Lakeview Estates Manufactured Home Community Introduce
Finding a comfortable and affordable home in Utah's competitive housing market, especially along the bustling Wasatch Front, can be a challenge. **Lakeview Estates Manufactured Home Community** in Layton, UT, provides an established and essential option for individuals and families seeking attainable housing. Classified primarily as a **Mobile home park**, Lakeview Estates is designed to offer residents the opportunity for homeownership—or a stable rental situation—where they own the manufactured home but lease the underlying land, significantly lowering the overall cost of entry compared to traditional site-built homes.
Located in Davis County, the community is nestled within a quality school district, making it an attractive choice for families. It aims to be a welcoming and well-regulated neighborhood. The core value of a manufactured home community is providing a dedicated space, often complete with on-site amenities, that is more private than an apartment but more affordable than a traditional stick-built house.
However, potential residents should be aware of the importance of adhering to the community's rules and regulations. Manufactured home parks operate under specific guidelines to maintain a clean and consistent appearance for all residents. While these rules ensure a well-kept neighborhood, some past resident experiences highlight a strict enforcement approach, with reports of weekly notices regarding minor compliance issues, such as yard maintenance or items left on porches. This points to a management style that prioritizes adherence to the lease agreement and park standards, a factor that should be carefully considered by all prospective Utah buyers and renters.
Furthermore, like most communities of this type across Utah, residents report annual increases in lot rent. It is crucial for prospective homeowners to understand that while they may own the dwelling, the lot rent is subject to increase, a practice governed by the Utah Mobile Home Park Residency Act, which requires at least 60 days' notice for such changes.

★ 5★ 4★ 3★ 2★ 1The park manager has been awful from the moment I started signing papers to live here! Do not move here unless you want to be treated like a criminal. They can’t even talk to you before threaten the police on you. I do not recommend this park!
September 13 · Hunter SillI had a horrible experience here. There wasn't a week that went by that I didn't receive a notice threatening me with legal action for things such as not raking leaves to leaving an item on my porch. Sometimes they would go as far to post the notices on my kitchen window. They raise the lot rent every January but make no improvements to the park itself! I stayed for a few months. I was forced to sell my home to stop the weekly harassment. I will not make the mistake of living in a mobile home again.
June 04 · theresa mayFirst off...shout out to Carmen! She is the manager and my angel!! This woman went ABOVE AND BEYOND for my family and me. We were looking into getting into a bigger place and possibly a different community. Things weren't quite coming together in the Lakeview community, but found something in Sundown...where we live. Carmen has been running the two communities for some time now, since my community can't seemed to keep a manager. I don't know how she does it, but she does, and amazingly!! I don't have a home computer or printer, so when we were needing all the paperwork printed out, signed, or emails sent, she was always there for us! She always answers my calls or if she wasn't available at that moment, she would always get back to me asap. We are in our new place now, thanks to Carmen and her awesomeness! She is forever in our hearts and I hope to keep up a good relationship. She is my go to lady...no matter who becomes my communities manager...for the week. Lakeview residents should be grateful to have her!! Forever and always, thank you Carmen, for everything!!!
August 12 · Dawn WhitmoreCarmen is an awesome and down to earth manager. It's so nice to have a manager care so much about their tenants. She really goes above and beyond and it definitely reflects in her community. Lakeview Estates itself is also beautiful and well maintained, in a great location, and seems to be safe as far as I can tell!
May 18 · Hailey CisnerosWe've lived here for just over two years and I have few complaints. It's one of the better parks that I know of and feels a lot more "home like" than several of the others in the area. Management is amazing but like your average mobile home park they are super picky about certain things like your lawn and porch. It's still a great place to live though.
