Affordable, wonderful office and maintenance staff. There's crime, but it's that way all over Lansing. I've had no problems that weren't immediately solved and I quite enjoy living here.

If you don't know here it goes... they will sell you a trailer that have many hidden problems Idc how nice it looks do not buy it once you buy a trailer here lot rent goes skyyy high every year increase well over 750 a month you won't be able to afford your place anymore your going to be forced to sell it back or sell it yourself or find someone to move in and that's how they keep getting down on people.. please don't think your going to pay off a trailer and go finding land for any of these trailers in the park is a nightmare nowhere near will allow for mfr to go on vacant land not even a realtor can find land for these it's people in this park with kids and trapped in a nightmare...You must maintain your trailer or you will be evicted for violation that the manger will constantly send out to get you kicked out... trust that manager is shady and not gone help you what so ever as if you did anything personal to her... Paying your bills on time doesn't mean a thing! Something needs to be done this place need to be shut down

I was sold a trailer with multiple maintenance issues that I’m still suffering through that were never pointed out to me and well hidden. I seen another review that hit it on the head with utilities. To put it in perspective I pay $566 in mortgage, $690 in lot rent currently (about to go up to $725), and a water/sewage bill that runs $70/$70 for $140 on an average a month. Also keep in mind there is no “amenities” to really speak of here. No pool. No basketball court. No fitness center. The park is aged and has graffiti on it.My vehicles have been broken into 4 times since being here with a pistol being stolen from one of them. There have been multiple shootings. One very recently within the past couple months. The security on site is a joke. They work part time on weekends from 10p-4a unarmed and never catch any activity that I’m aware of. I have brought security concerns to the office to be ignored.I came home one day and the park was full of 100+ people with blue remembrance shirts and balloons from the kid who got shot and killed at the Lansing Shuffle. He lived here. There’s so much in this community with young kids running the streets fighting and armed with guns. It feels like nothing is being done about it and as a man who is stuck here financially with children it’s awful. I feel like it’s not a safe place to raise my children. I hope they take these reviews seriously and consider many things.We need better security with more hours. Armed. 2 if possible.More amenities. It’s a joke to pay what we pay here and not have more things to enjoy.Better communication. These items have to be known by the office and nothing is said. If Sun Communities actually cares for this park they better start investing in it.We should feel safe in this community. The past few nights I’ve had multiple teenagers (10-25) loitering in the park past 10pm screaming and fighting with each other. I watched these kids tear apart a trailers skirting then run when police showed up. They never got the kids.Let’s see who else lives here and is experiencing these issues. Maybe if everyone here speaks up the office or corporate may do something about it.

There are pros and cons of living in the park and in the area, but overall we enjoyed our time there.Pros: staff and maintenance crew and very kind and professional. The best I’ve ever interacted with in my time renting. All of them respected our privacy and time when we needed things. Most of the people we met in the park were very friendly and great people to have as neighbors. If anyone was looking to rent in the south part of Lansing, this is probably the best place. The trailer we stayed in was fairly nice, rent is a little high but probably the best in the area. The park is usually pretty peaceful at night, especially in the summer.Cons: isn’t the safest area in Lansing, but the park has cameras at each entrance along with a security team at night that does rounds. We never ran into issues with people, just door to door sales people. The trailers could use some updating, but they’re not too bad. Sometimes people would be noisy, car music, kids out late at night, etc but the park can only do so much about that. You would see police around every once in a while, but again, if you keep to yourself and are kind to your neighbors you shouldn’t have issues. One thing I would like to see the park be better about is the people who do renovations on the trailers. I had four flat tires living in that park over the span of two years, all nails. I would go for walks around the park and just pickup nails and metal pieces in the road. Otherwise, this really isn’t a bad place to be. The park seemed like it was making a lot of efforts to upgrade the place and make it a safe and peaceful place for people to live, just takes time. The staff and maintenance team really care about the place and the people, and it shows. Just be careful in the area, it’s pretty crime ridden and wouldn’t recommend going to the local stores after dark. Just keep to yourself and keep the doors locked and the blinds closed and we never had issues.Cons:

Police are regularly there, a murder was 2 trailers away from me. Kids peeing in the streets, I lived up front. I sold my trailer for way to low just to get out of there.
