Imperial Escondido Mobile Estates Introduce
For many Californians, particularly those in the 55+ age demographic seeking a vibrant, community-focused, and potentially more affordable lifestyle in San Diego County, manufactured home parks offer a compelling option. Imperial Escondido Mobile Estates, located in the scenic city of Escondido, positions itself as a prime example of such a community, offering a blend of amenities and a tailored living environment for active adults. This article aims to provide a clear, engaging, and informative overview of Imperial Escondido Mobile Estates, helping local users in California gain a balanced understanding of what this community offers. Our tone will be professional and factual, integrating both positive experiences and reported concerns to present a comprehensive picture.
Manufactured home communities, often referred to as mobile home parks, have evolved into sophisticated residential options, especially those designed for a specific age group. These 55+ communities typically provide a serene environment and a wealth of amenities tailored to the interests and needs of older adults. Imperial Escondido Mobile Estates has certainly garnered high praise from some residents. One couple enthused, "My wife, Mary, and I spent 3 years looking around San Diego for 55+ parks.. And our realtor showed us our current manufactured home... After seeing this home and the park, we submitted our bid to buy it; we moved in September. This park has very helpful, 'there for you' management, professional, yet personal security team, maintenance staff plus the awesome friends we've made and swimming pools; all have contributed to our terrific experience here. Day in and day out, we made an excellent choice to live in a 5 star park, a 5 star home with a 5 star environment. Kudos to Imperial Mobe Home Estates/Escondido!!" This review paints a picture of a truly positive and fulfilling living experience.
However, it is also important to acknowledge that not all experiences within any community are universally positive. Another individual, attempting to purchase a home and apply for residency, reported significant challenges. They stated they were "denied" from living there and that "According to Debbie, we must sell our home and give her proof first, even though we were pre-approved by the bank." This individual also felt that the management representative, Debbie, "came across as 'I DETERMINE WHO GETS IN HERE'" and specifically noted that their realtor "walked away with a feeling that Debbie is a racist." Furthermore, when inquiring about watching a granddaughter during the day, they were told "absolutely NOT!" despite contrary information from their realtor. This reviewer concluded, "Good luck to anyone trying to buy or sell in this community. I do feel sorry for her." This second perspective highlights significant concerns regarding the application process, management's discretion, and potential issues related to familial status and perceived discrimination.
Our aim in this article is to present all available information transparently, providing a nuanced view of Imperial Escondido Mobile Estates. We will delve into its location and accessibility, the range of services and features it provides, and critically examine why it might be suitable for some locals, while acknowledging the specific concerns raised by others. This balanced approach will empower prospective residents in California to make the most informed decision about their next home.

Imperial Escondido Mobile Estates prides itself on offering a range of services and amenities designed to enhance the living experience for its 55+ residents. However, it is essential to consider the reported experiences when evaluating these services. Generally, the community provides:
- Professional On-site Management: Described by some residents as "very helpful" and "there for you," indicating a commitment to resident support. However, other feedback highlights significant concerns regarding management's application process and demeanor.

Imperial Escondido Mobile Estates boasts several key features and highlights that contribute to its appeal, particularly for those seeking a senior-oriented community. It is crucial to view these alongside resident feedback for a balanced perspective:
- 55+ Senior Community: This is a primary highlight, providing a tailored living environment for adults aged 55 and over. This typically leads to a quieter atmosphere and community activities designed for this demographic. Approximately 80% of units must be occupied by at least one person 55 or older, as per federal HOPA guidelines. California law adds that mobile home parks following federal law for 55+ communities are exempt from certain familial status discrimination prohibitions, but generally, a 55+ community must allow a senior to reside with a spouse, domestic partner, or person providing primary physical/economic support who is 45 or older, and a disabled child or grandchild.
- Highly Praised Management (by some): One review lauded the management as "very helpful" and "there for you," indicating strong support for current residents.
- Robust Amenities: The park offers a comprehensive suite of amenities including two swimming pools (one heated year-round), spas, a clubhouse with billiards, an exercise room, and game rooms, promoting an active and social lifestyle.
- Professional Security Team: The presence of a "professional, yet personal security team" enhances resident safety and peace of mind.
- Active Social Scene: The park is known for "many social activities," which can be a significant draw for seniors looking for engagement and camaraderie.
- Well-Maintained Environment (for residents): The positive review describes it as a "5 star park" with a "5 star environment," suggesting a high level of upkeep.
- Rent Control: The existence of rent control can offer a sense of financial stability regarding space rent, which is a major factor for mobile home park residents.
- Variety of Home Options: The community offers various manufactured home styles, with a high percentage (75%) of multisection homes, homes with peaked roofs, and homes with lap siding, suggesting a modern and attractive aesthetic.

Imperial Escondido Mobile Estates in Escondido, California, presents itself as a potentially excellent living option for local Californians, particularly those in the 55+ age group, seeking a community-rich and amenity-filled environment. However, prospective residents must also carefully consider the varying experiences reported by individuals, especially concerning the application and entry process.
For many, this park appears to offer a "terrific experience" and is lauded as a "5 star park" with a "5 star environment." The robust array of amenities, including two swimming pools (one heated year-round), spas, a well-equipped clubhouse with recreational facilities, and an active social calendar, are significant draws for seniors looking to maintain an engaging and active lifestyle. The presence of a "very helpful" management and a "professional, yet personal security team" described by some residents indicates a supportive and safe living environment where residents feel well-cared for. The benefit of rent control also provides a degree of financial predictability, which is highly valued in California's competitive housing market. This combination of robust amenities, perceived strong management, and a sense of community clearly makes it suitable for many active adults.
However, the experiences of others highlight substantial challenges that cannot be overlooked. The report of being denied residency despite bank pre-approval, with a demand to sell a current home first, raises concerns about the application process and its adherence to fair housing practices. While 55+ communities can have age restrictions, the denial based on needing to sell a home first, especially when pre-approved by a bank, sounds unusual. Furthermore, the strong assertion of perceived discrimination and the outright denial of a grandchild watching visit, despite common allowances for such situations in senior housing under California law (which generally permits a senior to reside with a disabled child or grandchild needing live-in care, or simply to have guests), are serious points of contention. California law (specifically the Mobilehome Residency Law) and federal Housing for Older Persons Act (HOPA) do allow 55+ communities to restrict occupancy, but also include provisions for caregivers and dependent children/grandchildren in certain circumstances. The perception of racial discrimination is also a grave accusation that any prospective resident would need to investigate thoroughly.
In conclusion, for local Californians in the 55+ demographic who value a vibrant community with extensive amenities, a secure environment, and the financial stability of rent control, Imperial Escondido Mobile Estates holds considerable appeal. The positive testimonials paint a picture of a truly desirable place to call home. However, given the serious concerns raised by other applicants regarding the application process, management's discretion, and potential discriminatory practices, it is paramount that any interested party conduct extremely thorough due diligence. This should include direct communication with park management to clarify all application requirements, visiting the park multiple times, and, if possible, speaking with a variety of current residents to gain a comprehensive understanding of both the positive aspects and any potential challenges before committing to this community.

Awesome park to live at!!!My wife, Mary, and I spent 3 years looking around San Diego for 55+ parks.. And our realtor showed us our current manufactured home (the first of 7 mobile homes) on a Saturday a.m. in August, 2017. After seeing this home and the park, we submitted our bid to buy it; we moved in September. This park has very helpful, "there for you"management, professional, yet personal security team, maintenance staff plus the awesome friends we've made and swimming pools; all have contributed to our terrific experience here. Oct 09, 2018 · Bill EhrmanWe Recently put an offer in for a mobile home and submitted an application for pre-approval to live here and were denied. According to Debbie, we must sell our home and give her proof first, even though we were pre-approved by the bank.I personally met this lady when I first inquired and asked for an application and I don't know if it is her demeaner or if Debbie is discriminative as she came across as "I DETERMINE WHO GETS IN HERE" . After we were told that we needed to have our home sold first, which sounds illegal, We rescinded our offer. When I asked if I could watch my granddaughter during the day (Goes home at night) as my daughter works, she said absolutely NOT! We had been told by the realtor that that would not be a problem.I never write reviews but felt very strong about this issue. In reading the reviews, sounds like Debbie did us a favor and we will continue to look elsewhere. Good luck to anyone trying to buy or sell in this community. I do feel sorry for her.P.S. Our realtor spoke with her to get clarification and she walked away with a feeling that Debbie is a racist.
