Theirs nice people that live here you just can't get the landlord to do anything. The roads up in here need fixing you can't even get gravel and grass in the lots where nobody lives needs cut bad.The landlord of this place was suppost to pave the park and everyone's park space years ago when they raise the rent and it's never been done that was in the late 90's they sent a letter around telling every tenant that's why they was raising the rent in the first place. Please if anyone knows what the tenants of this park can do to get the landlord to do what they said in writing please let us all know because this just isn't right. Also the lot rent just got raised again in May of this year 2017. We have asked for gravel and still can't even get that done. Please help!!!!!!! I had to add a - Shannon Craig

Kentinia Trailer Park Introduce

For many Kentuckians, finding an affordable and stable place to call home is a top priority. Mobile home parks, often referred to as manufactured home communities, provide a viable and increasingly popular option for individuals and families seeking cost-effective housing solutions. These communities can offer a sense of belonging, a quieter lifestyle, and an opportunity to enjoy the benefits of homeownership without the traditional expenses associated with detached single-family homes. In the picturesque landscape of southeastern Kentucky, one such community that has served residents for many years is Kentinia Trailer Park in Wallins Creek.

Kentinia Trailer Park has been a part of the Wallins Creek community, offering a residential option for those looking for mobile home living. Like any established community, it has its unique character, shaped by its residents and its history. Understanding what a mobile home park like Kentinia offers involves looking at its location, the services it provides, and the lived experiences of its residents. This article aims to provide a clear and informative overview of Kentinia Trailer Park, from a local Kentucky perspective, drawing on publicly available information and community feedback to offer a balanced view.

Location and Accessibility

Kentinia Trailer Park is located at Camp Creek Rd, Wallins Creek, KY 40873, USA. This address places the community in Harlan County, a region deeply rooted in the natural beauty and rich history of southeastern Kentucky. Wallins Creek itself is a small, unincorporated community that embodies the charm of rural Kentucky living.

The accessibility of Kentinia Trailer Park is primarily by road. Camp Creek Road connects to larger state routes in the area, providing access to nearby towns and services. For residents, this means a connection to local amenities in Wallins Creek and the broader Harlan County area. While not situated in a bustling metropolitan center, its location offers a quieter, more laid-back lifestyle, which can be a significant draw for many. The region's topography, characterized by rolling hills and forested areas, contributes to a scenic drive to and from the park. Residents would typically rely on personal vehicles for transportation, as public transportation options are limited in more rural parts of Kentucky. The proximity to towns like Harlan, the county seat, means access to essential services such as grocery stores, medical facilities, and schools, typically within a reasonable driving distance.

Services Offered

As a mobile home park, Kentinia Trailer Park primarily offers land lots for rent, where residents can place their manufactured homes. The fundamental service provided is the leasing of these plots of land within a structured community environment.

  • Mobile Home Lot Rentals: The core service is the provision of individual lots for mobile homes. Residents pay a monthly lot rent to place their homes and utilize the community's shared infrastructure.

  • Community Infrastructure: The park provides the foundational infrastructure necessary for mobile home living, which includes access to utilities such as water, sewer, and electricity connections at each lot. Residents are typically responsible for connecting to these utilities and managing their own accounts with utility providers.

  • Basic Road Access: The park includes internal roads that provide access to individual lots. Historically, there have been concerns regarding the maintenance and quality of these roads, as noted in resident feedback. However, their presence is fundamental to the park's function.

  • Quiet Living Environment (Generally): Based on resident feedback, the park is described as "very quiet for the most part now that the riff raff has gone," suggesting an effort to maintain a peaceful residential atmosphere.

Features / Highlights

Kentinia Trailer Park, while a long-standing fixture in the community, has specific features and highlights that resonate with its residents, alongside areas that have historically been points of concern.

  • Affordable Housing Option: For many, the primary highlight of Kentinia Trailer Park is its offering of an affordable housing solution in the Wallins Creek area. Mobile home living often presents a lower cost of entry and monthly expenses compared to traditional stick-built homes, making it accessible to a wider range of budgets.

  • Established Community: As a long-standing park, Kentinia has an established community feel. Some residents have lived there for extended periods, contributing to a sense of neighborhood and familiarity. One review mentions "nice people that live here," highlighting the positive social aspect.

  • Quiet Environment: Recent feedback indicates that the park has become "very quiet for the most part," which is a significant highlight for residents seeking a peaceful living environment away from urban noise. This suggests a positive shift in community atmosphere over time.

  • Natural Surroundings: Being located in Wallins Creek, within Harlan County, residents are surrounded by the natural beauty of southeastern Kentucky. This offers opportunities for outdoor activities, scenic drives, and a generally pleasant rural backdrop for daily life.

  • Historical Resident Concerns: It's important to acknowledge that past resident feedback points to significant historical issues regarding park maintenance, specifically road conditions and lot upkeep ("roads up in here need fixing you can't even get gravel and grass in the lots where nobody lives needs cut bad"). There have also been long-standing grievances regarding promises of park improvements (like paving) that were reportedly made during rent increases in the late 1990s but never materialized, and further rent increases in 2017 without perceived improvements. These represent challenges and historical highlights from a resident perspective that have shaped the park's reputation.

Contact Information

For specific inquiries regarding Kentinia Trailer Park, direct contact information for the landlord or management is typically sought by prospective and current residents. Based on public records and typical practices for mobile home parks, the primary contact would be through the property management or owner.

Address: Camp Creek Rd, Wallins Creek, KY 40873, USA

Regarding a phone number, public information for small, privately-owned mobile home parks can sometimes be less readily available online than for larger corporate-managed communities. Residents' feedback mentions difficulty in getting the landlord to address issues, which might imply challenges in communication or responsiveness.

It is recommended that interested parties attempt to find a current contact number through local community resources, online business directories for Wallins Creek, or by visiting the park in person to inquire about management contact details posted on-site. As an example, for property management queries for such a location, one might search for "Kentinia Trailer Park management phone number Wallins Creek KY" online. Due to the nature of the information provided, a direct, universally public phone number is not available in the given data, and residents' comments suggest that obtaining a responsive contact can be a challenge.

Conclusion: Why This Place is Suitable for Locals

Kentinia Trailer Park, situated in the scenic and historically rich region of Wallins Creek, Kentucky, offers a distinct living option that can be particularly suitable for many locals. Understanding its appeal requires looking beyond just the physical structures and considering the lifestyle it provides within the context of southeastern Kentucky.

Primarily, Kentinia Trailer Park serves as a crucial source of affordable housing. In a state where economic stability can be a concern for many, manufactured home communities provide an accessible pathway to homeownership or stable long-term renting at a lower cost than traditional housing. This affordability allows residents to manage their budgets more effectively, freeing up resources for other necessities or personal goals. For Kentuckians who are looking for a practical and economically sensible living solution, Kentinia offers a foundational answer.

The community aspect is another significant draw. Despite past challenges, the feedback highlighting "nice people that live here" and the park being "very quiet for the most part" points to a residential environment where neighbors can form connections and enjoy a peaceful existence. In rural Kentucky, a sense of community is often highly valued, and an established park like Kentinia can foster this. For locals who prefer a less transient living situation and appreciate knowing their neighbors, this offers a comforting environment.

Furthermore, the location in Wallins Creek contributes to a lifestyle that many Kentuckians cherish. It's a place where the pace of life is generally slower, and the beauty of the Appalachian foothills is ever-present. This rural setting offers a welcome respite from the hustle and bustle, providing opportunities for outdoor enjoyment and a connection to nature that is inherent to the Kentucky experience. For those who work locally in Harlan County or prefer a quieter life away from larger towns, the commute is manageable, and the immediate surroundings offer a sense of tranquility.

While acknowledging the historical concerns regarding maintenance and landlord responsiveness, the core value proposition of Kentinia Trailer Park remains its ability to provide a cost-effective, community-oriented, and relatively quiet living option in a desirable rural setting. For Kentuckians seeking a stable place to reside that aligns with a more modest budget and a preference for a close-knit, peaceful community environment, Kentinia Trailer Park represents a viable and often chosen solution. It is a place where residents can establish roots and enjoy the unique charm of southeastern Kentucky living.
