Le Mar Mobile Manor MHC Introduce
Welcome to an in-depth look at **Le Mar Mobile Manor MHC**, a dedicated mobile home park located in the vibrant city of Vancouver, Washington. This community offers a specific housing option, particularly designed to cater to residents aged **55 and older**. Mobile home parks, also known as manufactured home communities, provide a distinctive blend of private living spaces (the manufactured home itself) and shared community amenities and services, often at a predictable monthly space rent. As a professional content writer specializing in local business SEO, our goal is to present a clear, engaging, and informative overview of this specific local community for Washington residents looking for senior living or mobile home options.
Understanding the local housing market in the Vancouver area of Clark County is crucial, and communities like Le Mar Mobile Manor MHC play a significant role in providing diverse living choices. The structure of this type of community allows residents to own their home while renting the land, which can sometimes provide a unique financial model compared to traditional homeownership or apartment rentals. Potential residents should carefully consider all aspects, including the monthly space rent, park rules, and the condition of both the individual home and common grounds, as reflected in various resident experiences.
Le Mar Mobile Manor MHC is a 55 and older manufactured home community situated in Vancouver, WA. This type of community fosters an environment specifically tailored for senior living, aiming to provide a quieter, more focused residential experience. It offers a total of approximately 55 units and was originally built around 1970, giving the community a long-established presence in the area. The focus on a 55+ demographic often means that community planning prioritizes peace, security, and access to nearby essential services, which are critical considerations for many retirees and older adults in Washington.
While the concept of mobile home living provides many benefits, prospective residents should be aware of the community's management practices and the commitment to maintenance. Reports from current and former residents, as seen in public reviews, highlight varying perspectives on the condition of the grounds, sidewalks, and the impact of yearly space rent increases on residents, many of whom live on fixed incomes like SSI. One long-term resident noted a positive experience regarding the quiet and secluded nature of the community and its proximity to necessary services and safety features, such as a nearby police presence, despite expressing concern over consistent yearly space rent hikes. Conversely, other reviews have pointed out issues with maintenance, including potholes, crumbling sidewalks, and unkempt grounds. It is strongly advised that any interested party conduct a thorough in-person inspection and speak with current residents to form their own, complete assessment.
Le Mar Mobile Manor MHC boasts a strategic location in Southeast Vancouver, making it accessible to a variety of local services, shopping, and transportation routes.
The physical address is:
15411 SE Mill Plain Blvd, Vancouver, WA 98683, USA
This address places the community directly on a major thoroughfare, **SE Mill Plain Boulevard**, a key artery that connects residents to the wider Vancouver and Portland metro areas. The location is in the Cascade Park area, known for its proximity to numerous amenities. The community's location is generally considered "Somewhat Walkable" with a Walk Score of 55, meaning some errands can be accomplished on foot. It also has a "Some Transit" rating (Transit Score of 41) and is considered "Bikeable" (Bike Score of 66), suggesting car travel is likely necessary for most residents, though limited transit options are available nearby.
The community's advantageous position provides quick access to major local shopping centers. For instance, **Treasure Island Plaza** is a short walk away (about 6 minutes), as are **Mill Plain Center** and **Crossroads at Mill Plain & 164th**. Additionally, the proximity to I-205 and WA-14 provides straightforward driving access to downtown Vancouver, Portland International Airport (approximately a 17-minute drive), and other surrounding communities in the Clark County region. Based on the nature of a mobile home park and available public information, the core services typically revolve around the lot rental and management of common areas. While specific, comprehensive details on all services are limited, the following are either directly mentioned or commonly expected in a manufactured home community in Washington:
- **Mobile Home Lot Space Rental:** The primary service involves renting the land (lot space) on which residents place their manufactured or mobile home.
- **Water and Sewer Services:** One public listing for a home in the park noted that the low space rent included water and sewer utilities, a potential benefit for residents managing monthly budgets.
- **Grounds Management:** As with any community, some level of common area maintenance is expected, though reviews suggest this can be inconsistent, with some residents pointing out issues with unkempt grounds and infrastructure like sidewalks and potholes.
- **Community Management:** Oversight of the park rules, lease agreements, and space rent collection, managed by a real estate management service.
- **55+ Age Restriction:** The community is dedicated to providing a living environment for residents aged 55 and older.
The specific features that make Le Mar Mobile Manor MHC notable include its location, age restriction, and general size.
- **Established 55+ Community:** A long-standing (since 1970) community that is exclusively focused on senior living, which can offer a quiet, age-appropriate social environment.
- **Key Vancouver Location:** Situated right on SE Mill Plain Blvd in a desirable Southeast Vancouver area with excellent access to retail, dining, and medical facilities.
- **Accessibility Feature:** Known to offer **Wheelchair accessible parking lot** accommodations.
- **Small to Mid-Sized Community:** With only about 55 units, the community size suggests a potentially more close-knit or manageable environment compared to much larger complexes.
- **Proximity to Safety Services:** Residents have noted a sense of increased safety due to the close proximity of a police presence across the street.
- **Access to Transportation:** A local bus stop is reportedly located right in front of the community, enhancing mobility options for non-drivers.

For Washington state residents, particularly those in the Vancouver-Portland metro area aged 55 and older, Le Mar Mobile Manor MHC presents a housing option with several compelling factors, alongside some noted concerns that warrant attention.
**The primary appeal lies in its three core strengths:**
First, the **unbeatable location** on Mill Plain Boulevard provides immediate access to essential services—shopping centers, grocery stores, pharmacies, and major medical facilities—all within a very short drive or even a short walk. This convenience is paramount for senior residents who value reducing travel time and maintaining independence.
Second, its status as an **established 55+ community** creates a focused, quieter, and potentially more secure living environment. Long-term residents have specifically praised the "very quiet and secluded" nature of the park. The presence of a police department nearby further contributes to this feeling of security.
Third, the financial model of a mobile home park (owning the home, renting the lot) can sometimes offer a more affordable entry point to homeownership in the expensive Vancouver market, and the inclusion of basic utilities like water and sewer in the space rent (as suggested in one listing) provides a predictable cost factor.
However, potential residents must weigh these benefits against the critical feedback regarding **management and maintenance**. Issues like yearly rent increases that challenge fixed incomes, and reported poor upkeep of grounds (potholes, crumbling sidewalks) should be thoroughly investigated during a visit. While the location and 55+ focus are strong draws, due diligence is necessary to ensure the property's condition meets personal standards.

Le Mar Mobile Manor MHC Reviews
This place is a high priced dump. Landlords don't seem to have any maintenance what so ever. I saw wild rabbits running amuk, Pots holes and sidewalks crumbling, the grounds are filthy and unkempt, all for $810 a month. For a 55 and older mobile home park at that price now wonder most of the mobile homes look abandoned with 3 ft weeds. Its managed by Sterling Real Estate management services. Note to self and others; Avoid properties from these slum management services. LOL
August 05 · Eliza BeeNice place to live. Expect rent increase every year. Very quiet and secluded. Having police across the street is great for giving a sense of safety. Almost everything you need to shop for with medical services close by. I've lived here for 11 years and have been pleased despite the yearly space rent increases. Most if us live on SSI and the increases in rent hurt a lot.
August 22 · Renee ShawVery quite place and very well kept. Clean and all. Parents live here they seem to like it. You can actually walk around here without getting hit by a car. Everyone is rather friendly too so thats a plus
August 23 · Damon MaximusThis is where my mother lives it's a very peaceful place for 55 and older I believe. Everyone is friendly. It's very clean and very well kept by all the tenants who live there.
August 28 · Shiranda SerranoVery warm quiet environment. I am up from Arizona visiting my aunt and really enjoy the beautiful yard and cute places that are nestled in a very convenient location.
