The most in-depth and unbiased ReviewI've lived there for some 20+ years before blowing that popsicle stand. This is my experience. When you hear the word "trailer park" it comes with some stereotypical statements. "Kinda ghetto, terrible parking, worse for wear, worn down, ect."This park meets your expectations when you hear those stereotypes. Yeah, I lived next to drug dealers for years and if you saw a house that looks like they dealt then there's a good chance they do. Some trailers are -no joke- from the 60's, and their ages show. Of course, i know this because grew up in one (inside was nice though thanks to a very talented carpenter). Within the past few years a few modular homes have been brought in and the park has saved itself from the moniker of "deserted carni-town aesthetic". Crime is relatively common but you don't really see it at all. Simple solution: Keep your outside valuables locked up or inside, or it may go missing in time. Kids who are victims of the worst type of "Free Range Parenting" love to play in the streets or be rather obnoxious, but it's not the majority. I'd even say we had a relatively mild bunch this generation, as I've lived through about 2 or 3. At least they're not outright stealing anything this gen. No major signs of gang activity thankfully. Just move to the "good" section of the park and you'll be fine.Additionally, a few tenants can be, to put it in a kind way, a great way to exercise your patience and other good virtues on a regular basis. This becomes blindingly obvious during the summer when you take a trip to the community pool. Literally every child and neighbor is taking a dip during the busy hours. The pool rules are more of a suggestion due to poor parental or self-supervision, and many also invite their friends who probably live in the next trailer park over. Plenty of vaping, smoking, and cursing so the pool is more for exercise then pure relaxing. Last year we had the pool close twice due to low IQ parenting. Let's just say these blessed parents never heard of "swim diapers". Lil' Timmy got to turn the pool into one of the largest toilets in Spring Valley, twice. Nice. Another trailer trash tip: if you have a weak immune system or are susceptible to infection stay away from this pool. Unless it was just cleaned or it's the first opening week then this pool is and I quote from a guest, "the hippo enclosure at the zoo...". Unfortunately, I can't argue with that statement. I think I've even seen it cleaner with the hippos than the actual pool. Goggles only amplify the horror as you can now see the filth in all its glory while being submerged in it. People don't want to shower in the stall before they hop in. I really do ask myself "you think you should get in the pool today?" Sometimes it came down to a coin flip..."Then why would you even give this place three stars?" you might think. True, all those things I listed downright suck big time; and if i had to choose a place that had none of those issues then i definitely would and i would review that place as 5 stars, but here's the thing though: all these downers are not prevalent 24/7. If you really need somewhere to live that beats living off grand or Jamacha road this knocks it out of the park and then some, especially since there's no street traffic and it's relatively safe to live. I've taken night walks there and I've never really felt in danger at all. Still not the best idea, but still could do it if i felt like it. You can't say that of many areas of the La Presa community after dark.If you choose to live here you gotta roll with the punches. Purchase double-pane windows, and put up driveway lights and any other theft-deterrent because it really is just petty crime. Since keeping that kernel of wisdom theft has gone to zero for me. A home break-in is the only way they'd be getting my goods, and if you have modern deterrents and security that shouldn't be an issue. Really, what thief is thinking they're gonna hit it big in a trailer park? So, all in all not the worst place to live. - Joseph Valdez

Lakeview Manor Mobile Lodge Introduce

For Californians seeking an accessible and often more affordable alternative to traditional housing in the bustling San Diego County area, mobile home parks like Lakeview Manor Mobile Lodge in Spring Valley present a unique living option. This established community offers residents a distinctive lifestyle, characterized by a blend of long-term residents and a evolving environment. While it certainly carries some of the "stereotypical statements" associated with older mobile home parks, it also provides a viable and convenient place to call home for many. Lakeview Manor Mobile Lodge offers an opportunity to live in a community setting, with new modular homes gradually being introduced, aiming to refresh its aesthetic and appeal. It's a place where, for many, the benefits of community and a relatively safe environment outweigh some of the common challenges, particularly when considering the broader housing market in Southern California.

Lakeview Manor Mobile Lodge is conveniently located at 9902 Jamacha Blvd, Spring Valley, CA 91977, USA. This address places it squarely within Spring Valley, a vibrant community in San Diego County. Its position on Jamacha Boulevard means residents have direct access to a major thoroughfare, facilitating easy commutes and access to surrounding areas. The park benefits from "easy access to and from freeways 125 north or south and close to 94 east or west," which is a significant advantage for those working or exploring throughout San Diego. This strategic location means that while residents enjoy a residential setting, they are never far from essential amenities. Shopping centers, grocery stores, and various dining options are "close," some even within a "10-15 minute walk" for parts of the La Presa community. Additionally, the proximity to a "Spring Valley swap meet" and "upcoming new fast food places" adds to the convenience. Despite being near main roads, the internal streets of the park are described as "winding and keep traffic speeds slow," which can contribute to a safer environment for residents, including children playing outside. This balance of urban accessibility and a distinct neighborhood feel is a key aspect of living at Lakeview Manor.

Lakeview Manor Mobile Lodge provides a range of services designed to facilitate comfortable and community-oriented living for its residents.

  • Community Pool Access: A significant amenity is the community pool, offering a place for recreation and cooling off, especially during warmer California months. While observations regarding its cleanliness and adherence to rules vary, it remains a central feature for residents.

  • Affordable Space Rent: Compared to the broader housing market in San Diego County, the "inexpensive space rent" is a key service, making homeownership within the mobile home park a more attainable option for many.

  • On-Site Management/Community Oversight: Although not explicitly detailed, the presence of an established community implies some form of management or oversight responsible for maintaining common areas and addressing resident concerns. The review mentions a "good section of the park," indicating areas that are well-maintained or preferred.

  • Utility Provisions: Standard for mobile home parks, sites would typically offer essential utility hookups, including water, electricity, and sewer connections for individual homes. There are mentions of water outages for pipe repairs "once or twice a year," suggesting active maintenance.

  • New Home Sales: The park actively brings in "a few modular homes," indicating a service for prospective residents looking to purchase newer manufactured homes within the community, alongside the existing older trailers.

Prospective residents are encouraged to inquire directly about current services, community rules, and any specific concerns they may have.

Lakeview Manor Mobile Lodge, despite its candidly shared realities, presents several features and highlights that make it a notable living option for residents in Spring Valley.

  • Affordable Living in San Diego County: Perhaps its most significant highlight is the "inexpensive space rent," which offers a crucial pathway to homeownership in a region where housing costs are notoriously high. This affordability allows many Californians to reside in an otherwise costly area.

  • Established Community with Long-Term Residents: With residents having lived there for "20+ years," the park boasts a deeply rooted community. The presence of "many full timers" suggests a stable and familiar environment, fostering a sense of belonging for those who appreciate continuity in their neighborhood.

  • Proximity to Essentials and Freeways: Its location on Jamacha Boulevard provides "good places like the stores and shopping center" and "easy access to and from freeways 125 north or south and close to 94 east or west." This convenience is invaluable for daily life and commuting throughout San Diego.

  • Gradual Modernization: The recent introduction of "a few modular homes" indicates an ongoing effort to update and improve the park's aesthetic and housing stock, moving away from older "60's" trailers. This suggests a positive trajectory for the community's future.

  • Relative Safety and Low Street Traffic: Despite some mentions of petty crime, the park is considered "relatively safe to live" within the context of the surrounding La Presa community, particularly after dark, where it's "not the worst place to live." The lack of "street traffic" contributes to a calmer internal environment, especially for children.

  • Community Pool (with caveats): While the pool has faced criticism regarding its cleanliness and supervision during peak hours, it is an on-site amenity. For residents willing to navigate its challenges or visit during off-peak times, it still offers a recreational outlet within the park.

  • Presence of "Good" Sections: The advice to "Just move to the 'good' section of the park and you'll be fine" suggests that there are well-maintained and harmonious areas within the community, allowing prospective residents to choose their living environment more carefully.
