Based on the feedback from residents, Lawrence Mobile Home Estates provides the fundamental services expected within a mobile home community. However, it is crucial to note that the quality and consistency of these services have been subject to varying experiences. The offerings generally include:
- Lot Rentals: The park provides lots for manufactured homes, allowing residents to lease the land their homes occupy.
- Water Utilities: The community typically provides water access to homes. However, a significant concern raised by a past resident is that "all mobile homes are on one water bill so it's the same no matter what," and that water has been "turned off without notice and usually for awhile because it's under the road down the street." This suggests a master-metered water system, where the park bills residents based on a shared meter rather than individual usage.
- Community Management: The park has management, with some residents praising "Carol and Jennifer" as "great landlords" who are "very understanding" and "have a heart for people going through hardship," indicating a responsive and empathetic management style for certain residents.
- Maintenance Efforts: There are indications that the "community is currently under construction" and that management is "doing a lot of hard work" to make it "more welcoming," implying ongoing efforts to improve park conditions.
- Quiet Environment: At least one resident describes the park as "pretty quiet and laid-back," suggesting a peaceful living atmosphere for some.
Lawrence Mobile Home Estates presents a mix of appealing features and significant challenges, as reflected in the diverse feedback from its residents. Understanding both sides is crucial for anyone considering this community.
On the positive side, highlights include:
- Supportive Management: Some residents have highly praised the management team, specifically Carol and Jennifer, for being "very understanding," having "a heart for people going through hardship," and being supportive of families. This indicates a strong personal connection and willingness to assist residents.
- Ongoing Improvements: There are clear indications that the "community is currently under construction" and that "a lot of hard work" is being done to make it "more welcoming." This suggests an active effort by management to address past issues and improve the park's overall condition and appearance.
- Peaceful Atmosphere (for some): At least one long-term resident noted that it's "pretty quiet and laid-back," which is a desirable quality for many seeking a serene living environment.
- Long-term Residency: The positive review from a resident hoping to be a "longtime resident" highlights the potential for a stable and comfortable living situation for some within the community.
However, it is equally important to acknowledge the serious concerns raised by other former residents:
- Maintenance and Property Condition: A significant point of contention is the description of the park as "disgusting" with "decrepit and destroyed by rust and torn up window screens" homes. This indicates severe issues with property upkeep and resident living conditions.
- Black Mold Issues: A former resident reported that their "mobile home and probably many others have/had black mold" and that management "refused to help do anything about it," posing serious health and safety concerns.
- Water Billing and Interruptions: The practice of having "all mobile homes on one water bill so it's the same no matter what" suggests a lack of individual metering, which can lead to unfair billing. More critically, the complaint of water being "turned off without notice and usually for awhile" due to issues "under the road down the street" points to significant infrastructure problems and a lack of reliable utility service.
- Lease Clarity: The statement "there no real leases" implies a lack of clear contractual agreements, which can create uncertainty and vulnerability for residents.

For locals in Georgia considering Lawrence Mobile Home Estates, it is evident that this community presents a complex and contrasting picture. On one hand, there's clear praise for the current management's empathetic approach and their active efforts to improve the park through ongoing construction and hard work, creating a welcoming and quiet environment for some long-term residents. This suggests a potential for a supportive community and a comfortable home for those who experience the positive aspects of the park's management.
However, it is equally critical to acknowledge the very serious concerns raised by former residents, including allegations of significant maintenance issues such as black mold in homes, dilapidated property conditions, inconsistent water service with unannounced shut-offs, and a problematic communal water billing system. The mention of "no real leases" also raises questions about the security and clarity of tenancy.
Therefore, for any Georgian considering Lawrence Mobile Home Estates, a thorough personal investigation is absolutely essential. It is highly recommended to visit the park in person, observe the current state of individual lots and common areas, and directly inquire with management about all concerns regarding property maintenance, utility billing practices (especially water), and the specifics of lease agreements. Speaking with multiple current residents, if possible, could also provide a more comprehensive and current understanding of the living experience. While the management's efforts to improve the park are commendable, ensuring that these efforts directly address the fundamental issues of health, safety, and reliable services will be paramount in determining if Lawrence Mobile Home Estates is the suitable and secure home environment you are seeking in our diverse state of Georgia.

Lawrence Mobile Home Estates Reviews
Putting at 5 stars so it'll actually be seen this mobile home park is disgusting we used to live here in the last few years so glad we are gone.. there no real leases all mobile homes are on one water bill so it's the same no matter what. They do turn off the water without notice and usually for awhile because it's under the road down the street. Our mobile home and probably many others have/had black mold they refused to help do anything about it. So glad we left.. DO NOT MOVE HERE. Several homes are decrepit and destroyed by rust and torn up window screens it's not worth it

Oct 06, 2023 · Brittney BowieI lived there for 1 year and moved out. Trailers are ran down. They never fix anything. All they care about is getting their rent money. Their maintenance man is Hispanic and he does all electrical wiring and he is not a licensed electrician. Ghetto place to live
Mar 20, 2023 · Lily KnightWe've been almost 4 yrs and the new management team has definitely stepped up the game with getting things done to make our community better.... Misty and Marcello (management team) and the owners have worked together to help make improvements and still take the time to ask how myself and my husband (who's disabled) is doing! Great place to call home!
Jul 30, 2022 · Brenda MarshallIf you have a camper, RV, trailer..... This place is a quite paradise. People keep to themselves. Their is no ridiculous rules as in campground parks! And you have enough space as to not be squished in like sardines. Now did I mention it's super affordable!! Now for that price I can look the other way on the neighboring decaying trailers. Which BTW are not all of them, their is some descent folks who take care of their home. But hey, as long as my home is secure, and in one piece. I'm not one to be picky. It's a diamond in the ruff, just needs a little cleaning.
