Based on the provided customer reviews, the services offered by Kings Way Mobile Home Community appear to be primarily focused on lot rental and basic community management, though significant concerns are raised about the quality and consistency of these services. Generally, a mobile home park provides:
- Lot Rental: The core service is leasing individual plots of land where residents can place their manufactured homes. This typically includes access to utility hookups (water, sewer, electricity), with residents usually responsible for their own utility bills.
- Community Management: There is a management team responsible for overseeing the community, collecting lot rent, enforcing park rules (though consistency of enforcement is questioned by reviewers), and handling resident issues. The review mentions a "management team" and "the renters office lady," indicating this administrative function.
- Maintenance and Repairs (Reported as Inconsistent): While parks are generally responsible for maintaining common areas and infrastructure (like sewer lines), the reviews indicate significant issues with the timeliness and quality of repairs. Specifically, a "sewer issue" that took "over 6 months to get fixed" and "plumbing company to cut through the electrical lines numerous times" are cited.
- Lease Agreements: The existence of a "lot rent lease" is confirmed, which outlines terms and conditions, including responsibilities regarding property damage.
It is crucial for prospective tenants to thoroughly review all lease agreements and directly inquire about the specifics of maintenance policies, utility arrangements, and how concerns are addressed by management.
Based on the provided customer reviews, which present a highly critical perspective, the features and highlights of Kings Way Mobile Home Community are described largely through the lens of tenant dissatisfaction. However, to provide a factual overview, these points can be framed in terms of the community's characteristics and reported issues:
- Tenant Responsibility for Property Damage: The lease agreement "clearly states they are not responsible for your property if anyone does anything while living there." This is a stated policy feature regarding liability for tenant property.
- Reported Inconsistent Rule Enforcement: Reviewers claim management "pick and choose what rules they enforce" and that "supposed no felons are allowed in this community but they have plenty there living and are not on the lease." This highlights a reported characteristic of rule application within the community.
- Reported Issues with Children and Pets: Concerns are raised that management "allow kids to play and wander in the streets" and "allow dogs to roam the place and potentially attack someone," indicating perceived issues with supervision and pet control.
- Reported Lack of Aesthetic Improvement Efforts: A reviewer states management "make no efforts to improve the look of the place," suggesting a perceived lack of investment in community aesthetics.
- Reported Chronic Infrastructure Problems: A significant highlight of concern is a "sewer issue" that reportedly took "over 6 months to get fixed," during which time a tenant "couldn’t properly use my bathroom." This points to a history of prolonged infrastructure problems.
- Reported Utility Damage During Repairs: During the sewer issue, the "plumbing company to cut through the electrical lines numerous times as well as my internet without any reimbursement" is highlighted as a negative consequence of repair work.
- Tenant Perceptions of Safety/Security Concerns: One detailed review describes incidents of property damage ("new car was sliced"), physical assault, and threats, leading the tenant to feel unsafe and take defensive measures. This indicates a perceived lack of security or effective response to incidents.
- Variable Resident Experience: Despite serious complaints, one reviewer notes, "most of all the residents out here are very nice people. They are raising their families and it is quiet out here most of the time." This suggests that the daily living experience can vary for residents.
Prospective residents are strongly advised to thoroughly investigate these reported issues and directly confirm conditions and policies with park management before making any commitments.

The provided customer reviews highlight significant and repeated concerns regarding property security, management responsiveness to maintenance issues (e.g., the prolonged sewer problem), consistent rule enforcement (e.g., regarding felons or pet control), and overall tenant safety and well-being. These are serious points that prospective residents must investigate.
This due diligence should include, but not be limited to, contacting the park directly to inquire about all policies, reviewing lease agreements meticulously, and, if possible, visiting the community in person to observe conditions and potentially speak with current residents to gather a broader perspective on their experiences. Ultimately, the suitability of Kings Way Mobile Home Community for a North Carolina local will hinge on how well its actual operational practices, community environment, and tenant experiences align with the individual's expectations for safety, comfort, and management responsiveness.

Kings Way Mobile Home Community Reviews
The lot rent lease clearly states they are not responsible for your property if anyone does anything while living there. I understand but the police say the same thing. I never had a problem out here until it was sold over 5 years ago, and my new car was sliced from front to back, the law would not allow an arrest because I only heard them laughing, I didn't go outside until I woke up the next day to find 3000 dollars of damages, two days before that I was snuck up and attacked by a man over 200 lbs while cutting my grass, he started slinging branches hitting me in the head so hard I could not see who was attacking me. But I am a 63 year old woman who lives alone, and I think most people don't have problems out here. They all have husbands, these other ladies. I woke up the fourth morning being screamed at that today I was dead, dead dead. Well, she is the one who had that man attack me the start with. I believed her. I got my rifle as I saw him approaching my yard, and stood on my porch and fired towards the woods just to let him know I did have protection this day, so this time, they call the law and I am for defending myself. They have not bothered me since, tho, that i know of. I don't like it here anymore, and I am in a 3 bdrm 2 ba home and I think they all want it. I wish I could find an apt for seniors to live safely in. Let them have this place. I am ready to leave, flowers and all. Here is the picture of the fence he put up to keep them out of my yard, I never once bothered them in her yard. I'm happy to say most of all the residents out here are very nice people. They are raising their families and it is quiet out here most of the time.
Mar 02, 2024 · Teresa EzzellThe management team here is absolutely atrocious, they pick and choose what rules they enforce for Trubuild, supposed no felons are allowed in this community but they have plenty there living and are not on the lease. They allow kids to play and wander in the streets, allow dogs to roam the place and potentially attack someone and make no efforts to improve the look of the place. Took them over 6 months to get their sewer issue fixed, 6 months where I couldn’t properly use my bathroom. Allowed to plumbing company to cut through the electrical lines numerous times as well as my internet without any reimbursement to me and any others affected by Allstar plumbing. I wouldn’t recommend this place to anyone. Not worth it, waste of time and money.
Oct 31, 2024 · Christopher ConnerAs long as I stay inside I'm somewhat satisfied!! However, if you go outside it's like you wonder are these actually grown human beings living like this. I feel like I'm living in the slums!! And all complaints are swept under a rug!! Had I known what I know now, I would of kept driving!!RESPONSE:These low life's remember me!! 🤣
Oct 08, 2024 · Angel McDowellLot rent is sky high ($390, may 2024). Lots of thieves around. Just came back from work on Friday, sep 15th, 2023, on trash recollection day to find out my big garbage bin had been stolen. My AC unit was stolen the first week I moved in. Lots of vicious dogs live inside some homes, but they are left roaming free to poo. I almost got attacked twice when walking from my door to my car. In march 2024, my VW Passat 2001 was towed/stolen from my parking spot included in my lot rent. I couldn't afford to pay insurance for two cars, so I had no license plate on one temporarily, but the admin didn't care, and they took it anyway. Outrageous. Intrusive. Overreaching. Leave me alone. Every weekend when I come back from work, annoying new neighbors are parked on my designated spots. Will it be like this from now on? I'm afraid to report or ask them to move their cars because they smoke weed daily, and I feel intimidated. The smell is unbearable.
Apr 02, 2024 · racevmtzI was a little hesitant because of previous reviews mentioning theft. But recent new management was committed to improving in the safety area. Otherwise, the property has been renovated since the last time I visited (circa 2022). I would recommend giving it another go.
