Beyond this core service, management is responsible for common amenities and infrastructure. However, a review of resident feedback indicates significant concerns about the actual delivery and maintenance of some promised services and amenities.
Specific services and areas of concern mentioned by residents include:
- Lot Rental: The fundamental service of providing land space for manufactured homes. Residents report frequent and unpredictable increases in lot rent, noting that it is raised "every 3 to 6 months," which impacts financial stability and planning.
- Amenity Maintenance (Pool): A pool is an amenity provided to residents. However, one resident noted the pool did not open until "late July" in one year, with management reportedly attributing the delay to a lack of tenant volunteers, despite it being an amenity provided by the park.
- Infrastructure Maintenance (Streets): Management is responsible for the maintenance of community roads. Residents report that the streets have "massive pot holes" and that management frequently provides excuses when asked about repairs, while simultaneously installing "a brand new black top in the office parking lot."
- Infrastructure Maintenance (Tree Trimming): Tree trimming and general landscape upkeep have been mentioned as an area of concern that residents have attempted to contact management about via email.
- Visitor Parking Management: The park enforces a strict visitor parking policy. Visitors are reportedly required to park at the main office, regardless of the distance to the resident's home, and then must walk. Residents report receiving towing stickers for visitors parking for even short durations, such as ten minutes, raising concerns about hospitality and convenience.

The decision to choose Kingswood Mobile Home Park as a place of residence should be based on a thorough and objective evaluation of all available information, which includes both the basic physical details and the lived experiences of current residents.
On the one hand, a mobile home park provides a specific housing option that may be suitable for certain budgets or lifestyles in the Grand Island area. The presence of a Wheelchair accessible parking lot is a positive, factual feature that addresses a key accessibility need. The location in Grand Island provides access to the opportunities and infrastructure of a major Nebraska city.
On the other hand, the publicly available customer reviews present extremely serious and pervasive concerns that directly impact the quality of life, financial stability, and personal dignity of residents. The reviews allege:
- Financial Exploitation: Allegations of being "under handed," "thieves," and raising lot rent with excessive frequency ("every 3 to 6 months").
- Discrimination and Cruelty: Serious, direct claims of management discrimination against the Hispanic community, with one resident reporting they were told, "we do not provide service to anyone who can't speak English," and a manager allegedly stating "she will make this community white again." There are also claims that the owners "exploit the ones they discriminate against" and that people are treated in a "cruel and mean" way.
- Poor Maintenance: Specific, long-standing issues with "massive pot holes" and delayed opening of common amenities like the pool, despite the immediate maintenance of the office parking lot.
- Harsh Enforcement: Overly strict and costly towing practices that affect visitors, even for brief stops, creating a difficult living environment for families and guests.
Given the severity and detail of the public complaints—which constitute the majority of the "available public data"—it is necessary for any prospective resident to exercise extreme caution and perform due diligence. It is highly recommended to speak directly with multiple current, long-term residents *off-site* to gain a full understanding of the current management style, maintenance commitment, and community atmosphere before signing any lease or making any financial investment in the park. The choice should reflect a balance between the convenience of the housing type and the documented operational and ethical concerns within the community. The available information suggests that the negative factors must be taken very seriously when making a decision about residency at Kingswood Mobile Home Park.
This overview is intended to be a factual summary of the community based on the provided, limited, and specific data points. The actual experience of living at the park may vary, but the documented concerns are significant and warrant careful consideration by any person or family in the Nebraska region exploring this housing option.

★ 5★ 4★ 3★ 2★ 1I've lived here for going on four years, one word horrible! The streets have massive pot holes and a lot not just a few. When we ask when they are going to fix them there is always an excuse, but yet they put in a brand new black top in the office parking lot to make it look nice! The pool this year didn't open till the late July and when I asked why I was told because nine of the tenant'swould volenteer! That is a amenity provided. Not the resident's responsibility. I have sent email after email regarding the street's, the pool, the tree trimming && to report the horrible rude and degrading treatment to the resident's here epically the Hispanics. This is a large Hispanic community and the young lady Gabby who works in the office that was hired as a bilingual office assistant was told by the new manager we do not provide service to anyone who can't speak English. This is America she also told her she will make this community white again. I do not recommend living here and the new mobile homes they are moving in my friend lives in one and it had cockroaches in the walls. Also if you have visitors they have to park at the office doesn't matter how far you live from the office then they have to walk to your house. I just had a baby and my mom is over here almost everyday and everyday she gets a towing sticker even if she tops for 10 minutes or less just to drop off food. Do not recommend at all.
September 05 · Lana MaciasThe owners are under handed and causes tenants trouble. They raise the lot rent every 3 to 6 months. I know they have someone towing off cars without warning and charge outrageous charges. Cruel and mean the way people are treated. They exploit the ones they discriminate against. They need to learn compassion and empathy. Thieves.
May 06 · Tammy Joyce WoodringA big place with lots of mobile homes spaced close together and streets that wind and easy to get lost. Streets are old and in need of repair. Alot of older trailers and sheds. Somewhat cleaner than other trailer parks in GI.
April 19 · Nancy SensenbachI play bingo there every Tuesday place is clean staff r nice food is good if u have the right person cooking..be nice if they did dances with live bands again and had it open to public to come..
April 26 · Christina WarnerIt's a trailer park, and they act like it's some rich gated community. If you don't have a perfect credit score they don't even want you living there. Manager is rude and inky answers the phone when she feels like it also.
