This park is absolutely terrible. I know it can be affordable in this market, but there is a price to pay for that and you will lose any investment you make into a place there. They say that renters are not allowed and they do background checks on all residents, but everyone suddenly has a million “brothers” or “sons” that they move right in on the weekends. I highly doubt they are background checked especially when you have a revolving door of upwards of 10 random people living in a tiny 1 bedroom mobile home. Plumbing issues are always happening because there are way too many people living in most mobile homes and work on plumbing is not done correctly by owners aka “landlords”. Many cars have out of state and/or expired tags and shady characters that like to wonder and observe your property. So much for a place with children allowed that is supposed to be safe. There is constant parking on grass and other people’s parking pads which is prohibited. The Manager Joe made lots of promises, but very suddenly retired a month ago. We haven’t been introduced to any new manager since. The lawn gets done when they get to it and there are often spots missed. The office will ignore you unless you show up in person. The neighborhood is always at each others throats and in everyone’s business. Work to the mobile homes is done by amateurs resulting in unnecessary debris and flying objects during hurricane winds. Oh and instead of checking on residents or sending some sort of message hoping they are alright after Helene, they sent out a lot rent hike. Wish I could sell now, but I wouldn’t get much of my money back out of it even with all the quality improvements I’ve done since the rest of the place is falling apart and disgusting. I’m preparing to take a loss as soon as I can just to get away from the circus that is Hollywood Mobile Home Park. - Rachel

Hollywood MHC Introduce

Hollywood MHC, situated at 7230 4th St N, St. Petersburg, FL 33702, is a mobile home community that has been part of the local housing landscape in St. Petersburg for some time. Located on a prominent street, it offers mobile home living in a well-trafficked area of the city.

However, it is crucial for anyone considering Hollywood MHC to be fully aware of significant challenges and concerns that current residents have reported. While mobile home parks can often represent an affordable housing option in competitive markets like Florida, the experiences shared by residents at Hollywood MHC suggest that potential residents should proceed with extreme caution and thorough investigation.

Numerous reports paint a picture of a community struggling with various issues. Concerns include alleged breaches of park rules, such as unauthorized residents and a lack of consistent background checks, leading to a perceived lack of safety and a "revolving door" of occupants. Maintenance of individual homes, often undertaken by untrained individuals, has reportedly led to recurring plumbing problems and safety hazards during severe weather events like hurricanes.

Management has been a central point of contention, with residents expressing frustration over unfulfilled promises, a lack of communication (including ignored phone calls and emails), and absent management presence following the retirement of a key figure. Basic park maintenance, such as lawn care, is reported as inconsistent, and infrastructure issues like power outages are a regular occurrence, particularly after hurricanes.

The community environment itself has been described as contentious, with frequent neighbor disputes. Perhaps most concerning are reports of management's response to natural disasters, with residents claiming a lack of support after hurricanes and immediate rent hikes despite homes being destroyed or lacking essential services like power. Instances of theft, including golf carts and trailers, have also been reported, with residents feeling unsupported by park management in addressing these issues.

Prospective residents should understand that any investment made into a home within Hollywood MHC might be at risk, with current residents expressing a desire to leave even at a financial loss due to the challenging living conditions. Given these serious and widespread concerns, an in-person visit to observe the current conditions, direct communication with any available management, and thorough due diligence are absolutely essential before considering this community.

Location and Accessibility

Hollywood MHC is located at 7230 4th St N, St. Petersburg, FL 33702, USA. This address places the park on a major thoroughfare in St. Petersburg, a well-known and bustling part of Pinellas County. 4th Street North is a heavily trafficked commercial corridor, providing direct and easy access to a vast array of urban amenities.

The immediate area surrounding the park is characterized by a mix of residential properties and commercial establishments. Residents have convenient access to numerous shopping centers, including major grocery stores, retail outlets, and a wide variety of dining options, from fast food to local restaurants. Essential services such as banks, pharmacies, and healthcare providers are all within a very short driving distance. Public transportation routes along 4th Street North may also offer connectivity, though personal vehicles are often preferred for flexibility in St. Petersburg.

Beyond the immediate vicinity, the park's location offers excellent accessibility to the wider St. Petersburg metropolitan area and surrounding regions. Downtown St. Petersburg, with its vibrant arts scene, museums, waterfront parks, and nightlife, is just a short drive away. Beaches like St. Pete Beach and Clearwater Beach, major attractions in the Tampa Bay area, are also accessible, though traffic can be a factor. Interstate 275, a key artery connecting St. Petersburg to Tampa and Bradenton, is easily reached, facilitating commutes to other parts of the Tampa Bay region and beyond. Two major international airports, St. Pete-Clearwater International Airport (PIE) and Tampa International Airport (TPA), are also within a reasonable driving distance, offering convenient options for air travel.

While the location on 4th Street North provides significant urban convenience and accessibility, potential residents should weigh this against the internal community issues reported, as the surrounding vibrant neighborhood does not negate the challenges described within the park itself.

Conclusion: Why this place is suitable for locals (with caveats)

For locals in Florida, particularly those in the St. Petersburg area, the concept of mobile home park living often appeals as a potentially affordable entry into the housing market. Hollywood MHC, located on the well-known 4th Street North, theoretically offers this by virtue of its property type and location.

However, based on the overwhelming and consistent feedback from current residents, it is imperative for any local considering Hollywood MHC to understand that the "suitability" of this park comes with significant and severe caveats. While the location provides convenient access to St. Petersburg's urban amenities, including shopping, dining, and proximity to major roads, this benefit is reportedly overshadowed by pervasive internal community issues.

The core reasons why this place is *not* suitable for most locals, as described by residents, include:

  • Loss of Investment: Residents report that any investment made into homes here is likely to be lost due to the park's deteriorating conditions and inability to sell for a return.
  • Lack of Safety and Security: Allegations of unvetted individuals, constant movement of unauthorized residents, and reported theft create an unsafe environment, directly contradicting the expectation of a "safe" place for families.
  • Unreliable Infrastructure and Maintenance: Frequent power outages, unaddressed electrical issues, consistently poor road conditions, and inconsistent lawn care undermine basic living standards.
  • Poor Management and Communication: The reported unresponsiveness, unfulfilled promises, and lack of consistent management presence are critical factors that erode trust and make problem resolution nearly impossible. The alleged increase in lot rent immediately after a hurricane, without providing support, further highlights this concern.
  • Community Discord: A neighborhood described as "at each other's throats" suggests a highly unpleasant living atmosphere for families and individuals alike.
  • Structural Integrity and Safety Risks: Amateur repair work leading to "unnecessary debris and flying objects during hurricane winds" poses direct physical risks to residents and their property, a major concern in hurricane-prone Florida.

In light of these serious and widespread issues, Hollywood MHC is currently depicted as a highly challenging living environment. For locals in Florida, who are accustomed to navigating housing options, the "affordable" aspect of this park appears to come at a severe cost to safety, stability, peace of mind, and financial investment.

Therefore, while the park exists as a mobile home community, based on available public feedback, it is strongly advised that locals seeking a safe, stable, and well-managed living environment look elsewhere. Any consideration of Hollywood MHC would necessitate an extremely rigorous personal inspection, direct engagement with any available management to verify current policies and conditions, and a full understanding of all risks involved, particularly financial and safety-related. The sentiment of residents "preparing to take a loss... just to get away from the circus" serves as a stark warning to prospective local residents.
