Hillside Pointe Introduce
For many Nebraskans, finding an accessible and comfortable place to live that fits their budget is a key consideration in today's housing market. Mobile home parks, or manufactured home communities, often present a viable and attractive solution, offering a distinct living experience that blends affordability with the benefits of a residential community. Today, we're taking a closer look at Hillside Pointe, a mobile home park located in Plattsmouth, Nebraska. This article is crafted specifically for you, the local Nebraskan, to provide a factual and comprehensive overview of this community, helping you understand what it offers from a resident's perspective.
A manufactured home community typically consists of individual home sites available for lease, where residents can place their manufactured homes. These communities are designed to provide a structured living environment with shared infrastructure and often some level of management oversight. The appeal of living in a mobile home park often lies in the lower upfront costs compared to traditional homeownership, combined with the ability to live in a dedicated residential setting. While the concept offers advantages, the quality of the living experience can vary significantly from one community to another, largely depending on management practices, maintenance standards, and community rules. This overview of Hillside Pointe aims to provide transparency, drawing from public information and real resident feedback to give you a clearer picture of what it's like to live there.
Hillside Pointe is situated at 1023 N 9th St #74, Plattsmouth, NE 68048, USA. This address places the community within Plattsmouth, one of Nebraska's oldest cities, nestled at the confluence of the Missouri and Platte Rivers. Plattsmouth is a charming town known for its rich history, small-town atmosphere, and proximity to larger metropolitan areas like Omaha and Lincoln.
For Nebraskans, the accessibility of Hillside Pointe is a notable aspect. Plattsmouth is approximately 30 minutes south of Omaha and an hour east of Lincoln, offering residents a balance between quiet, small-town living and convenient access to the amenities and employment opportunities of larger cities. The community's location near Highway 75 facilitates easy travel to these urban centers and other regional attractions. Within Plattsmouth itself, residents have access to various local amenities. The city boasts a community center with a pool, gym, and walking track, along with several parks, a library, local eateries, shops, and historical sites. While one review mentions "nails all over the roads and scattered in the grass" within the community, which suggests internal maintenance concerns, the broader geographical location provides residents with a good degree of connectivity and access to essential services and recreational activities in the surrounding area.
When considering a mobile home park, the services provided by management are crucial for a comfortable and well-maintained living environment. While specific details should always be verified directly with Hillside Pointe management, common services typically offered in manufactured home communities include:
- Lot Rentals: Residents lease individual sites for their manufactured homes.
- Utility Connections: Prepared hookups for essential utilities such as water, sewer, and electricity are generally provided at each lot. One review mentions water being lost "without notice" due to pipe work, indicating potential issues with communication or infrastructure reliability regarding water service.
- Trash Disposal: Centralized trash bins or curbside pick-up services are usually provided. However, a review noted concerns about paying extra for trash collection due to "people from all over dump in those trash bins," suggesting issues with monitoring and fairness of this service.
- Common Area Maintenance: Maintenance of community roads and shared spaces. Reviews, however, indicate significant "room for improvement" in this area, citing issues like "nails all over the roads and scattered in the grass."
- Management Services: Professional oversight of the community, including rent collection and addressing resident concerns. Reviews suggest dissatisfaction with management accessibility ("Office is always closed. Nobody around when needed.") and responsiveness to complaints ("get letter upon letter from management" for minor issues, but failure to address major concerns).
- Security: While not explicitly detailed as a service, the presence of background checks is mentioned in a review, although the same review expresses severe concerns about community safety and the presence of "child sex offenders around," advising residents to "stay strapped" and "install cameras." This points to a significant perceived gap between claimed security measures and actual resident safety.
The features and highlights of a mobile home park significantly shape the resident experience. Based on the provided customer reviews, here are some points to consider regarding Hillside Pointe:
- Affordability (Initial Perception): Reviews suggest that when residents first came across these properties, they "seemed good," which often implies an initial perception of affordability relative to other housing options. However, subsequent "raised lot rent 3 times in the past year" indicates a potential for significant increases impacting long-term affordability.
- Community Atmosphere (Controversial): While some mobile home parks foster a strong community, reviews for Hillside Pointe paint a picture of "too much nosiness," "too much complaining," and a "get-by living arrangement community," suggesting a challenging social environment.
- Strict Rule Enforcement (Perceived as Excessive): Residents feel that management "police anything you do to the fullest extent," despite claiming "freedom to do as you please in their contract." Frequent "letter upon letter from management" for minor issues, even for families who "keep to themselves," highlights this strict and seemingly arbitrary enforcement.
- Maintenance Concerns: Recurring issues with "nails all over the roads and scattered in the grass" leading to "5 new tires in a year" are significant safety and financial burdens for residents. Unannounced water shut-offs for pipe work also indicate poor communication and inconvenience.
- Management Accessibility and Responsiveness: A key negative highlight is the lack of visible and responsive management ("Office is always closed. Nobody around when needed"). The sentiment that "Basically they claim you have the freedom to do as you please in their contract, but then they police anything you do to the fullest extent" further underscores dissatisfaction with management.
- Safety Concerns: The most severe highlight is the direct mention of "child sex offenders around" despite claimed "strict background check," coupled with advice to "Stay strapped at this place and install cameras." This raises serious concerns about resident safety and security.
- Trash Management Issues: Residents are dissatisfied with paying extra for trash when "people from all over dump in those trash bins," indicating a lack of effective monitoring or fair cost distribution.

Given the significant concerns raised in customer reviews, prospective residents are strongly advised to engage in thorough due diligence. This includes contacting management directly to clarify all current policies, particularly regarding pet rules, lot rent increases, maintenance schedules, and, most importantly, security measures and resident background checks. Visiting the property multiple times, speaking with current residents if possible, and carefully reviewing any lease agreements are critical steps before making a decision.
In conclusion, while Plattsmouth, Nebraska, offers a desirable location with its small-town charm and proximity to major cities, Hillside Pointe, as depicted in recent resident reviews, presents a challenging living environment for locals in Nebraska. The concerns raised regarding "too much nosiness," excessive rule enforcement, significant ongoing maintenance issues like nails on roads leading to tire damage, and critical safety concerns, particularly regarding background checks and security, indicate that the community may not meet the expectations of a comfortable and secure home. Furthermore, dissatisfaction with management's accessibility, communication, and the frequency of lot rent increases and additional fees further detract from the living experience. While mobile home parks can offer an affordable housing solution, the feedback for Hillside Pointe suggests a significant "room for improvement." For Nebraskans considering this community, it is crucial to carefully weigh these stated concerns and conduct extensive personal investigation to ensure it aligns with their housing needs and safety expectations. The sentiment from a long-term resident that they "will be excited to leave this place" after a year serves as a powerful cautionary note for potential new residents.

Hillside Pointe Reviews
Too much nosiness. Too much complaining. Having 3 kids with a few toys in the yard is a HUGE PROBLEM. Definitely a "get-by living arrangement community" more like. Oh, and an ant infestation all year round. Overall not satisfied. A lot of room for improvement. Basically they claim you have the freedom to do as you please in their contract, but then they police anything you do to the fullest extent. I work everyday all day and my family keeps to themselves for the most part and we still manage to get letter upon letter from management. I have always paid rent on time and complied with all rules no matter how absurd. They never tell you if they're working on pipes, prepare to lose your water for a day without notice. And so MUCH MORE. When I first came across these properties they seemed good, however after a year I will be excited to leave this place. Oh and there are nails all over the roads and scattered in the grass. I have found at least 10+ and have had at least 5 new tires in a year at this place. 👎👎👎👎 And last but not least, they claim to have a strict background check, yet have child sex offenders around. Stay strapped at this place and install cameras. Better yet, don't live here at all.
Apr 07, 2021 · JJ JensOffice is always closed. Nobody around when needed. Drop off your rent check in a drop box, collect they're money. Raised the lot rent 3 times in the past year and added extra for trash...people from all over dump in those trash bins, why should we have to pay for it, no one here to monitor it any way.Poor rating from me..... would have give it half of a star if that was an option.

Jan 30, 2020 · n CI have been a resident here for over a year and am not happy with the owners (RV Horizons) of this "community" at all. We had to take them to the city Council to get them to fix safety issues after I complained for over nine months and other residents had complained since they took ownership of it in September of 2014. They have sold property illegally. They do not follow through with what they promise you. They change the rules to suit themselves. They ignore repeated attempts to contact them. They refuse to take care of vacant trailers. There is NO onsite management or maintenance. The local manager (Lilaneya Goorhouse) has no authority except to pass out citations; yet you can't get in contact with anyone that has authority. They raise the rent without properly maintaining the park. The lots are not "legal size" (the trailer next to mine that is vacant is less than 15' from my steps and is less than 2' from my driveway). My electrical pole (and many others) is less than 20" from my trailer. They have allowed aggressive animals (cats with rabies; dogs that have attacked kids and other dogs) to remain on the premises after complaints were turned in. They dictate how your lot and inside of your trailer look yet they refuse to take care of the empty ones they own. They come on/in your property without proper notifications. As long as RV Horizons owns this park I would not refer it to anyone I know including people I don't like.
