While specific, comprehensive details on every service offered at **Isabella Village** are best confirmed directly with their management, mobile home communities typically provide a foundational set of services designed to support a managed living environment. Based on common industry practices and information found, residents can generally expect the following:
- **Lot Rental:** The primary service involves the rental of the land on which a mobile or manufactured home is situated. This includes access to the park's internal infrastructure.
- **Utility Hook-ups:** Essential connections for utilities such as electricity, water, and sewer are typically provided at each lot. However, it's crucial for prospective residents to clarify which utilities are included in the lot rent and which are separately billed, as one review mentioned issues with pipes and charges for repairs.
- **Community Amenities Maintenance:** The community promotes amenities like a dog park and green spaces, suggesting that the management is responsible for the upkeep and general maintenance of these shared facilities.
- **On-Site Management/Office:** The presence of an office location and a contact number (989) 773-1770 indicates that there is a dedicated point of contact for residents to address inquiries, manage payments, and resolve community-related issues.
- **Community Rules and Regulations:** Like all managed communities, Isabella Village will have rules designed to ensure a harmonious living environment for all residents. These typically cover aspects like pet policies (which are accepted with restrictions and fees, as per some public data), property appearance standards, and behavior.
- **Acceptance of Housing Vouchers:** Publicly available resources indicate that Isabella Village Mobile Home Park accepts Section 8/Housing Choice Vouchers, which can be a valuable service for eligible residents.
However, it is vital to acknowledge and investigate concerns raised in reviews regarding maintenance, response times (e.g., issues with pipe backups on weekends), and the responsibility for repairs. Prospective residents are strongly advised to thoroughly review the lease agreement and discuss all aspects of services and associated costs directly with Isabella Village management before committing.

**Isabella Village** offers several features and highlights that contribute to its appeal as a manufactured housing community in Mt. Pleasant. These aspects, drawn from available public information and resident feedback, provide insight into the living experience within the community:
- **All-Age Community:** Isabella Village is an "all-age community," meaning it welcomes residents of all ages, fostering a diverse demographic.
- **Pet-Friendly Environment:** A significant highlight is that the community is explicitly "furry friends friendly" and includes a "dedicated dog park on-site." This allows pets to run, play, and socialize, which is a key amenity for many Michigan residents.
- **Spacious Homes and Green Space:** The community features "spacious homes and plenty of green space," suggesting comfortable living areas and outdoor recreational opportunities within the park.
- **Community Focus:** Isabella Village aims to be a "friendly hub of activity" and a "community you're proud to call home," emphasizing connection among residents.
- **Newer Manufactured Homes:** Some homes within the community are newly built (e.g., a 2024 home mentioned), suggesting modern designs and energy efficiency.
- **Proximity to Mt. Pleasant Attractions:** The community's location provides easy access to Mt. Pleasant's many attractions, including Central Michigan University, the Ziibiwing Center, the Chippewa River for outdoor activities, and the Soaring Eagle Casino & Resort.
However, it is crucial to acknowledge significant concerns and areas of improvement highlighted in resident reviews:
- **Maintenance Issues and Responsiveness:** Several reviews express dissatisfaction with on-site maintenance, reporting delays in addressing issues (e.g., pipe backups on weekends) and even being charged for repairs that were not resolved by management.
- **Rent Increases and Decreased Services:** Residents report that "Rent increased with services decreasing," indicating a perceived decline in value for the cost of lot rent.
- **Reimbursement Issues:** There were reports of management telling residents they might be reimbursed for self-initiated repairs (e.g., porch staining) rather than handling them directly.
- **Move-Out Charges/Requirements:** Reviews mention being charged for repairs upon moving out that were previously requested but not completed by management, and being required to pay for a full month's rent even if the home had to be vacated earlier for showing.
- **Alleged Rent Collusion:** One review explicitly mentions the use of an app "to collude with other landlords to raise rent quickly," which, if true, would be a significant concern regarding fair pricing practices.
Prospective residents should thoroughly investigate these highlighted concerns and seek clarification from management on all policies related to maintenance, repairs, rent increases, and move-out procedures.

Information regarding specific promotions or special offers at **Isabella Village** is not widely detailed in the provided public data. Mobile home communities generally focus on the long-term value of lot rentals and the overall living environment rather than frequent, short-term promotional deals. However, it's always advisable for prospective residents to inquire directly about any potential incentives or flexible terms that might be available.
Given the feedback from current residents, understanding the financial aspects and long-term costs is particularly crucial. While traditional "promotions" may not be explicitly advertised, understanding the full financial commitment is key. Prospective residents should inquire thoroughly about:
- **Current Lot Rent and its Inclusions:** Get a clear breakdown of the monthly lot rent, including what utilities or services are covered and what is billed separately (e.g., water, sewer, trash).
- **Rent Increase Policies and History:** Ask about the frequency and typical percentage of rent increases, and how far in advance residents are notified. Given concerns about rapid rent increases, this is a critical point of discussion.
- **Maintenance and Repair Responsibilities:** Clearly define who is responsible for specific repairs within the lot and home, and what the process is for requesting and receiving maintenance for community-provided services. Clarify any potential charges to residents for these services, especially those related to plumbing or structural issues.
- **Lease Agreement Details:** Carefully review the entire lease agreement, paying close attention to clauses related to rent adjustments, maintenance responsibilities, move-out procedures, and any penalties.
- **Housing Voucher Acceptance:** For eligible individuals, confirm the details regarding the acceptance of Section 8/Housing Choice Vouchers.

Isabella Village Reviews
There is no on site maintenance, when our pipes backed up on a Saturday we were told to just not use water for the weekend. When they hired someone we had to pay. Our porch was never stained and when we asked about it we were told we could do it and they MIGHT reimburse it. We were told when we were moving out we still had to pay for the last month but someone wanted to look at it the second week of the month, so it had to be empty. Requested things to be repaired and they never were, then were charged when we moved out. Rent increased with services decreasing.
Jan 04, 2025 · Allison BarbersekThey cost 428 dollars a month currently to lease land that you already bought. Having used a app to collude with other landlords to raise rent quickly.
Mar 06, 2025 · Lady WinterI would like to take a few moments to share what a wonderful experience I had working with Paula! She is very knowledgeable, personable, and she even went above and beyond to make my move in smooth and easy! After I completed the move in check list, Paula and the maintenance guy immediately fixed everything that was on the list in such a timely manner! I had never experienced this type of quality service from a property manager from any other residential place that I had ever rented from before. I am super excited for my new home and I will definitely refer Isabella Village to all my friends and family!!
