Mobile home parks, also known as manufactured home communities, offer a distinct alternative to traditional stick-built homes, often providing a more accessible entry point into residency in a specific area.
It's important for prospective residents to approach any housing decision with thorough research and clear expectations. While the concept of a mobile home park often implies a community setting with practical living solutions, the experience can vary significantly from one location to another. This article aims to provide a factual overview of Labluff Mobile Home Park, based on publicly available information and customer feedback, to help local Louisianans make informed choices. Understanding both the location's practical aspects and the nuances of community living is key to determining if Labluff Mobile Home Park aligns with your housing needs and preferences.
Labluff Mobile Home Park is situated at 318 Phils Ln #53, Lake Charles, LA 70611, USA. This address places it within the broader Lake Charles area, specifically in what is often referred to as the Moss Bluff community. Moss Bluff is a northern suburban area of Lake Charles, known for its more rural feel while still maintaining reasonable proximity to the amenities and services of the larger city.
Phils Lane is a local road that provides access to the mobile home park. The immediate area around Labluff Mobile Home Park is typically characterized by other residential properties, including other mobile home communities and some traditional homes. While the address itself is specific, direct navigation to individual units within such parks can sometimes require a bit of guidance, as suggested by one customer review ("It did not take me to the exact building. I had to ask an employee the directions."). However, once familiar with the layout, residents would likely find it straightforward to navigate within the park.
Accessibility from Labluff Mobile Home Park to essential services in Lake Charles depends on its specific location within Moss Bluff relative to major thoroughfares. Generally, residents in this area would rely on personal vehicles for transportation to grocery stores, schools (such as Gillis Elementary, Moss Bluff Middle, and Sam Houston High School, which are within a few miles), healthcare facilities, and employment centers in Lake Charles. Major roads in the vicinity that connect Moss Bluff to central Lake Charles and other parts of Calcasieu Parish would include Louisiana Highway 378 (Sam Houston Parkway) and U.S. Route 171. This offers a balance between a quieter, more residential environment and access to necessary urban conveniences.
Like all mobile home parks, Labluff Mobile Home Park primarily offers the foundational infrastructure required for manufactured home residency. The core service is the provision of a lot or space where individuals can place their mobile home, along with the necessary utility connections.
- Individual Home Lots: The park provides designated spaces for individual manufactured or mobile homes. These lots serve as the personal property of the resident's home, with the land typically leased or rented from the park owner.
- Utility Hookups: Each lot is equipped with essential utility connections, including water, sewer, and electrical hookups. It's standard practice for residents to establish their own accounts and pay for these utilities directly with the local service providers. Louisiana regulations for mobile home parks generally mandate adequate water supply, safe sewerage systems, and electrical installations that meet state and local requirements, typically with a minimum of 200 amp electrical service per space.
- Roads and Access: The park would feature internal roads to provide vehicular access to each home lot. According to Louisiana guidelines for mobile home parks, these internal streets should be designed for safe and convenient access for both pedestrian and vehicular traffic, as well as emergency and service vehicles.
- Basic Community Maintenance: While specific details on maintenance are not provided, mobile home parks are typically responsible for the upkeep of common areas, internal roads, and general infrastructure to ensure a functional living environment. This often includes maintaining the overall appearance of the park grounds, though the extent can vary.
- On-site Management or Oversight: Mobile home parks usually have a management entity or an owner responsible for overseeing park operations, enforcing community rules, handling lot rentals or leases, and addressing general inquiries or concerns from residents. The provided phone numbers suggest a direct contact for management.
It is important to note that direct customer reviews indicate some residents have experienced issues related to management communication and assistance with services like lights and water, as well as concerns about security and maintenance of the general appearance of the park ("It's run down and filled with old rusty trailers. ...that place is a dump."). These aspects should be thoroughly investigated by prospective residents.
When evaluating Labluff Mobile Home Park, several features and aspects stand out, shaping the potential experience for residents. These points are gathered from the provided information, including direct customer feedback.
- Affordable Housing Potential:Mobile home parks in Louisiana, as in many states, often offer a more budget-friendly housing solution compared to traditional stick-built homes, which can be particularly attractive in a competitive market.
- Established Location:Being an existing mobile home park in Lake Charles, Labluff Mobile Home Park is part of an established residential area within the Moss Bluff community. This means existing infrastructure and a known geographical context.
- Direct Utility Connections:The availability of individual utility hookups (water, sewer, electric) on each lot is a standard and essential feature, allowing residents to connect their homes to necessary services.
- Community Structure:Like all mobile home parks, Labluff provides a defined community layout, where homes are situated in close proximity, fostering a neighborhood feel.
It is crucial, however, to address concerns highlighted in customer reviews, which indicate areas where the park may not meet expectations for all residents:
- Concerns about Park Upkeep:Reviews describe the park as "run down and filled with old rusty trailers" and "a dump." This suggests potential issues with the aesthetic appeal and overall maintenance of the common areas and some residential units within the park.
- Management Communication and Support Issues:Several reviews point to significant challenges in communicating with the owner/management regarding basic services like lights and water, as well as unresolved issues like a requested deposit refund and alleged failure to assist with utility problems. This raises concerns about responsiveness and resident support.
- Security and Safety Concerns:One review explicitly mentions "lost all my food that people took stuff broken into my house my trailer took eight fishing poles to ACS units some canned food a bunch of stuff." This is a serious concern regarding the security within the park that prospective residents should be aware of and investigate.
- FEMA Trailer Considerations:The mention of a "FEMA trailer" in one review suggests that some units might be temporary housing solutions used after disasters. Regulations concerning FEMA trailers, including restrictions on sale and duration of occupancy, are important for any resident of such a unit to understand.
- Transparency of Information:The discrepancy between initial phone conversations with the owner and the actual appearance of the park ("he made this place sound so amazing... I would be embarrassed to live here") highlights a potential issue with the transparency of information provided to prospective residents.
Prospective residents should conduct thorough on-site visits and seek direct clarification on these points before committing to residency.

It is strongly recommended that any prospective resident contact the park directly, ideally arrange for an in-person visit to the specific lot they are considering, and clarify all terms, conditions, and expectations regarding the property and park management. For locals in Lake Charles, Louisiana, considering Labluff Mobile Home Park, the suitability of this location largely depends on individual priorities and a thorough understanding of its current state. As a mobile home park, it offers the inherent appeal of a potentially more affordable housing option in Calcasieu Parish, a significant factor in today's housing market. Its location in the Moss Bluff area provides a suburban setting that balances a quieter residential atmosphere with reasonable access to the amenities and services of Lake Charles.
However, prospective residents must conduct diligent due diligence. The customer reviews, which are part of the available public data, raise notable concerns regarding the general upkeep and appearance of the park, management's responsiveness, and even security. These are critical factors that directly impact the quality of life for residents. For Louisianans, who are accustomed to valuing community and clear communication, these points warrant careful investigation.
While the park provides the fundamental infrastructure for mobile home living (individual lots with utility hookups), the reported challenges with maintaining these services and the overall environment suggest that the actual resident experience may differ from typical expectations. Therefore, Labluff Mobile Home Park could be a housing option for those who prioritize location and affordability above all else, and who are prepared to thoroughly inspect the property and clarify all aspects of residency directly with management before making any commitments. For locals seeking a practical housing solution, an in-person visit and direct, detailed discussions are imperative to ensure that their expectations align with the realities of living at Labluff Mobile Home Park.

Sep 23, 2023 · Wendy ChessonWhen I talked to the owner over the phone he made this place sound so amazing and convinced me to meet him in Moss Bluff to put down a deposit. We met at Walgreens and I paid him $100. A couple days later I went over there to look at the lot. I would be embarrassed to live here. Its run down and filled with old rusty trailers. They must have paid those people to write the reviews on here because that place is a dump. I called the owner and told him I was not moving there and requested my deposit back. Now he is ignoring me.Stop avoiding me and pay it back. Thanks
