Lauderdale Mobile Home Park, LLC

5601 FL-7, Fort Lauderdale, FL 33319, USA

2.0
This mobile home park is not the worst. It’s a decent place to live. The worst part about this place is the management! The bitter woman at the front is awful. Super rude and dismissive, tries to enforce rules that she can’t enforce on everyone at the park. Instead of trying to reason and accommodate she just threatens to call the police. There’s a young lady there who doesn’t deserve any hate because in my interactions with her she was very polite. But I can’t say that for the other woman. No one here at the park wants her here. I’ve lived here for more than 10 years and she is the biggest con for this place. - Eric Flores

Based on general knowledge of mobile home parks and the available public data, Lauderdale Mobile Home Park, LLC, as an established community, offers the foundational services necessary for residential living. While specific detailed amenities beyond basic lot provision are not extensively publicized in the provided snippets, we can infer common offerings for a community of its type and age (built in 1971 with 261 units).

  • Mobile Home Lots: The primary service is the provision of lots for mobile and manufactured homes, which typically include hookups for essential utilities such as water, sewer, and electricity. Residents would typically own their mobile home and lease the land lot.
  • Residential Community Environment: As a mobile home park, it offers a residential community setting, which implies common infrastructure and maintenance of shared areas.
  • On-site Management/Leasing Office: The presence of a "front office" and "professional leasing staff" indicates on-site management to handle resident inquiries, rent collection, and community oversight.
  • Maintenance of Common Areas: It is standard for mobile home parks to maintain communal areas such as roads within the park.
  • Trash Collection Services: Typically, mobile home parks facilitate trash collection for their residents, either directly or through designated areas.
  • Pet-Friendly Policies: Many mobile home parks are pet-friendly, though specific breed or weight restrictions may apply. This information is not confirmed for Lauderdale Mobile Home Park from the provided data, but it's a common service to consider.
  • Parking: Each lot or home typically comes with designated parking space, often including a driveway or carport area.

It is important to note that the reviews indicate concerns regarding the management's approach to enforcing rules and communication, with specific mentions of issues related to language barriers and handling of rent payments. While these are aspects of service delivery, they point to potential areas where residents have experienced challenges with the park's operational services. For specific details on available amenities (like a clubhouse, pool, or laundry facilities, which are common in some mobile home parks but not confirmed here), direct inquiry with the park's leasing office would be necessary.

Lauderdale Mobile Home Park, LLC, offers several key features that contribute to its appeal as a residential option in Fort Lauderdale, particularly for locals seeking a specific lifestyle or housing solution.

  • Established Community: With its construction dating back to 1971 and comprising 261 units, the park is an "established mobile home community." This longevity suggests a stable presence in the area and a potentially mature resident base, offering a sense of permanence that newer developments might lack.
  • Accessible Location: Situated on FL-7 (US-441), the park boasts "easy access" to major roadways like I-95, Florida Turnpike, and I-595. This is a significant highlight for residents commuting to various employment centers or exploring the wider South Florida region.
  • Proximity to Amenities: The park's location provides convenient access to "shopping centers within 0.3 miles," some within a mere "1 min walk." This immediate proximity to daily conveniences like grocery stores and other services is a major practical advantage for residents.
  • Public Transportation Access: While a car is often recommended, the area has "some transit options," which can be a valuable feature for those who rely on public transport for certain errands or commutes.
  • Diverse Local Services: Being in Fort Lauderdale, residents have access to a wide array of local services, including hospitals, educational institutions like Keiser University (7 min drive), and various parks such as Fern Forest Nature Center and Tradewinds Park & Stables.
  • Potential for Community Living: Mobile home parks often foster a strong sense of community among residents. While not explicitly detailed for this park beyond general mentions, the nature of such communities often encourages neighborly interactions.

However, it is crucial for prospective residents to be aware of recurring themes in customer reviews, which highlight significant challenges with management. Concerns include:

  • Management Issues: Reviews consistently mention a "bitter woman at the front" who is described as "awful," "super rude and dismissive," and prone to threatening to "call the police." There are also allegations of discriminatory practices related to language ("If you don't speak Spanish they don't want you living here") and attempts to "refuse to take your rent in order to try and evict you." These are serious concerns that should be thoroughly investigated by any prospective resident.
  • Rule Enforcement Inconsistency: Complaints suggest management tries "to enforce rules that she can’t enforce on everyone at the park," leading to perceived unfairness.

While the physical location and established nature of the park are positive features, the significant and consistent negative feedback regarding management's professionalism and fairness is a critical aspect for anyone considering living here.
