Mobile home parks, including King Mobile Home Estates, generally provide a foundational set of services to their residents, focused on the management and maintenance of the community. While specific offerings should always be confirmed directly with the park's management, common services typically found in such communities in North Carolina include:
- Lot Leasing: For residents who own their manufactured homes, the park provides leased lots within the community, offering a designated space for their residence.
- Property Management: A management entity is typically responsible for overseeing the park's operations, managing lot leases or home rentals, and addressing general resident inquiries and concerns. Public reviews indicate a challenge in finding contact information for management, which is a point for prospective residents to verify.
- Utility Access: While individual residents are commonly responsible for their own utility bills (such as electricity, water, and sewer), the park provides the necessary infrastructure and hookups to connect to these essential services.
- Basic Community Maintenance: This usually involves the upkeep of common areas and internal roads within the park, contributing to the overall appearance and functionality of the community. North Carolina regulations often require mobile home parks to maintain common areas, roads, and utilities up to the hookup point to mobile homes.
It is crucial for prospective residents to directly contact King Mobile Home Estates management to clarify all specific services included in the lot rent or any rental agreement, any additional fees, and the precise responsibilities of both the park and the tenant concerning home and lot maintenance. This detailed understanding is essential for a clear and transparent living arrangement.
Based on its classification as a mobile home park in King, NC, King Mobile Home Estates likely offers several general features that may appeal to potential residents, despite some challenging public reviews.
- Affordable Living Potential: Mobile home parks often provide a more budget-friendly housing solution compared to traditional stick-built homes or apartment complexes, making homeownership or renting more accessible.
- Individual Home and Lot Space: Unlike apartment living, mobile homes in a park setting typically offer residents their own independent dwelling and often a small yard or outdoor area, providing more privacy and personal space.
- Community Environment: Mobile home parks, by their nature, create a defined community where residents can potentially interact and foster a sense of neighborhood.
- Location in King: Being situated in King provides access to a local, smaller-town atmosphere while still offering proximity to the amenities and opportunities of larger nearby cities like Winston-Salem.
- Accessibility to Education: Its proximity to educational institutions such as Wake Forest University, Winston-Salem State, and Forsyth Tech. Community College could be a highlight for students or faculty.
- Nearby Shopping and Recreation: The presence of nearby shopping centers and parks (like Riverwood Therapeutic Riding Center and Pilot Mountain State Park) offers convenience for daily needs and leisure activities.
It is important to acknowledge the public reviews which express concerns about resident behavior (yelling/fighting, off-leash dogs, privacy invasion by an older male resident looking into yards) and difficulty in contacting management or finding landlord information. Prospective residents should investigate these aspects thoroughly before committing to residency.
Regarding promotions or special offers, mobile home parks like King Mobile Home Estates may or may not have ongoing incentives. Any such offers are typically dynamic and depend on current market conditions, availability of lots or homes, and specific business strategies. While specific details cannot be provided without direct knowledge, common types of offers in the mobile home market can include:
- Move-In Specials: Such as a reduced initial lot rent or waived application fees for new residents.
- Lease-Up Incentives: For instance, a discount for signing a longer-term lease agreement.
- Home Purchase Incentives: If the park also sells homes, there might be special pricing or financing options for new manufactured homes within the community.
To ascertain if King Mobile Home Estates is currently offering any promotions or special incentives, the most reliable approach is to attempt to contact their management directly. This will provide the most accurate and up-to-date information on any available offers.

This economic advantage can be a significant draw for those looking to manage their housing costs more effectively, allowing for a more attainable pathway to a distinct living space. For individuals or families who are looking for a standalone home without the higher price tag of a traditional house, a mobile home park can provide a valuable solution.
However, it is crucial for prospective residents to be aware of and thoroughly investigate the concerns raised in public reviews regarding resident behavior (such as noise and off-leash pets) and, notably, the reported difficulty in contacting management or identifying the landlord. While the location and the general concept of mobile home living might be appealing, the quality of community management and enforcement of rules directly impacts resident experience. For locals, a diligent approach involving a personal visit, attempts to contact management, and observation of the community environment is highly recommended.
In conclusion, for North Carolinians who prioritize a potentially affordable housing solution and a residential setting in King, King Mobile Home Estates offers a living option. With careful due diligence regarding management responsiveness and community conduct, it could align with the needs of those seeking manufactured home living in the region.

King Mobile Home Estates Reviews
I live near this trailer park, not in it. Everyone I have come into contact with that lives here seems to be disrespectful. There has been yelling/fighting at random times of night. People don’t have their dogs on a leash and don’t care that they bother anyone else’s animals or property. I have seen, on more than one occasion, an older man looking over our fence into our back yard.. just standing and watching. I will ask these people to please stop and stay farther away from our property because it’s causing an issue, they basically each tell me they can do whatever they want, what I say doesn’t matter. I can’t find any number to call, or information on who the landlord is. I don’t even live in this trailer park and still have to face the issues of the people in it on a daily basis.
