We would like to start by giving the reader some insight on our camping experience. We have been camping for approximately 30 years. We have camped in tents, travel trailers and now fifth wheels.Pros: The owners are very nice people. The RV Park is very close to much of the shopping in Victoria, TX. The laundry room is large and is free to the campers. The laundry room contains 12 washers and 12 dryers. The bathrooms were clean and roomy. This campground has minimal road noise from the nearby highway.Cons: The entrance into the RV park can only be made from one direction. If there are any parked cars at the office area, it could be difficult to maneuver over a culvert in which you could possibly bottom out your RV (we have witnessed a Class A bottom out on the way into the RV park). The roads are extremely tight (12 feet wide) with extremely tight corners. The corners are undersized and there are object in turning radius. The owner does not understand this due to the fact that while we were there for a month, he was adding additional objects in the path of the turning radius. There is a speed bump after row 8 in which you could possibly catch your landing gear or the bottom side of your Class A. The RV pad on the site is only 12 feet wide and approximately 60 feet long. If you have a larger RV, your vehicle WILL NOT fit on the site. The park’s recommendation park on a open site next to your site. This will not work once the RV park fills to capacity. We feel any RV over 34 Feet will struggle in this RV park when it comes to maneuvering. Our site was not prepped on arrival. There were piles of dirt and sod left on our grassy area and 90% of the RV park had these corners dug up. Although the park is paved with concrete, when it rains drainage is not existent in the roads causing significant puddles (ie duck ponds, bird baths). The “lake and beach area” is nothing more than a retention pond for the bordering neighborhood and the RV park. It is dark and murky, not pristine water. It appears that there were multiple construction projects going on during our stay, at which point, not one project was completed before our departure. The RV park approves leaving tools and construction materials haphazardly scattered throughout the park. First, you can not tell who is staff and who is just camping. There are no identifiable clothing indicating who the staff is. We found out that the RV Park is renting used RV’s to the RV Park questionable staff member. These units are not up to RVIA standards. Water Pressure is low and we did not utilize their internet. The exit out of the park is worse than the entrance. Our setup is 60+ feet long when connected and it took us 3 maneuvers to get out. The exit also sits on a blind curve and a nice deep ditch on the opposite side of the road. The gate did not work in the month we stayed in the RV Park. Situational awareness at dusk is mandatory. There are very few people outside. Currently, the park is utilized by more day workers than RV’ers. There is no picnic tables supplied at the sites and the if want a sitting area it will have to be on the grassy areas which are full of ants. Grill setup is limited based on size of the site and afternoon winds.We will not return to this RV Park - - EVER.

No fire pits or picnic tables at sites. The area got quite windy during our stay and was pretty dry, so we completely understood not having open fires. They have adorable, colorful cottages and were in the process of building more during our stay.Upon arrival, check in at the office to receive a park map and information such as the user name and password for their free wifi and the key codes for the bathrooms/showers and laundry room. The website indicates a self check-in kiosk, too, but we arrived during office hours, so we did not see it. The park has some nice amenities such as a laundromat with 12 each washers and dryers. They are all FREE, high end, and very efficient. All run 65-plus minutes depending on load sizes. There is a community clubhouse adjacent to the office with two kitchens and tables. Next to the clubhouse is a game room with a few indoor games. There are five individual bathrooms/showers for privacy; two are ADA compliant. There is a fitness room with a treadmill, a stair stepper, free weights, and a nautilus machine. They have a fishing lake with two piers, a seasonal sand beach (not available during our stay), a dog park with doggy bags, and two pickleball courts. Some of the other outdoor activities include a disc golf course, cornhole, four square, horseshoes, and tetherball. Picnic tables are located in a few areas of the park (and barbeque grills? It appears that the Lake Dewberry RV Resort owners also have future amenity plans for guests to enjoy.There were a few things we noticed during our two-week end-of October stay...a little constructive criticism. Most roads are pretty narrow and the cement was uneven in some areas (be careful on bikes.) We know this is set as is...at least it is cement. The entry and exit gates do not work (do they need to be programmed?) The second from the fitness room bathroom handle is missing. The right-turn-only exit is dangerous since cars come around the curve from the left (maybe put up a large concave mirror to be able to see oncoming traffic?) During our stay, we noticed most residents parked their vehicles on the pads next to their sites (which we did as well and mentioned it to the person on duty in the office) because the sites are not long enough for very large RVs. Some dogs were not leashed and there was quite a bit of dog excrement in the dog park so we did not use it. Water pressure was pretty low at our RV. But on the bright side, the park was quiet, guests were pleasant, and the owners and staff were very helpful. We do recommend a visit to the park, especially when everything is open and running; keep an eye on it for new developments, too. And since it is a newer park, we wish the owners the best in their endeavor!

I can’t say if I got lucky, was fortunate, or just blessed to come upon Lake Dewberry RV resort! People When I tell you that this place is special, I mean that literally! the staff, the location, the amenities are all fantastic. I’ve had two or three situations where I needed either some assistance, or perhaps needed a small problem fixed, and the response was phenomenal! everyone from Miss Nita to Gregg to Ed to the housekeepers and care personnel, I promise you, you could not find better, even at the most elite of hotels. But don’t just take my word for it, but then again, Actually, “I am asking you to take my word for it” by just coming by! If you’re in the market for some “RV time”and check out Lake Dewberry RV resort. It’s Beautiful! Has a wonderful view, and all the amenities that a person not only needs, but could wish for!This is definitely the place if you’re traveling, working or just some down time with your family, friends or whatever, check out Lake Dewberry RV Resort in Victoria. My only complaint is the location of the water, sewer, and electric hookups. Even though the sites are pull thrus, you need to unhook and park behind your rig. We were only there for 2 nights and were hoping to stay connected.
