Lake Dewberry RV Resort

85 Tate Rd, Victoria, TX 77904, USA

3.0
We would like to start by giving the reader some insight on our camping experience. We have been camping for approximately 30 years. We have camped in tents, travel trailers and now fifth wheels.Pros: The owners are very nice people. The RV Park is very close to much of the shopping in Victoria, TX. The laundry room is large and is free to the campers. The laundry room contains 12 washers and 12 dryers. The bathrooms were clean and roomy. This campground has minimal road noise from the nearby highway.Cons: The entrance into the RV park can only be made from one direction. If there are any parked cars at the office area, it could be difficult to maneuver over a culvert in which you could possibly bottom out your RV (we have witnessed a Class A bottom out on the way into the RV park). The roads are extremely tight (12 feet wide) with extremely tight corners. The corners are undersized and there are object in turning radius. The owner does not understand this due to the fact that while we were there for a month, he was adding additional objects in the path of the turning radius. There is a speed bump after row 8 in which you could possibly catch your landing gear or the bottom side of your Class A. The RV pad on the site is only 12 feet wide and approximately 60 feet long. If you have a larger RV, your vehicle WILL NOT fit on the site. The park’s recommendation park on a open site next to your site. This will not work once the RV park fills to capacity. We feel any RV over 34 Feet will struggle in this RV park when it comes to maneuvering. Our site was not prepped on arrival. There were piles of dirt and sod left on our grassy area and 90% of the RV park had these corners dug up. Although the park is paved with concrete, when it rains drainage is not existent in the roads causing significant puddles (ie duck ponds, bird baths). The “lake and beach area” is nothing more than a retention pond for the bordering neighborhood and the RV park. It is dark and murky, not pristine water. It appears that there were multiple construction projects going on during our stay, at which point, not one project was completed before our departure. The RV park approves leaving tools and construction materials haphazardly scattered throughout the park. First, you can not tell who is staff and who is just camping. There are no identifiable clothing indicating who the staff is. We found out that the RV Park is renting used RV’s to the RV Park questionable staff member. These units are not up to RVIA standards. Water Pressure is low and we did not utilize their internet. The exit out of the park is worse than the entrance. Our setup is 60+ feet long when connected and it took us 3 maneuvers to get out. The exit also sits on a blind curve and a nice deep ditch on the opposite side of the road. The gate did not work in the month we stayed in the RV Park. Situational awareness at dusk is mandatory. There are very few people outside. Currently, the park is utilized by more day workers than RV’ers. There is no picnic tables supplied at the sites and the if want a sitting area it will have to be on the grassy areas which are full of ants. Grill setup is limited based on size of the site and afternoon winds. We will not return to this RV Park - - EVER. - Shirley Daugherty

This resort positions itself as a convenient hub for exploring Victoria, TX, and its surroundings. With its numerous amenities and future development plans, Lake Dewberry RV Resort strives to offer a comprehensive and comfortable experience for RVers, whether they are passing through or planning a longer stay. Understanding the specifics of its location, services, and features will help prospective visitors determine if Lake Dewberry RV Resort is the right fit for their Texas adventure.

Introduction / Overview

Lake Dewberry RV Resort, established in early 2024, is a family-owned and operated RV park located in Victoria, Texas. Designed with both short-term visitors and longer-term residents in mind, this relatively new resort features 214 pull-thru RV sites, all equipped with 20/30/50 amp service and city water connections. Each site boasts a concrete pad with an adjacent grassy area, and all sites are uniform in size and face a Northerly direction, ensuring full sun exposure throughout the day. While traditional picnic tables and fire pits are not provided at individual sites, the park has valid reasons for this, particularly considering the dry and windy conditions sometimes experienced in the area, which minimize the risk of open fires.

Upon arrival at Lake Dewberry RV Resort, guests are encouraged to check in at the office during business hours to receive a park map, complimentary Wi-Fi credentials, and key codes for the restrooms, showers, and laundry room. For arrivals outside office hours, the website indicates the availability of a self check-in kiosk, offering flexibility for travelers. The resort is continually evolving, with visible construction projects underway during earlier visits, including the addition of more "adorable, colorful cottages," suggesting a commitment to expanding and enhancing guest accommodations and amenities. This ongoing development reflects the owners' dedication to improving the guest experience.

The park boasts several noteworthy amenities that contribute to a comfortable stay. A significant highlight is the laundromat, featuring 12 high-end, efficient washers and 12 dryers that are all free for campers. These machines run for 65-plus minutes, depending on the load size, providing ample time for thorough cleaning. Adjacent to the office, a community clubhouse offers two kitchens and ample table seating, serving as a central gathering point. Next to the clubhouse, a game room provides indoor entertainment options. For privacy and convenience, there are five individual bathrooms with showers, two of which are ADA compliant. Fitness enthusiasts can utilize the fitness room, equipped with a treadmill, stair stepper, free weights, and a Nautilus machine, catering to various workout routines.

Beyond the indoor facilities, Lake Dewberry RV Resort also emphasizes outdoor recreation. The park features a fishing lake with two piers, though it's important to note that this is described as a retention pond rather than a natural lake. A seasonal sand beach is planned, but its availability may vary. A dog park with provided doggy bags caters to pet owners, while two pickleball courts offer a popular sporting activity. Other outdoor games include a disc golf course, cornhole, four square, horseshoes, and tetherball. Picnic tables are strategically located in communal areas throughout the park, and while barbeque grills were not universally observed, the presence of dedicated picnic areas suggests outdoor dining opportunities. Furthermore, the Outlaw Family Fun Center, offering miniature golf, go-karts, and more, is conveniently located within walking distance, providing additional family entertainment options. The owners clearly have future amenity plans, signaling ongoing enhancements to the guest experience.

Location and Accessibility

Lake Dewberry RV Resort is conveniently located at 85 Tate Rd, Victoria, TX 77904, USA. This address places it strategically on the North side of Victoria, Texas, a city known for its rich history, diverse economy, and proximity to the Texas Gulf Coast. Victoria serves as a regional hub for commerce and healthcare, making it a practical and accessible base for RV travelers and long-term residents alike.

The RV park's location offers excellent accessibility to much of Victoria's shopping, dining, and essential services. Despite being near a highway, the park is described as having "minimal road noise," allowing for a more peaceful stay. Easy access to major roads connecting to the broader Victoria area ensures that guests can quickly reach grocery stores, retail outlets, restaurants, and medical facilities. This proximity to urban conveniences is a significant advantage for those staying at the resort, whether for a short visit or an extended period.

However, it's important for prospective guests to be aware of the park's specific entry and exit points. The entrance can only be made from one direction, and some reviews highlight potential challenges with maneuvering larger RVs, especially if vehicles are parked near the office area, potentially making it difficult to navigate over a culvert. Similarly, the exit is described as sitting on a "blind curve and a nice deep ditch on the opposite side of the road," requiring careful "situational awareness at dusk." The internal roads are noted as "extremely tight (12 feet wide) with extremely tight corners" that may have "objects in turning radius." While the park is paved with concrete, some areas may have uneven cement, and drainage issues can lead to "significant puddles" after rain. The park’s gate system has also been noted to be non-operational at times. These factors suggest that drivers of larger RVs (over 34 feet) should exercise caution and potentially scout the entrance and exit routes if possible.

Despite these navigation considerations, the park's overall location provides a strong base for exploring Victoria and the surrounding region, including nearby recreational areas and attractions. The walking distance to Outlaw Family Fun Center is a definite plus for families and those seeking immediate entertainment options, reinforcing the park's convenient placement within the local landscape.
