Lake Villa is a manufactured home community nestled in the charming village of Oxford, Michigan. For many Michigan residents, mobile home parks represent a unique and often more affordable housing alternative to traditional stick-built homes. In communities like Lake Villa, residents typically own their manufactured home while leasing the land, or "lot," on which their home is situated. This arrangement can offer a pathway to homeownership or provide a practical rental solution within a structured community setting.
The resident experience at Lake Villa, like any community, has seen its share of varied feedback. Recent reviews highlight a significant positive shift in management. One resident, who has lived in the park for over a year, noted a period where "management was all over the place" with a "very high" turnover rate and concerns about "eviction and ticket happy" court personnel. However, this individual emphatically states that in "the last couple months the change has been extraordinary," praising a specific manager named Betty as "amazing," "most professional and compassionate," and crediting her with making the resident "love it here now." This suggests a strong positive turning point in the community's leadership and overall atmosphere.
Conversely, other reviews reflect past or ongoing frustrations. One resident expressed significant distress over being "FORCE to pay for lawn care" despite maintaining their own lawn, alleging they "NEVER got the notice about this lawn care program" and were automatically enrolled, leading them to seek "legal help." There are also mentions of management not returning "ANY phone calls, messages, or email." These contrasting experiences underscore the importance for prospective residents to conduct thorough due diligence, including direct communication with management and, if possible, speaking with current residents to understand the most up-to-date situation and policies at Lake Villa. This article aims to provide a factual overview based on available public data to assist Michigan locals in their housing search.

- Common Area Maintenance: Management is generally responsible for the upkeep of shared spaces within the park, including roads, landscaping in common areas, and any communal facilities. While a specific review mentioned being "FORCE to pay for lawn care," this indicates that lawn care for individual lots might be a managed service, or a program residents can opt into or out of, which would be an important detail to clarify.
- Waste Management: Typically, mobile home parks arrange for trash collection services for residents, which may be included in the lot rent or managed separately.
- Community Rules Enforcement: Management establishes and enforces rules and regulations designed to ensure a harmonious and well-maintained living environment for all residents. Lake Villa Reviews
They are horrible. They don't return ANY phone calls, messages, or email. They are trying to FORCE us to pay for lawn care in their lawn care program! We take care of our lawn. They said we did not OPT OUT in time. Well I NEVER got the notice about this lawn care program. But they automatically put us on the list for the program because we didn't respond. I can't respond to something I knew nothing about! I am seeking legal help!
May 05, 2025 · Stacey Bell (Reflections Graphics)I have lived in the park for over a year now and finally it is coming together.Management was all over the place for months after I lived here. The turn over rate with head management was very high and the courts girl was eviction and ticket happy. In the last couple months the change has been extraordinary. Betty is amazing. She is the most professional and compassionate person I have ever seen here. I love it here now because of her. Hope she is here forever. As long as she is here I will be too. Thanks Betty you are the best
Jan 23, 2025 · misty mistyJust a warning to all this place is dodging phone calls regarding my security deposit. Called numerous times left several messages at different times of the day. Have not received any call backs. Gave plenty of notice ( 30day ) gave a forwarding address got my final inspection and that was passed by management. Jumped through every hoop they wanted me to and now silence. As of right now this place is coming off as very shady with their conduct. I do not recommend moving here.
Apr 26, 2025 · Natasha MDO NOT MOVE HERE!!!! They had someone install my water heater improperly (possibly someone unlicensed) and never inspected it before I moved in. Predictably, it failed. The licensed person that I called, said that it presented a fire/water/electrical hazard and that we were lucky we didn't get hurt or killed. Even though a house without hot water should not be legally rented, they refused to fix it and forced me to put a $2000 water heater in my trailer. It was their negligence that caused the failure of the water heater in the first place. Petty Betty, in the office, said that if I didn't like the situation, then I can sue them. Now I have to sue them in court to get them to pay for something that they caused and should have just fixed in the first place.
Apr 21, 2025 · mark bowlusThe employees do not provide a safe or a friendly community atmosphere! The office does not respond to phone calls or emails regarding any service request or repairs needed on leases. The lazy and disrespectful "maintenance workers" will blatantly ignore you when trying to get their attention, fly through stop signs in company vehicles on their phones while kids are enjoying the outdoors and have zero consideration of the foul language they use around kids and families. They jack up your rent and then automatically charge you for a piss poor "mowing & fertilizing service" without giving you an option to opt out unless you go in person.
