Lakeview RV Park Introduce
Welcome, fellow Texans, to the heart of the Dallas-Fort Worth Metroplex! If you’re an RVer seeking a long-term, stable place to call home, or an extended base for work or leisure in the Fort Worth area, Lakeview RV Park offers a unique proposition. Situated strategically in Fort Worth, this RV park caters specifically to those looking for month-to-month parking, providing a distinct alternative to transient daily or weekly campsites. It's a community designed for residents who value the convenience of an urban location while maintaining their RV lifestyle.
It's important to set expectations clearly from the outset: Lakeview RV Park is primarily a long-term residential RV park, not a recreational campground filled with resort-style amenities. Its value lies in providing an affordable, full-hookup solution for those settling in the DFW area for an extended period. This article will provide an honest and factual overview of Lakeview RV Park, drawing directly from available public information and customer feedback, to help you determine if it's the right fit for your RV living needs in Texas.
Lakeview RV Park is conveniently located at 4793 E Loop 820 S, Fort Worth, TX 76119, USA. Its position on the southeast side of Fort Worth places it within the bustling industrial landscape, near the borders of Arlington, Mansfield, and Kennedale. This makes it an incredibly accessible spot for those working in the surrounding areas or needing quick access to major thoroughfares like Loop 820 and I-20. The park's address provides straightforward navigation for RVers approaching from any direction within the Texas region.
While the location is nestled in an industrial zone, offering proximity to various businesses and logistical hubs, it’s worth noting that this also means experiencing some ambient noise from surrounding properties. Reviews mention sounds from a rock company and a manufactured home factory nearby, as well as occasional freeway noise. However, many residents find that once inside their RV with the air conditioning running, these external sounds are significantly mitigated. The park's former life as a mobile home park means that the lots are generally well-sized, and there are some mature trees on site, providing a touch of natural relief within the urban setting. For Texans looking for a practical, well-connected base in the Metroplex for long-term stays, Lakeview RV Park's location offers undeniable convenience for commuting and accessing a wide array of city amenities.
Lakeview RV Park focuses on providing essential services for long-term RV residents, prioritizing fundamental needs over extensive recreational amenities.
Full Hookups: Sites offer full hookups, including water and sewer. Electricity is typically metered separately and paid by the resident, allowing for fair usage billing.
Laundry Facilities: The park provides on-site laundry facilities for residents. While one review mentioned not having used them yet, others suggest they are the primary shared amenity available.
Weekly Trash Pickup: A convenient service, weekly trash pickup with provided bins is included in the rental, simplifying waste management for residents.
Mobile Internet and TV Reception: Residents have reported that T-Mobile Home Internet works well at the park, and antenna reception for local TV channels is also available, ensuring connectivity and entertainment options within their RVs.
Pet-Friendly Policy: Lakeview RV Park is generally pet-friendly, though it is advisable to call for any specific restrictions or fees regarding pets.
On-Site Management (with caveats): The park is managed on-site, and while some reviews express concerns about responsiveness and communication, management is present and does reach back out to residents, indicating a commitment to addressing concerns, albeit with varying speeds.
The features and highlights of Lakeview RV Park cater to its target audience of long-term RV residents, emphasizing practicality and a sense of community over traditional campground luxuries.
Long-Term (Month-to-Month) Stays: This is the park's primary focus, making it an excellent option for those needing extended lodging in the Fort Worth area, whether for work, family, or exploring the region at a leisurely pace. It provides a stable base often difficult to find in short-term campgrounds.
Decently Sized Lots: As a former mobile home park, the property offers "decently sized" lots, providing more space and less cramped conditions than some other RV parks. This allows for more personal space around your RV.
Shaded Sites: The presence of "some trees on site" offers welcome shade, a valuable feature in the Texas heat, contributing to a more comfortable living environment.
Proximity to Lake (Limited Access): While the property "butts up to a lake," it's important to note that direct access for recreational purposes (like swimming, fishing, or picnicking by the shore) is not typically provided as an amenity. The "Lakeview" in the name refers to its geographical location rather than direct recreational lake access.
Urban Convenience: Located in Fort Worth, residents have easy access to a wide range of city amenities, including shopping centers, restaurants, medical facilities, schools, and entertainment venues, all within a short drive. This blend of urban convenience and RV living is a key highlight for many.
Community Atmosphere (Variable): While some reviews indicate challenges with rule enforcement and neighborly conduct (e.g., loud music, off-leash dogs, speeding vehicles), the park's long-term nature inherently fosters a residential community feel, which can be a positive for those seeking stable neighbors.
Affordability for Extended Stays: Given its long-term focus, Lakeview RV Park generally offers competitive month-to-month rates compared to daily or weekly stays at more amenity-rich RV resorts.
For inquiries regarding long-term stays, availability, or any other questions, you can contact Lakeview RV Park using the information below:

For Texans seeking a practical, affordable, and stable long-term RV parking solution in the Fort Worth area, Lakeview RV Park presents a viable option. Its primary suitability for locals stems from its focus on extended stays, which can be challenging to secure at more transient campgrounds. If your priority is a full-hookup site with ample space and essential amenities like laundry, within easy commuting distance of the DFW Metroplex, this park fits the bill. The inclusion of water, sewer, and weekly trash pickup in the rent simplifies budgeting for long-term residents.
While it's crucial to acknowledge the challenges mentioned in some reviews regarding noise from surrounding industrial operations, construction, and occasional community issues, these are often trade-offs for its urban location and long-term affordability. For those whose RV is their primary residence or a semi-permanent base while working in the area, the practical benefits often outweigh the lack of traditional resort amenities. Lakeview RV Park serves a specific niche, providing a necessary and accessible option for a segment of the Texas RV community that prioritizes convenience, location, and a stable, albeit no-frills, place to call home within the vibrant Fort Worth region. It offers a solution for long-term RV living that is both geographically convenient and economically sensible for many Texas residents.

Lakeview RV Park Reviews
If I could give zero stars, I would. This is a horrible community, The old lady (manager) she is highly disrespectful, waited two weeks for two spots that she apparently was holding, The only thing she cared about was our deposits and making sure that was turned in and after we turned those two deposits in which were $150 each she had no care in the world to get back with us for the spots and after waiting two weeks of her not being there I called her on the day we were supposed to meet and she cursed me out on the phone tara Hampton. She is very disrespectful and she has horrible management. Every time we called her for appointments or trying to meet with her which I have messages and proof of her saying that we would meet those days I would go and she would not be there and because she has problems outside of work she cursed me out on the phone because she didn’t tell me that she wasn’t there and I texted her all morning letting her know when I was going to be there since she couldn’t make the last three times we try to meet with her. No she’s not holding the spot anymore and we don’t get our deposit back so we just gave 250 for spots that we don’t even get anymore I WANT MY MONEY BACK‼️‼️
Jun 30, 2025 · Gracelynn StaineFirst of all, this is long-term (month-to-month) RV parking (instead of daily/weekly). It's in an industrial area of town (on the southeast side, near Arlington/Mansfield/Kennedale) so you do get some noise from the surrounding properties (a rock place and a manufactured home factory) as well as occasional freeway noise but it isn't horrible and if you're inside your RV with the A/C on anyway, you probably won't hear any of it. The property was a former mobile home park, so the lots are decently sized and there are some trees on site. I agree it can be hard to get ahold of someone locally (concerned if there is an emergency or something happens after hours) but they do reach back out. The only "amenity" is laundry facilities, which I haven't used yet so minus a star because more could be offered - the property butts up to a lake, there could be an area with picnic tables, grills, etc., there could be an onsite "office center" with a computer/printer access, a room to cool off, puzzle/game/video checkout (just some ideas/suggestions). Rental includes water/sewer and there are full hookups but electric is on you. T-mobile Home Internet works here, as well as antenna for local TV access. You even get a weekly trash pickup and bin!***UPDATE*** Having been here some time now (6 months), going to update review (1/17/2024):Residents who bass their music at all hours (including nights)? Got 'em!Residents who have dogs off leash (including some dogs who charge people)? Got 'em!Residents who completely ignore speed limits and quiet hours with their vehicles and motorcycles putting children, pets and residents in harm's way? Got' em!Property that doesn't enforce their own rules? Got 'em!No way to report power outages? Got' em!Slow, poor to no communication from office staff? Got 'em!Ignored maintenance requests? Got' em!Increased rent with no amenities? Got 'em!No access to the lake the property literally butts up to? Got' em!Busy manufactured home factory on one side of the park property with varying degrees of construction equipment, compessors, generators, drills and heavy duty equipment noises? Got 'em!Busy rock company on the other side of the park property with varying degrees of rock dumping and heavy duty equipment noises? Got 'em!In the test flight path of local helicopter manufacturing factory? Got' em!Local freeway noise from drivers who think it's a race track? Got 'em!Construction noises and traffic inconveniences at all hours (including nights)? Got' em! (and gonna have them through 2028!!!)
Jan 17, 2024 · Tina ShawThis property is next to the ghetto, and it shows. It says Lakeview, and there is a view of the lake – –however, it is completely filled with trash, and you cannot swim in it or even access it without having to climb over piles of garbage and broken branches. The staff there are unprofessional and lazy. The grounds are dirty, smelly, and noisy. There were several times where our grass had not been cut for multiple weeks and even up to an entire month.Tara is the worst office manager I could imagine. She is never there, she doesn’t answer the phone, she talks crap about everybody who lives in the Rv Park behind their backs, she lied to me about move out date procedures and is trying to charge me a full months rent and NOT return my $150 deposit after I have already moved out. She is incredibly unprofessional. It is impossible to get a hold of her supervisors as well. Now I have to take this company to court for my security deposit since it has taken over 30 days to get to me, and legally I am now required 3 times the original amount. So if management is seeing this post, get ahold of me before the court gets ahold of you.
Mar 02, 2025 · Sammy YepezCan I give less than 1 star? This place is over priced for no amenities, no care for the residents, no service, no peace and quiet. Builder of mobile homes on one side ( open working all hours), a gas well on the other with a rock store next to that. Right on the Highway (820), it does have a glimpse of Lake Arlington on the other side but that only adds to the mesquitoes. Managers will not lift a finger to help residents. I came home today to find a large tree directly behind my unit had fallen in the storm. Luckily only part of it ( a small part ) hit my trailor. the manager told me the tree guys would be out tomorrow. When asked what I should do since part of that tree was against my trailer likely to do damage, I was told He did not know, maybe I could go cut it down or call my insurance so my own tree people. Love this customer service. I will be moving as soon as I can find other park in reasonable distance to my work. I have had it with constant price increases, no customer service from the management, lack of property management and just getting a fond "screw you" for my efforts to make this a better place to live. Do NOT stay here if you value your property or your peace of mind.
Apr 13, 2022 · David LewisI've visited several parks over the years living in West Texas. I have to say I was very impressed with the facilities, and even having a view of the lake. The size of the lot was pretty cool, since it kept me having the privacy I was looking for. The only noise I heard was pretty much the same as any neighborhood. So, I didn't feel like it was an issue. I was impressed with the cleanliness of the grounds, and the simple fact of having a laundry room is something I like so I don't have to go all over town. The property manager was also on point taking care of my needs! She didn't rush me when I was asking questions, like some places have, so I definitely give Tara high marks in the professionalism category. Plus, anyone who can joke around with me deserves a pat on the back. Kudos to Tara, I will be back the next time I'm in town.
