Jantzen Beach RV Park Introduce
Jantzen Beach RV Park, often advertised as Jantzen Beach RV Resort, presents a unique proposition for RV travelers and residents in the Portland, Oregon area. Located on Hayden Island, an oasis situated in the middle of the Columbia River, the park’s main selling point is its incredible proximity to the vibrant culture of downtown Portland and the amenities of Vancouver, Washington, which sits just across the water. This urban location offers immediate access to major shopping centers and freeways, making it highly convenient for city explorers and those needing a functional home base.
The resort-style community aims to provide a comfortable setting with a range of amenities designed to enhance both short-term visits and extended stays. It features full-hookup sites, including large pull-through spaces that accommodate big rigs up to 60 feet. Advertised amenities include features like swimming pools, a clubhouse, and recreational facilities, which contribute to a sense of a larger, managed community. The park explicitly welcomes families by offering a playground, and it maintains a pet-friendly policy, allowing dogs (subject to specific restrictions and fees).
However, it is crucial for prospective guests to understand the nature of this particular urban RV park, which, based on public feedback, functions heavily as a site for long-term residential living rather than a traditional vacation getaway. This dynamic creates a distinct environment that combines resort features with the complexity of extended-stay community management. Potential guests should prepare for the common urban noise associated with being near major transportation hubs, including the I-5 corridor and the flight path of Portland International Airport (PDX). It is strongly advised to conduct thorough research, particularly on the application and fee structures for long-term residency, as these processes can be complex and are governed by strict corporate policies.
Jantzen Beach RV Park boasts one of the most convenient and highly accessible locations in the entire Oregon-Washington metropolitan area. Its physical address is 1503 N Hayden Island Dr, Portland, OR 97217, USA, positioning it directly on Hayden Island in the Columbia River.
This exceptional location provides several accessibility benefits:
- Immediate Freeway Access: The park is situated right off Interstate 5 (I-5), making it an ideal stopover for travelers and providing incredibly easy commuting for long-term residents.

- Physical Accessibility: The facility ensures accommodations for all guests with a wheelchair accessible entrance and a wheelchair accessible parking lot.

- Pet Policy: The community is dog-friendly, allowing pets as per its stated policies, although guests should inquire about specific restrictions and any associated fees.
- Administrative Processes: For long-term stays, the park manages a rental-style application process, involving background and credit checks, which prospective residents must complete to secure monthly residency.
Jantzen Beach RV Park’s features and highlights focus on providing a resort-like feel in an otherwise commercial and industrial location, maximizing on-site recreation and urban access.
The appealing features available to guests include:
- Recreational Facilities: The community offers several recreational amenities to enhance relaxation and activity:

- Riverside Setting: The location on Hayden Island provides scenic walking paths along the Columbia River shoreline, offering views and a connection to the natural environment amidst the city backdrop.
- Big Rig Friendly: The park provides 60-foot pull-through sites, accommodating large recreational vehicles with ease of entry and exit.
- Discounts Available: The park often partners with major RV organizations, offering discounts on daily rates for members of AAA, AARP, Military, and Good Sam.
- Policy Enforcement: The resort maintains a strict set of policies and procedures regarding site cleanliness, maintenance, noise (quiet hours from 10 p.m. to 8 a.m.), and vehicle parking, which is intended to ensure a consistent living standard, particularly for long-term tenants.

For RV users in the Oregon region, Jantzen Beach RV Park is worth choosing almost solely for its unbeatable location and access. It serves as a rare, full-service RV park situated minutes from downtown Portland, which is a significant advantage for those who need constant proximity to the city's amenities, employment centers, or attractions. If your primary goal is to explore the Portland-Vancouver metro area extensively without long commutes, this park is geographically superior to most others.
The convenience of the location is magnified by the on-site, resort-style facilities. The pools, clubhouse, and playground provide substantial amenities that distract from the urban environment, offering recreational value that is hard to find in other highly urban RV settings. The ability to walk to the Jantzen Beach shopping area further adds to the daily ease of life here.
However, potential long-term residents must weigh this convenience against the documented challenges of the park's management and community environment. While the location and amenities are highlights, the strict, complex, and sometimes costly application process for monthly residency, coupled with reports of inconsistent site conditions and poor customer service, requires serious consideration.
In summary, choose Jantzen Beach RV Park if you prioritize:
- Maximum Urban Access: You need to be as close as possible to the core of Portland and Vancouver.
- Essential On-Site Amenities: You desire recreational features like pools and a clubhouse.

★ 5★ 4★ 3★ 2★ 1Jantzen Beach RV Resort feels more like a long-term living park than a vacation destination. When we first arrived, we were actually yelled at by other guests because of the size of our camper, which set a really negative tone. The office was closed when we tried to check in, and the grounds were disappointing-lots of trash and junk piled around some of the long-term sites, which made it feel run down. It might work if you're looking for extended stay housing, but it's not the kind of place l'd recommend for a relaxing RV getaway.
September 09 · Jelly OceanaAbsolutely Disgraceful – Stay Anywhere ElseThis RV park is a prime example of corporate greed and mismanagement. They advertise a $700 monthly rate on their website, but what they don’t tell you is that you can’t actually pay that rate unless you go through a rental-style application process — like you’re trying to lease an apartment, even though I already own my RV. I'm not renting a house. I'm paying for a parking spot. This alone is shady. But it gets worse. I was placed in a "monthly" space, only to be told a week later that I had to move out immediately, which cost me money and a client for my detailing business — a $300 loss. They made it seem urgent, like someone else needed the spot. But after I was forced to relocate (and pay AGAIN), nobody even moved into that spot. Turns out it was their mistake, and they admitted their system had me in the wrong site. But instead of apologizing or taking accountability, their response was, "Not our problem."Let me be clear: their mistake cost me hundreds of dollars, yet they refused to make it right. That’s not just bad customer service — that’s predatory business behavior. On top of all this, despite staying here for over a month, they still charged me the weekly rate — about $300 per week, which is significantly more than the advertised monthly rate. And even once I got “approved” for monthly status, they threw on a $949 upfront charge, including a mysterious electricity deposit with no clear explanation. And let’s not forget the conditions here:Trash and debris everywhereSites are filthyCrackheads roam through dailyCrime is rampantThis is not a safe or clean place to stay. This park is owned by a giant out-of-state corporation with no care for the local community. They don’t care about you, your family, your situation, or doing what’s right. They offer zero flexibility, refuse to make exceptions, and show no interest in treating people with dignity.Avoid this place at all costs. There are better, safer, and more honest parks out there. This one will nickel-and-dime you while treating you like a problem instead of a guest. I’m actively looking for a new place, and I strongly suggest you do the same before you waste your time and money here.
June 10 · Patrick SorensonWe had our trip planned for out west. We were looking forward to visiting Oregon, California, Washington, etc. in our RV. But the RV broke down in Arizona, causing us to cut our trip short and head home. We contacted Jantzen Beach to cancel our reservation, but were told because it wasn't cancelled 30 days prior, we would be charged. We cancelled 23 days prior. They charged $308.50 for cancelling, and now they will charge the next person who stays there in our place. Sounds like double dipping to me. At any rate when we are back on the road again and headed that way, we will certainly NOT EVER be staying at this RV park. Such a disappointment, such a rip off.
September 02 · Mary WagnerI would suggest staying away from this campground, mostly because of what others have mentioned: management. The type of management you'll see in Portland downtown streets participating in the riots. Ever wonder why the person in the picture by the pool is by themselves? Its because they will give you 25 rules to follow. If you violate any of them then they will kick you out, so if you do stay, be prepared for the exam.
July 23 · Tony “1Down5Up Enduro” PshenichnykhCampground is well maintained. Nice size pull thru full hook up sites. Paved and level. It does join a manufactured home community and some are not well maintained. Staff was very friendly and a reasonable price. Some of the drawbacks are Portland traffic, plane noise and train noise. We never felt unsafe.
