King Village Introduce
For many families and individuals across Oregon, the search for a comfortable, community-oriented, and affordable housing solution near the Portland metropolitan area often leads to investigating quality mobile home parks. These communities offer a distinctive style of living where residents own their home but lease the space, providing a valuable entry point into the desirable Portland/Tigard housing market. One such community is King Village, an established and expansive manufactured home park designed to accommodate a diverse, all-age population.
Located conveniently on the edge of the vibrant suburbs of Tigard and King City, King Village is not just a collection of homes; it is a developed community that aims to offer a peaceful, country-like setting while maintaining close proximity to urban conveniences. The park is structured as an all-age manufactured home community, meaning it welcomes residents of all life stages, from young families to retirees. The goal is to provide a comprehensive living environment, complete with shared amenities and a focus on community spirit.
Resident experience within the community presents a mixed, but intensely focused, picture of life at King Village. While one long-term resident noted significant issues related to what they perceived as excessive and unprofessional property management harassment over minor aesthetic details, high space rent increases, and persistent plumbing issues, another family, the Alvarezes, offered glowing praise for a current management team (Valarie and Makenzie). The Alvarez family specifically highlighted the current management's efforts to foster a positive, safe community atmosphere through family and kids events and celebrations, as well as their readiness to assist with problem-solving. This suggests that while there may have been past challenges, there is a current, dedicated effort to enhance community life and management responsiveness.
King Village boasts a highly desirable location in the Tualatin Valley area, offering a blend of quiet residential life and superb regional connectivity.
The official community address is:
- 12450 SW Fischer Rd, Portland, OR 97224, USA
Strategically positioned on SW Fischer Road, the park sits minutes from the bustling core of Tigard and the tranquility of King City. This location offers quick and easy access to a wealth of local necessities and regional attractions. Residents are within a short drive of major shopping centers, grocery stores, various healthcare facilities, post offices, and recreational areas, including local golf courses. Furthermore, its proximity to Highway 99 makes for a quick trip to communities like Sherwood and provides excellent arterial access to the greater Portland area via I-5, making commutes and weekend excursions manageable for Oregon residents. This highly accessible location is one of the park’s main selling points, providing residents with the best of suburban convenience.
In keeping with modern standards, King Village prioritizes accessibility for all residents and visitors, featuring:
- Wheelchair accessible entrance: Ensuring smooth entry into the community facilities.
- Wheelchair accessible parking lot: Providing dedicated, convenient parking spaces for those with mobility challenges.
These features demonstrate a clear effort to create an inclusive environment for the diverse families that call this Portland-area mobile home park home.
King Village offers an extensive range of services and facilities that go beyond basic lot rental, aiming to create a comprehensive, engaging community lifestyle:
- Manufactured Home Lot Rental and Community Management: The foundational service, which includes professional administration, common area maintenance, and the enforcement of community guidelines (though the strictness of these rules has been a point of contention for some residents).
- Recreational and Social Programming: Current management has been specifically praised for organizing family and kids events and celebrations, working to strengthen community bonds and provide entertainment for all ages.
- On-site Amenities Maintenance: This includes the upkeep of a large community park and various recreational facilities (see Features/Highlights), ensuring they are clean, safe, and available for resident use year-round or seasonally.
- Administrative Assistance: Management is available to guide new residents through the move-in and approval process and to assist current homeowners with compliance and issue resolution, demonstrating a commitment to supporting residents in problem-solving.
- Utility Management and Infrastructure Maintenance: The park handles the overall maintenance of community utility systems, including water and plumbing, although residents have noted this has been a recurring challenge with pipe bursts.
The amenities at King Village are designed to enhance the quality of life, offering residents on-site options for fitness, recreation, and social engagement:
- Comprehensive Community Center: The hub of activity, featuring a recreation room, kitchen, and a billiards room for social gatherings and private use.
- State-of-the-Art Fitness Center: Available to residents 365 days a year, providing a convenient way to stay active without leaving the community.

★ 5★ 4★ 3★ 2★ 1- We have lived here for 10 years now and although it is a clean area. The property management is the worst, very unprofessional and will continuously harass you and take pictures of your property and advise it does not meet their guidelines, I am not talking about trashed houses or clutter I am talking about harassment over having a kids toy/bike in your backyard or anything really, you have to have permission to leave anything out and what color to paint your house and any modifications have to be also approved. There are many homes not selling in the community due to being over priced and on top of that space rent goes up yearly and is over priced, that’s not including what your mortgage would be if you’re not buying cash. I would never recommend this place solely due to property management. They are continuously hiring new managers that will then quit so when you have any questions it will take time to get an answer or sometimes you get no answer. On top of this they have had major plumping issues and we have pipes that burst yearly cause sling the streets to fill up with water. January 31 · Stephanie Leon
- First time in 18 years of being a home owner here feeling absolutely safe and content with the management team . Valarie and Makenzie have gone above and beyond to bring our community together with family and kids events and celebrations . Any time an issue or need arises and we need assistance or guidance on how to fix they are ready to help us problem solve . Our entire family appreciates you both . Keep up the great work.-The Alvarez family March 13 · Angie Alvarez
- Love, love, love the sweet treats ice cream golf cart! What a great idea, kudos to the King Village staff! August 08 · Heather Niemie-Zaman
- Good nice manufactured homes, and apartments. Has pool, gym, Community center and more... Relatively cheap Housing for what it is, and low property taxes. March 29 · Theodore Demas
- King village raises the rent so much every year, but were not getting anything for it. The pools not open year round, they cut down a ton of trees and bushes(which is one reason I bought the house, it felt like I was out in nature) so there's less for them to maintain, there's a huge sink hole behind my house they haven't done anything about, there's only certain colors you can paint your own house, they spend money on redoing the gym and repaying the road when they should have put that money into fixing the plumbing under the roads since we keep having leaks. I'm not sure why they keep raising 5he rent, this place is getting shittier and shinier. I love my house, it's the first one I've owned but there's so many rules here you get written up for or you have to get approval for anything you do to the outside of your house. I want to paint and decorate it the way I want to. January 18 · heather Mitchell
