Kerryview Mobile Home Park Introduce
For individuals and families in Pennsylvania considering affordable living options in a rural setting, Kerryview Mobile Home Park, located in Columbia Cross Roads, PA, presents itself as an established "older country trailer court." This type of community often appeals to those seeking a quieter lifestyle away from the hustle and bustle of more urbanized areas, offering a sense of calm characteristic of country living.
Mobile home parks can provide an accessible entry point into homeownership or a more budget-friendly rental option compared to traditional stick-built housing. They typically offer a sense of community, where residents can connect with neighbors and enjoy a more relaxed pace of life. Kerryview Mobile Home Park, being an "older country trailer court," suggests a more mature community with established roots in the Columbia Cross Roads area. Prospective residents often look for affordability, a peaceful environment, and a sense of belonging when considering a mobile home park.
However, it is crucial for anyone considering Kerryview Mobile Home Park to be fully informed about potential considerations, as highlighted in available public reviews. While some may appreciate the "older country" charm, recent feedback points to significant concerns regarding property conditions, maintenance, and the overall living environment. These critical points include issues such as mold, unaddressed repairs, and cleanliness upon move-in for some units, as well as concerns about animal populations within the park. Therefore, a thorough personal inspection and direct communication with park management are highly recommended for any interested parties to ensure the property meets their individual standards and expectations.
Kerryview Mobile Home Park is situated at Fairbanks Rd and PA-14, Columbia Cross Roads, PA 16914, USA. This location places it in a rural part of Bradford County, in north-central Pennsylvania. The address indicates a setting that is typically quieter and offers more open spaces compared to densely populated areas, aligning with the "older country trailer court" description.
For Pennsylvanians, particularly those looking to reside in a more serene, agricultural area, Columbia Cross Roads offers a lifestyle removed from major city noise. While not directly on a major interstate, PA-14 provides connectivity to surrounding towns and communities. This accessibility is suitable for individuals who may work in nearby towns or prefer a commute that traverses scenic rural routes rather than congested highways.
Being in Columbia Cross Roads, residents of Kerryview Mobile Home Park would be part of a smaller community, which can offer a stronger sense of local identity and neighborly interaction. Essential services such as local grocery stores, gas stations, and community amenities would typically be found in Columbia Cross Roads itself or in slightly larger neighboring towns, requiring a short drive. The location is appealing to those who value peace and quiet and are comfortable with living in a less urbanized environment. However, prospective residents should consider their commuting needs and access to specific services that might be more readily available in larger towns or cities. It's always advisable to explore the immediate vicinity to understand local conveniences and travel times to frequently visited destinations.
Based on the publicly available information, including the provided reviews which highlight some significant concerns, specific "services offered" by Kerryview Mobile Home Park are not extensively detailed in a positive light. Mobile home parks generally provide certain fundamental services to their residents, which would typically include:
Lot Rentals: The primary service of a mobile home park is the rental of individual lots or "pads" where residents can place their manufactured or mobile homes. This would typically include access to utility hookups (water, sewer, electric) at the site. However, one review specifically mentioned "heat ducts under my house were in extreme disrepair which resulted in wasting propane," suggesting that the maintenance of utility infrastructure leading to individual homes may be a concern.
Road Maintenance: Maintaining the internal roads within the park for resident access. Given the "older country trailer court" description, these might be gravel or older paved roads.
Waste Management: Provision of a communal dumpster or a system for trash collection. No specific details are available regarding this service for Kerryview Mobile Home Park.
Basic Groundkeeping: While not explicitly stated as a robust service, mobile home parks are generally expected to maintain common areas and ensure a certain level of overall park cleanliness. However, reviews mentioning "filthy when I moved in" and "over run with cats which makes the hole park smell like a than litter box" suggest significant issues with general cleanliness and pest management that fall under park maintenance responsibilities.
On-site Management/Point of Contact: A mobile home park typically has a management entity or owner responsible for addressing resident concerns, collecting lot rent, and overseeing park rules. The review's reference to "Repairs that were never done" and attempting to "agree to clean for money off the rent and that never happened" indicates potential issues with responsiveness and follow-through from management.
It is important to reiterate that the provided reviews paint a concerning picture regarding the actual delivery and quality of these standard services at Kerryview Mobile Home Park. Prospective residents are strongly advised to investigate these aspects thoroughly before committing to residency, including speaking directly with current residents if possible, and requesting a detailed list of services and management responsibilities.
Based on the provided public reviews, which are critically negative, identifying "features" and "highlights" in a promotional sense for Kerryview Mobile Home Park is challenging. However, from a factual standpoint, and acknowledging the stated concerns, we can note certain attributes:
"Older Country Trailer Court" Character: This phrase suggests a specific type of mobile home park that might appeal to those seeking a very rural, unpretentious, and established community feel. For some, the "older country" aesthetic might evoke a sense of nostalgic simplicity, potentially offering a different kind of living experience than newer, more amenity-rich parks.
Rural Setting in Columbia Cross Roads: The park's location in Columbia Cross Roads, PA, places it in a quiet, less densely populated area of Bradford County. This rural environment could be considered a "highlight" for individuals who prioritize peace, quiet, and proximity to nature over urban conveniences. It may offer more open space around homes compared to city living.
Affordable Living (Potential): While the reviews strongly criticize the condition of units, mobile home parks, in general, are often sought after for providing more affordable housing solutions compared to purchasing or renting traditional homes in the region. If lot rent is comparatively low, this could be a practical feature for budget-conscious individuals, provided the condition of the homes and park infrastructure is deemed acceptable by the resident.
It is absolutely critical to note that the existing reviews present severe negative concerns that overshadow any potential positives. These include:
Significant Health and Safety Concerns: "Mold in every room" causing "health issues" is a major red flag. This indicates a serious problem with the structural integrity or maintenance of the units, posing a direct health risk to residents.
Lack of Maintenance and Repairs: Reviews explicitly state "Repairs that were never done" and "filthy when I moved in," including "animal feces and urine including a pile of human feces in one room." This points to extreme neglect of property standards prior to occupancy and a failure to address essential maintenance issues during tenancy.
Pest and Odor Issues: The park being "over run with cats which makes the hole park smell like a than litter box" indicates a severe problem with animal control and sanitation, creating an unpleasant living environment.
Utility Infrastructure Problems: "Heat ducts under my house were in extreme disrepair which resulted in wasting propane. And also cats getting under my house and into the duct work" highlights significant issues with critical home systems and park infrastructure.
Given these serious concerns from a past resident, any prospective individual considering Kerryview Mobile Home Park must undertake an extremely thorough and diligent personal inspection of any specific unit and the park's common areas, and seek independent professional advice regarding home and park conditions.
Based on the publicly available information, particularly the highly critical customer reviews, there are no mentions or indications of promotions, special offers, or incentives for prospective residents at Kerryview Mobile Home Park.
Mobile home parks, especially those described as an "older country trailer court" and receiving the kind of negative feedback seen for Kerryview, typically do not advertise promotional deals. Their appeal, if any, often relies on perceived affordability of lot rent compared to other housing options in the region, rather than on advertised discounts or move-in incentives.
In general, mobile home parks that are well-regarded and actively seeking new residents might offer:
Move-in specials (e.g., first month free, reduced security deposit).
Referral bonuses for existing residents.
Discounts for long-term lease agreements.
Incentives for purchasing new manufactured homes placed within the park.
However, given the serious concerns raised in the provided review regarding the condition of units, maintenance, and overall cleanliness, it is highly unlikely that Kerryview Mobile Home Park would be actively offering promotions. Their immediate focus, based on the review, would need to be on addressing the severe reported issues to meet basic habitability and sanitary standards.
Prospective residents interested in Kerryview Mobile Home Park should not anticipate any special offers. Instead, their primary focus should be on thoroughly inspecting any potential residence and the park grounds themselves, asking detailed questions about maintenance protocols, and ensuring that any agreed-upon repairs or conditions are documented and fulfilled prior to any commitment. Direct communication with the park management would be necessary to inquire about current lot rent, any associated fees, and the terms of lease agreements.
For inquiries about Kerryview Mobile Home Park, including lot availability, rental terms, or to schedule a visit, the primary method of contact would be through the provided address and potentially by seeking out any publicly listed management phone numbers.
Address: Fairbanks Rd and, PA-14, Columbia Cross Roads, PA 16914, USA
Please note that a direct phone number for Kerryview Mobile Home Park management or owners was not explicitly provided in the initial information, which typically limits direct communication options. In situations like this, prospective residents often rely on publicly available business listings or on-site signage for contact details.
Given the extremely negative review provided, it is critically important for anyone considering this mobile home park to exercise extreme caution and diligence when attempting to make contact and especially when visiting the property. It is strongly advised to:
Attempt to call any publicly listed numbers for the park's management or owner. A basic online search for "Kerryview Mobile Home Park contact" might yield results.
Visit the property in person during daylight hours. This allows for a visual assessment of the common areas, roads, and the general condition of homes within the park. However, be aware that you cannot enter occupied homes without permission.
If considering a specific unit, insist on a thorough interior inspection before any commitment. Document the condition with photos and videos.
Request clear information on who manages the park and what their responsibilities entail.
Inquire about maintenance procedures, pest control, and how resident concerns are addressed.
Due to the severe nature of the issues reported in the review (mold, filth, unaddressed repairs, animal infestations), prospective residents should prioritize their health and safety and conduct exhaustive due diligence before making any decisions about living at Kerryview Mobile Home Park.
Based on the provided information, including the highly critical customer review, it is challenging to confidently assert that Kerryview Mobile Home Park is "suitable" for locals in Pennsylvania without significant caveats. The review highlights severe issues that would make any living situation problematic and potentially harmful.
However, if we approach this from the perspective of what an "older country trailer court" could hypothetically offer, and acknowledge that some individuals might still consider it, we can outline the potential, albeit heavily overshadowed, points:
For some Pennsylvania locals, particularly those seeking the absolute lowest-cost housing options in a rural environment, an "older country trailer court" like Kerryview Mobile Home Park might be considered for its basic affordability in terms of lot rent. Its location in Columbia Cross Roads, PA, offers a very quiet, rural lifestyle away from the density and higher costs of more urbanized areas of Pennsylvania. For individuals who are highly self-sufficient, prefer a minimalist living situation, and prioritize a remote country setting above all else, this geographic placement could be seen as appealing.
In theory, an established park might also offer a sense of community among long-term residents, characteristic of smaller, rural neighborhoods. For those who enjoy a slower pace of life and appreciate the simplicity of country living, the immediate surroundings might align with their preferences.
However, it is paramount to address the severe concerns raised in the public review directly. The documented issues of "mold in every room," "filth," "animal feces and urine including a pile of human feces," "Repairs that were never done," and "heat ducts...in extreme disrepair" are not merely inconveniences; they represent significant health, safety, and habitability issues. The park being "over run with cats which makes the hole park smell like a than litter box" also indicates a serious sanitation and management problem.
Therefore, while the concept of an older, rural mobile home park might appeal to some locals for affordability and quiet, the specific conditions described for Kerryview Mobile Home Park make it unsuitable for healthy and safe living without drastic and verifiable improvements. Any local considering this location would need to conduct an extremely thorough personal inspection of any prospective unit and the entire park, ideally with independent professional advice, to ensure that the reported issues have been comprehensively resolved and that the living conditions meet acceptable standards for health, safety, and basic human dignity. Without such verified improvements, it would be irresponsible to recommend this location.

Kerryview Mobile Home Park Reviews
If I could rate this disgusting garbage hole lower than 1 star I would. The trailer I lived in in this park was horrible. Mold in every room! Which has caused me health issues. Repairs that were never done . it was filthy when I moved in and the filth included animal feces and urine including a pile of human feces in one room. I agreed to clean for money off the rent and that never happened. Also the park is over run with cats which makes the hole park smell like a than litter box. The heat ducts under my house were in extreme disrepair which resulted in wasting propane. And also cats getting under my house and into the duct work. If I knew how to go about getting that place inspected or whatnot I would. But I don't know where to start .So here's my warning to anyone looking to live here. Don't. I have added photos of the trailer from when I moved in in November of 2017 .
