My family has lived at Lakeside Landing for about 5 years, there’s a mix of good and bad living here. They’ve had a lot of struggles keeping maintenance workers since I’ve lived here which means a lot of work gets pushed aside. Our kitchen lighting has not been working properly for around a year now and our front door is decomposing on top of other issues but those being the big ones. They come out every 6 months or so and do an inspection noting these issues and saying it’ll get fixed but it still hasn’t been yet. When it rains our floor gets flooded from the holes in our front door along with other issues. The biggest concerns I have living here though is the constant MOWING drama and the abandoned trailers.The abandoned trailers get squatters that do drugs in them and leave messes. We have one right next to us where more than once a homeless person has been arrested for being in it. There are major roaches that are in these abandoned houses and they spread to the surrounding homes and the landlords let you know that’s a YOU problem because corporate won’t pay to take care of these abandoned buildings pests. They keep saying they’ll be knocking down the abandoned buildings but they can’t do too many because corporate won’t eat the cost and instead our rent will go up even more. Which if you move in here you can expect a nice increase on your rent every time you renew your lease.The mowing issue is my biggest concern and why this rating is so low. Before they would put a violation on your door if they felt you needed to mow and threaten eviction and/or a forced mow resulting in you owing them for the mow. We mow our yard every week to every 2 weeks depending on when it needs it and we’ve had to call them many times to ask why we had a violation. Most of the time it was over a weed growing too tall or something, not the actual grass being high. They’ve now implemented it where if they don’t feel your yard is low enough, they have their mowers come and mow it and charge you a $50 fee PER MOW. Then they tell you you’ll get evicted over the fee if you don’t pay it. Just for the record, this charge was never agreed to in the lease and it’s crazy they can just make threats on people in their homes like this ESPECIALLY when most our home repairs have never been done yet we always pay rent on time.I’ve spoken with management when they do the inspections and normally I can tell they are doing their best for the residents and they want this park to be a good place for everyone. I appreciate how much they’ve stepped up compared to previous management when we first moved in here. They have tried hard to build a good community and for the most part this has always felt like a safe place to live. Kids play outside and they’re on top of any mischief that goes on. It’s really just them trying to push more and more costs onto us in an already struggling economy that is not okay. I know we are not the only ones dealing with this mowing and pest issue because we mow way too often to be now getting mowing chargers put on us. I really hope this changes.
Jun 10, 2025 · Chloee LunaI am a tenant of Lakeside Landing. I enjoy my neighbors. The management is wonderful. Both Kaitlyn and Amber in the office are awesome. I understand that they have both Lakeside and Sleepy to attend to, so they can’t always be in the office. Although just call and Amber or Kaitlyn will answer, as long as it’s not on lunch. Been though many different managements and out of all the previous owners that have bought since we moved in Roots has been doing their best to get all the trash out. Since just started it’s going slow but in hopes things will pick up. When this cold weather is over maybe the community can get together and get to know one another. It’s becoming a better place week by week. When I go for my walks I tend to pick up trash that others have thrown out the vehicle. There are trash cans at the mailboxes also 4 up at the office for use. We are all grownups and should be able to keep our home land safe and clean.

The on-site park managers go out of their way to make everyday life miserable for all their residents. They make up new violations, on the spot, every other day for anything and everything so they can have an excuse to evict you at the drop of a hat of they don't like you for any reason. They get away with it by lying and saying everything is "against their policy" so everyone who lives here thinks they have no rights to protect and defend themselves and their property. If they aren't evicted first, the people who loved it here and had lived here without incident for years before new management took over, have been leaving and/or moving their trailers out left and right because they're tired of being told they can't breathe too hard without somehow violating policy. They especially seem to not like the people who own their own trailers and only pay lot rent and utilities to be here. I heard one of the women in the office straight up tell one of the owners of a trailer in the park that she can just take their trailer if she wanted to instead of giving them the opportunity to move it elsewhere. I'm guessing they are too comfortable saying and doing stuff like this to their tenants because they know most of the people who live here dont know how to lawfully defend themselves and can't afford an attorney to fight for them. How do I know they weren't joking when they said this? I personally know an elderly woman they did this to. They locked her out of her trailer while she was out of town one weekend. She came home and they wouldn't even come unlock her trailer just so she could get her medication, medical supplies and hygiene products out of her home. Then she jad to pay thousdands of dollars she really didn't have, on the spot, to move her trailer from Lakeside Landing to another trailer park. The on-site managers who have lived in or live in the trailer park now don't even follow their own "violation policies and rules". The Lakeside Landing park managers have received many citations from the city of Wichita for all of the empty, abandoned, trashed, boarded up trailers, currently in the park and owned by Lakeside Landing. I still know a few people who live here and they tell me nothing has changed, it just gets more ridiculous every week. Today, I received multiple screenshots of a mass text message sent from Lakeside Landing management to their lot tenants. The mass text stated that their policy prohibits anyone drying clothes outside and even having a clothesline on their property at all is a violation of their policy. I couldn't make this up if I tried and I attached the screenshot to prove it. I don't know if I'm missing context or if this is meant to be as discriminatory as it sounds. You can't tell people how to live and breathe and certainly can't tell them how to do their laundry. Especially if you're not even providing the appliances you're forcing them to use. Using a clothesline to dry clothes is normal, it's not trashy. It is the most traditional, energy efficient, cost effective method of drying clothes. These people are not paying to be members of an HOA so stop pretending like they are. It feels like they are purposely sabotaging this trailer park because the new owners want to tear it down and use the property for something else. That is the only conclusion I can come up with to what's been happening over the past 4 years.
