Conclusion: Why this place is suitable for locals
For Illinois locals, particularly those in Southern Illinois seeking an affordable and stable housing solution, Knotty Pines in Red Bud presents a compelling option, albeit with considerations based on recent public feedback. Its primary suitability lies in its long-standing history as a "family owned and operated" manufactured home community, which historically has aimed to provide a "safe, quiet, and affordable" place to live. The availability of homes at "lowest possible prices" and "low monthly site fees" is a significant draw for Illinoisans looking for cost-effective homeownership. Red Bud itself offers a desirable "low cost of living" compared to many other areas in Illinois, further enhancing the financial viability for residents. The town provides essential amenities, including "great schools, a variety of retail establishments, services, and industries," all within a small-town atmosphere that fosters community spirit. The proximity to St. Louis (about 40 miles away) offers residents the best of both worlds: peaceful small-town life with convenient access to a major metropolitan center for employment, entertainment, and specialized services. While recent reviews highlight serious concerns regarding alleged increases in lot rent, security issues, and perceived inconsistencies in rule enforcement and maintenance from new ownership, the presence of an on-site manager like Shirley, as mentioned, suggests a point of contact for addressing resident needs. It is crucial for prospective residents to conduct thorough due diligence, including direct communication with management to understand current policies, lot rent structures, security measures, and maintenance plans. Despite these reported challenges, for Illinoisans prioritizing affordability, the opportunity for homeownership, and a community setting in a well-located small town, Knotty Pines in Red Bud offers a foundational option that, with careful consideration, could still serve as a viable home. The "community's value is unmatched" by providing a stable neighborhood where residents can live, work, and play, particularly for those who "respect the rules and take care of their homes."

Knotty Pines Reviews
Before this place was sold to a out of state company it was a great place to live. Now lot rent has almost doubled and there's thieves that have moved into the park. I personally have had people steal from my house and broken into my place. And lot rent is still going up every year and the new owners refuse to put in security cameras. I can't wait to get out of here.
Sep 15, 2019 · Eric ZweigartGeramy D is a totally fake review! There is/was? a Jeremy who is a heartless disrespectful manager overseeing numerous trailer parks in southern Illinois for the owner. Most people in the Knotty Pines community are good people that respect the rules and take care of their homes. Then you have the trailer trash. Some don't believe in mowing grass more than every 2 weeks. Management should have someone mow it and bill those people and it would change. Some have dogs exceeding the 30 pound rule and some have 2 dogs over 30 pounds. Dogs not on a leash. A few people who leave there trash can along the street for days and we have one that has be sitting now going on 2 weeks. Some won't even replace broken mini blinds. Some don't wash the algae off there home. Why don't the same rules apply to all residents? There are a few trailers that are falling apart and should no longer be allowed in here. The owner will not fix or maintain concrete driveways. Some are completely broken up. They won't trim trees. How about a storm shelter? They say it's the renters responsibility.,yet the lot rent goes up every year. They say they are a family friendly community. How about a play area for our kids? How about some speed bumps to slow down the disrespectful people who fly up and down the street every time they are driving. Speed limit signs say 20 mph as you enter Knotty Pines but the only ones that obviously know how to read are the older people or people who are looking to possibly see what homes are for sale. I know I have seen people driving at least double the speed limit day in and day out. We do have a nice lady named Shirley who is the on site manager and I know you will respond to this post. After I saw the fake post by Geramy D, I had to say my part.
