For Floridians, particularly those within the 55+ demographic seeking an active retirement or seasonal home in a manufactured home community, Lakewood Village in Melbourne presents a mixed, but potentially suitable option that requires careful consideration of current resident feedback. The primary appeal lies in its designation as a 55+ community. This focus aims to create an environment where amenities and activities are tailored to active adults, fostering a sense of community and shared interests. The community's advertised features, such as a spacious clubhouse, fitness center, game room, and swimming pool, along with planned social activities like bingo and pool exercise, suggest a lifestyle designed for engagement and recreation within the park.
The location of Lakewood Village in Melbourne is undoubtedly a strong draw for locals. Being on the Space Coast, residents benefit from convenient access to essential services including shopping centers, dining options, and medical facilities. The proximity to Melbourne Orlando International Airport is a significant advantage for those who travel. Furthermore, easy access to major highways facilitates trips to Florida's renowned theme parks in Orlando, beautiful Atlantic beaches, and other natural attractions, catering to the diverse leisure interests of Floridians. The presence of nearby educational institutions and public parks also adds to the area's overall appeal.
However, it is crucial for prospective residents to thoroughly acknowledge and investigate the significant and consistent concerns raised by current residents. Reviews highlight serious issues such as apparent lack of consistent on-site management presence and responsiveness to complaints, long-standing maintenance problems (e.g., unrepaired streetlights, sinkholes, an unusable gazebo, rusted electric poles, flooded roads and yards), and neglected amenities (stained pool with algae, terrible clubhouse bathrooms, smelly and outdated exercise room, health department closure of the kitchen, non-working fountains). These concerns about declining park conditions, increasing lot rent without corresponding repairs, and unaddressed safety hazards (like condemned homes not being torn down) are significant and directly impact the quality of life and property value.
In conclusion, while Lakewood Village offers the foundational elements of a 55+ manufactured home community in a desirable Melbourne location with an advertised array of amenities, the detailed and serious concerns from long-term residents cannot be overlooked. For locals considering this community, it is absolutely paramount to conduct an in-person visit to assess the current state of the park's infrastructure and amenities firsthand. Direct and persistent engagement with management is essential to inquire about specific plans and timelines for addressing the reported maintenance and operational issues. Only after a thorough and critical evaluation of these factors can a prospective resident make an informed decision about whether Lakewood Village truly aligns with their expectations for a comfortable, well-maintained, and value-for-money retirement community in Florida.

Lakewood Village Reviews
I don’t understand the people that have posted within the last couple of months to say this is a beautiful place to live. It could be beautiful again if they care.I been living here for 3 years. You have management that don’t even live here including office personnel that don’t care what is going on. Once they go home who cares , they don’t have to live here. Street lights been out for several months and a sinkhole in the streets for two months. There is a gazebo by the clubhouse that you cannot enter for the last 3 years safety reason. A gym that is the size of a walk-in closet with outdated equipment. The outdoor pool has stains in it since and the pool deck furniture are being cleaned ones a year. The community center looks like a nursing home. They worry about bingo , pool exercise and more speed bumps that don’t do anything to keep up the value of homes or justify the $800+ for lot rent that is increased yearly.
Dec 01, 2023 · jutta carnobasThe park is not the same as when I bought in here almost 6 years ago, no one cares, office closes for no reason, flooded roads and my back yard floods when it rains and runs under my house and washes all the sand to the sidewalk, my electric pole is rusted and falling over, I have written up comment/complaint forms and they mysteriously disappeared from the wood box in clubhouse, lot rent keeps going up but no repairs to the park. Gazebo unusable pool has algea, bathrooms at clubhouse are terrible, exercise room smells, kitchen closed down by health department, management does not care about the residents, fountains haven't worked in 6 years and it causes algea bloom which is dangerous to us all including the ducks, mobile homes condemned but not torn down. I can go on and on. But it won't help. Love my home but I did major upgrades to it and now it won't be worth anything. 🥺
Jan 20, 2024 · Wendy WoodDon't even think of buying, renting or even walking in this place !! The lot rents are outrageous and you get nothing. It's all greed and taking advantage of the elderly. The owners ELS are being sued all over the country for this !! It takes months to get things fixed like street lights, pot holes in the roads, etc. Management is rude and basically don't care ! There are a few here who are trying to run the park as they see fit. Some newcomers have even been harassed ! Most of the 5 star reviews are fake and don't live here !!
Dec 05, 2023 · Rich ContrymanBeen renovating a home for a year, getting ready to move in. Lot rent is reasonable and compared to the more expensive parks, just as nice. The park and all the homes are well maintained. The park is clean and you can see the pride in the park. Plenty of help within the park for any project needing done. Only thing I think is questionable is including property tax in lot rent so you are paying rent on a property you’re also paying taxes on, doesn’t make much sense. The park and people are nice and mostly polite and I know I will feel comfortable living there.
Jul 06, 2020 · Burdette boyz4Can NOT recommend this park . Way to much gossipping, too clich ous, over priced and few amenities. Worst decision we made was moving in ..best decision is selling and moving out .
