home community has evolved significantly, with many striving to provide modern amenities and a strong sense of belonging. However, it's also true that experiences can vary widely from one community to another, and understanding the specific operational model is crucial. Liberty Landing is described as a "resident-owned" community, a model that, in theory, should empower residents with more control over their living environment. In such communities, homeowners collectively own the land and manage the park through a cooperative or association, ideally leading to greater stability and democratic decision-making.
The appeal of mobile home living often centers on its potential for affordability. Residents typically own their homes, which can be less expensive than site-built homes, while leasing or collectively owning the land beneath them. This arrangement can lead to lower overall housing costs. Beyond the financial aspect, a well-functioning resident-owned community can foster a strong sense of camaraderie and shared responsibility, as residents have a direct stake in the community's success and well-being. However, the unique nature of resident-owned communities also means that their operational health is highly dependent on effective governance and member participation.
In this comprehensive overview, we will delve into the specifics of Liberty Landing Manufactured Home Community, from its location in Liberty and its accessibility to local amenities, to the services it ostensibly offers as a resident-owned park, and critically, the insights gleaned from available resident feedback. Our goal is to equip you with the necessary information to help you determine if Liberty Landing Manufactured Home Community aligns with your housing needs and expectations in Missouri.

As a manufactured home community, particularly one that is "resident-owned," Liberty Landing Manufactured Home Community theoretically offers a specific set of services distinct from traditionally landlord-owned parks. However, based on the provided reviews, there appear to be significant discrepancies between the implied services and actual resident experience.
- Lot Ownership/Lease within a Cooperative Structure: In a resident-owned community, residents typically own shares in a cooperative that owns the land and common facilities. This means residents are not just renting a lot but are part-owners of the park. The goal is to provide stability and control over rising space rents. However, reviews mention "They raise space rent," which suggests challenges with this aspect.
- Community Management by Residents: A key service of a resident-owned community is that decisions regarding park rules, maintenance, and budget are made democratically by the residents through a board of directors. One resident states, "The club house community center was not open. Tried on 3 occasions thru the day... Sounds like no one works here or wants to help you," indicating a lack of accessible or effective management, contradicting the ideal of resident-managed services.
- Maintenance of Common Areas: In such communities, residents collectively fund and oversee the maintenance of shared infrastructure like roads and common spaces. A review notes "broke down car (members) that have been sitting for months blocking an area for visitors to park," suggesting issues with enforcement of rules regarding common area use.
- Amenities (Clubhouse, Pool): Many communities offer amenities like clubhouses and pools for resident use. However, a review explicitly states, "The club house community center was not open" and "the pool will not be open and won't be due to much on maintenance." This indicates a failure to provide advertised or expected amenities.
- Utility Provision: Communities typically provide hook-ups for essential utilities like water and electricity. While not explicitly mentioned for utilities beyond amenities, the general dissatisfaction implies potential issues with the delivery or management of basic services.
Based on the provided customer reviews, the stated or implied features and highlights of Liberty Landing Manufactured Home Community are heavily contrasted by negative resident experiences.
- Resident-Owned Model (Theoretical Highlight / Practical Concern): The community is advertised as "RESIDENT OWNED," which ideally means greater control, stability, and collective decision-making for residents. However, a resident states, "What a joke these people are. There are broke down car (members) that have been sitting for months blocking an area for visitors to park," indicating that the benefits of resident ownership, such as better community management and rule enforcement, may not be realized in practice.
- Community Amenities (Advertised / Unavailable): The presence of a "club house community center" and a "pool" are features that would typically attract residents. However, reviews indicate these facilities are "not open" or "will not be open due to much on maintenance," suggesting that advertised amenities are not functional or accessible.
- Location in Liberty, MO: The park's location in Liberty, a desirable city, is an inherent highlight. It offers residents access to a good school district, local amenities, and proximity to the Kansas City metro area. This is a geographical advantage, regardless of internal park management issues.
- Space Rent (Concern): A resident specifically mentions, "They raise space rent," which, if frequent or uncommunicated, contradicts the typical resident-owned benefit of stable or controlled lot fees.
- Management and Resident Relations (Significant Concern): Multiple strong complaints highlight "piss poor management for real," stating they "ignore complaints," "harass" residents, and "control everything you do." There's an allegation of "no call back" when attempting to inquire, indicating a lack of responsiveness or desire to help prospective residents. The comparison to "better parks around and rent cheaper on nicer lots" further underscores dissatisfaction.
- Maintenance Issues (Concern): Beyond the pool, the mention of "broke down car (members)" sitting for months suggests broader issues with maintenance and adherence to community standards, even among "members."
- False Advertisements (Allegation): A prospective resident's comment, "Sounds like your park has a bunch of false advertisements to get people in. SAD SAD," is a serious accusation, particularly regarding the availability of amenities.

Liberty Landing Manufactured Home Community in Liberty, Missouri, presents a complex and, based on available resident feedback, a challenging proposition for local Missourians considering mobile home living. While the fundamental concept of a resident-owned community located in a desirable area like Liberty holds theoretical appeal, the practical experiences shared by residents indicate significant concerns that prospective individuals and families must carefully weigh.
The primary reason this place *could* be considered suitable for some locals hinges on its location. Liberty, MO, is an attractive city with a strong school district, convenient access to the Kansas City metropolitan area, and a generally pleasant suburban environment. For those who prioritize living within this specific geographic area and are seeking a more affordable housing entry point than traditional homes, the existence of Liberty Landing in this location might initially seem appealing. The "resident-owned" model, in its ideal form, also offers the promise of community stability and democratic control over park operations, which can be very appealing for long-term residents seeking autonomy.
However, the overwhelming majority of the provided feedback raises serious red flags that directly impact the suitability of this community. Allegations of rising space rent despite being "resident-owned" contradict a core benefit of such communities. Furthermore, the reported unresponsiveness of management ("no call back," "ignore complaints," "no office"), coupled with claims of harassment, non-compliance with the Missouri Mobile Home Act, and "false advertisements" regarding unavailable amenities like the clubhouse and pool, point to significant operational and ethical issues. The presence of "broke down cars" and general disarray also indicates potential challenges with maintaining community standards.
Therefore, while Liberty Landing exists as an option in Liberty, MO, its suitability for locals is highly conditional. For a local Missourian, it might only be considered if:
- They are extremely budget-constrained and this is one of very few available options.
- They are fully aware of and prepared to actively engage with (or potentially challenge) the reported management issues.
- They conduct exceptionally thorough due diligence, including repeated visits, attempting to speak with multiple current residents (not just those with strong opinions), and a meticulous review of all contractual documents, understanding that advertised amenities may not be functional.
- They are prepared for a living situation where promised community features may be absent and where dispute resolution might be difficult.
In conclusion, while Liberty Landing Manufactured Home Community is physically located in a desirable area of Missouri, the severe negative feedback concerning its management, amenity availability, and adherence to tenant rights casts a strong shadow on its suitability for most local users. It would only be a viable consideration for those who are acutely aware of these challenges and are willing to navigate a potentially difficult living situation for the sake of location or affordability, understanding that the "resident-owned" model may not be delivering its intended benefits. Prospective residents are strongly advised to exercise extreme caution and conduct extensive independent verification before committing to living here.

Jun 28, 2025 · Lanae ScottI visited the park looking to purchase a home. The club house community center was not open. Tried on 3 occasions thru the day. Talked to residents on property. They said they would not recommend moving to park due to community park board members unless u like being harassed. I asked about pool they said the pool will not be open and won't be due to much on maintenence. So LLCO sounds like your park has a bunch of false advertisements to get people in. SAD SAD. Been to better parks around and rent cheaper on nicer lots. Also called BROOKWATER. no call back. Sounds like no one works here or wants to help you. Moving on!!!
Jan 06, 2025 · Sam NooksI’ve lived here 15 years. It’s been a great place to raise my kids. We feel safe here, everyone is friendly, and it feels like home. Liberty Landing is the nicest park in the area. I love that they do background screening because I can feel safe knowing that all of the residents have are good people. Liberty Landing is managed by an understanding company that takes the residents’ concerns to heart.
Feb 14, 2014 · Karen KI have lived in this community for 7 years. I have always felt safe here. The beloved property manager of many years just retired which was so sad because she was so awesome and dedicated to this community for so long. She was always so helpful and will be missed but she lives here and is still very much involved in the many free activities and get togethers provided by management here. I just recently had the pleasure of meeting the new property manager and was so pleased that Sheryl is just as warm and caring. Sheryl was very helpful to me and very knowledgeable which is so important to me. She took her time and was so attentive to my needs.Liberty landing is much more than just a trailer park. This is almost like a little country town within Liberty. The whole community has mature trees throughout, walking trails, playgrounds throughout the property, a beautiful creek that runs around the perimeter of the community. The clubhouse is always neat, clean and very inviting. Residents are always welcome to use the clubhouse for those get togethers that might be a little too large for your home. The pool is very beautiful and inviting. This is a lovely community and definitely not your "typical trailer park". If you are in the market for a new place to live I recommend you take a sunday drive through our community and i promise you will be very impressed with the pride each of us take in our homes.
