This prime address places the community in Highland Township, a picturesque area within Oakland County, Michigan, renowned for its abundant lakes, rolling hills, and a unique blend of rural charm with suburban conveniences. The community boasts excellent accessibility to major thoroughfares, particularly M-59, which provides direct routes to a wide array of destinations across Metro Detroit and beyond. Residents benefit from being just minutes away from essential shopping centers, diverse dining options, and local services in Highland and neighboring communities like Milford and White Lake. For outdoor enthusiasts, the location is a significant draw, offering immediate access to destinations such as the Highland State Recreation Area, Pontiac Lake Recreation Area, Alpine Valley Ski Resort, and numerous local golf courses. These areas provide endless opportunities for hiking, horseback riding, fishing, skiing, and more throughout the year. Highland Greens Estates aims to provide a comprehensive and convenient living experience for its residents. As a manufactured home community managed by Sun Communities, it typically offers a range of services designed to support a comfortable lifestyle. While it's important to consider all resident feedback, the intended services generally include:
- Lot Rentals: The primary service provided is the rental of individual home sites for manufactured homes. These sites are equipped with necessary utility hookups.
- Utility Hookups: Residents typically have access to connections for essential utilities such as electricity (including washer/dryer hookups in homes), water, and sewer. However, it's crucial to note a significant concern from a resident review about frequent "boil notices" for water, indicating potential issues with water quality or reliability. Prospective residents should inquire directly about the current status of water service and any measures being taken to ensure consistent quality.
- Professional On-Site Management: The community provides on-site management, indicating a dedicated team available to address resident inquiries, manage community operations, and enforce guidelines. However, resident reviews indicate serious challenges with management, including allegations of misleading information, failure to address maintenance requests promptly (e.g., microwave repair, floor issues), and issues with lease renewals and utility billing.
- Maintenance of Common Areas: The park is generally responsible for the upkeep of shared spaces, including landscaped grounds, amenities like the clubhouse and pool, and internal roads.
- Trash Removal: Trash pickup is typically included, contributing to the convenience for residents.
- Online Resident Portal: As part of the Sun Communities network, residents usually have access to an online portal to make electronic payments, set up automatic payments, check balances, submit service requests, and renew leases. This service's effectiveness, however, is called into question by a resident's experience with unaddressed maintenance requests and billing errors.
Given the serious concerns raised by residents regarding utility issues, maintenance, and management practices, prospective residents are strongly advised to verify all specific services, inclusions, and policies directly with Highland Greens Estates management before making any commitments. This includes clarifying responsibilities for utilities, maintenance response times, and lease terms.
Highland Greens Estates aims to provide a desirable living environment with various features and amenities. However, it is paramount to consider both the advertised benefits and the significant negative feedback from current residents when evaluating these highlights.
- Resort-Style Amenities: The community advertises a range of amenities designed to enhance resident lifestyle. These include a sparkling outdoor swimming pool for summer enjoyment, a modern clubhouse with a stone fireplace, couches, an elevated deck, and a game room for social gatherings and friendly competitions. There are also children's playgrounds, a pond, and a banquet hall for events.
- Natural and Scenic Environment: Highland Greens Estates blends Michigan woodlands with immaculate landscaping and mature shade trees, offering a beautiful and tranquil setting. The presence of a pond within the community adds to its natural charm.
- Variety of Housing Options: The community offers attractive and reasonably priced manufactured homes, including brand new homes with a variety of bedroom options (2, 3, and 4 beds), modern appliances, central air, and washer/dryer hookups. This provides diverse housing choices for different needs and budgets.
- Pet-Friendly: The community is pet-friendly, allowing residents to enjoy living with their furry companions.
- Planned Activities: Highland Greens Estates indicates it has planned community events and activities, fostering a sense of community and providing opportunities for neighbors to socialize.
- Strategic Location: Its location near M-59 provides easy access to major job centers (Bloomfield Hills, Troy, Ann Arbor) and numerous recreational attractions like Spicer Orchards Cider Mill, Highland State Recreation Area, golf courses, shopping centers, and dining options. The community is also within the high-quality Huron Valley Schools district.
Important Considerations from Resident Reviews: It is crucial to address the severe concerns raised in recent resident reviews. One review describes the place as a "scam" and details issues including:
- Lease & Management Disputes: Allegations of management refusing to renew leases due to a "new 3 year rule," forcing residents to reapply for different homes with new down payments. Claims of lease holder names being removed without consent and subsequent demands for payment to be re-added.
- Maintenance Neglect: Extended delays (months) for simple repairs like a microwave, and unaddressed issues like floor damage despite repeated emails.
- Water Quality Issues: Frequent "boil notices," occurring "once every other month to be generous," indicating serious and ongoing problems with the water supply. This is a critical health and safety concern.
- Billing Errors/Harassment: Claims of Consumers Energy bills being incorrectly put back into the park's name, with the park later attempting to "back charge" the resident, despite the resident being unable to change it back. Allegations of "harassment" since moving in.
Prospective residents must thoroughly investigate these critical concerns, as they directly impact quality of life, financial stability, and safety. Independent verification of utility services, clear documentation of all communication with management, and careful review of lease agreements are essential.
As a professional content writer operating strictly on available public data, specific, current promotions or special offers for Highland Greens Estates are best confirmed directly with the community. While their official website indicates a "Specials" section, it currently states, "We apologize but our community has no special offers available at the present time. We invite you to inquire directly with our sales team or check back with us next month." This suggests that promotions are dynamic and may not always be publicly advertised. However, manufactured home communities, especially those managed by large companies like Sun Communities (which manages Highland Greens Estates), often offer various incentives to attract new residents. These commonly include:
- Move-In Incentives: These might involve reduced security deposits, discounted first month's lot rent, or other financial breaks to ease the transition for new residents.
- Home Purchase Specials: If the community facilitates the sale of manufactured homes on-site, they may have deals on specific models, financing assistance, or appliance packages for new home purchases.
- Referral Programs: Existing residents might receive a benefit (e.g., a rent credit) for referring new residents who successfully lease a lot or purchase a home.
- Seasonal Offers: Limited-time promotions might be introduced during specific seasons or holidays to boost occupancy.
Given the nature of the resident feedback regarding lease terms and financial dealings, it is exceptionally important for any prospective resident to contact the Highland Greens Estates sales team directly. When inquiring, explicitly ask about any available promotions, confirm all lease terms in writing, and clarify all associated costs and renewal policies before making any commitments. This direct communication is crucial for obtaining accurate and transparent information.
For more detailed information about Highland Greens Estates, including current home availability, specific lot rent details, amenities, community guidelines, or to discuss any concerns you may have, please use the following contact details:
- Address: 2377 N Milford Rd, Highland, MI 48357, USA
- Phone: (248) 887-9520
- Alternative Phone: (844) 823-7339 (as listed on Sun Communities website)
Given the significant issues raised in resident reviews, it is strongly advised to contact the community directly, schedule a visit, and ask very specific, detailed questions. Be prepared to inquire about water quality, frequency of boil notices, snow removal protocols, actual amenity availability (e.g., microwave, pool, fitness center), lease renewal policies, and how management addresses resident concerns and maintenance requests. Document all communications.
For Michigan residents, Highland Greens Estates in Highland offers a setting that, on the surface, provides many desirable attributes of manufactured home living. Its prime location in Highland Township delivers a compelling balance: the tranquility and natural beauty of Oakland County's lakes and woodlands for outdoor enthusiasts, combined with excellent accessibility to the wider Metro Detroit area for employment, shopping, and entertainment. Being within the highly-regarded Huron Valley Schools district also makes it particularly attractive for families seeking quality education. The advertised amenities, such as a swimming pool, clubhouse, and playgrounds, suggest a community designed for comfort, recreation, and social engagement, which are appealing factors for many seeking a vibrant residential environment.
However, it is absolutely crucial for prospective Michigan residents to approach Highland Greens Estates with thorough due diligence. The serious concerns raised in recent resident reviews regarding water quality (frequent boil notices), alleged management issues (misinformation, lease disputes, harassment), and unaddressed maintenance problems (microwave, floor) paint a picture that significantly contrasts with the ideal. While the appeal of affordability and a serene setting is strong, these reported operational and managerial deficiencies directly impact daily living, financial stability, and resident well-being.
Therefore, for Michigan locals, Highland Greens Estates' suitability hinges entirely on the resolution of these reported issues. If these concerns have been definitively addressed and confirmed by the management, and if prospective residents are prepared to carefully review all lease terms and document all communications, then the community's location, natural surroundings, and advertised amenities could indeed provide a suitable and appealing home. Otherwise, potential residents should exercise extreme caution and seek alternative options that ensure a stable, safe, and transparent living environment.

Highland Greens Estates Reviews
This place is a scam! Have lived here for 5 years lease is up end of July they didn't want to renew the lease since Sun homes says they have a new 3 year rule yet said we could re apply for another trailer and have to go through the process of down-payment and all that fun stuff again. When we singed 5 years ago it was me and two other people as lease holders yet somehow over the years they kicked the two other lease holders off the lease and somehow have just me on it. Said the esign documents onlu had room for one signature when i resigned. When brought to there attention we were told they could re apply (pay more money to get back on the lease they never should have been off). We went months for them to come fix our microwave. Have emailed them about the floor being messed up with them saying they would get someone out to check it out yet that has never happened. The water is on a boil notice probably once every other month to be generous. They also somehow put my consumers bill back in there name. I even tried calling consumers to get it back on in my name and said there was nothing they could do on there end. Now that my lease is almost up they want to try and back charge me for that when I never and could never put it in there name in the first place or change it back to mine. This place is out to get your money nothing more. I would never and will never recommend anyone to move here

Feb 16, 2025 · Preston FisherWe are current residents of Highland Green Estates and have recently encountered a number of issues that have raised serious concerns about how things are being managed. While we’re not here to make public accusations, we have been seeking professional guidance to better understand the legality of certain practices and whether our rights as tenants may be at risk. We’ve also been paying closer attention to patterns that seem to be affecting more than just our household. Things like excessive inspections, water issues, delayed maintenance, billing discrepancies, and other interactions have started to feel like more than just isolated incidents. Many of these concerns appear to go beyond what would typically be considered reasonable under Michigan tenant law. We’ve become especially concerned about the following:Outside involvement following disputes with managementUnexplained fees or recurring charges (like the $8 “security” line item)Water quality issues or unexpected utility disruptionsTreatment that feels intimidating after filing complaintsInspections that seem unusually frequent or targetedAny situations where residents felt pressured, ignored, or singled outWe're sharing this not to stir up conflict, but because patterns matter and when enough of them stack up, they become hard to ignore. If you're thinking about moving here, it’s a good idea to ask very specific questions about inspections, repairs, billing practices, and what to expect if you have a disagreement with management.
May 28, 2025 · Mike RoseWas called last minute to get into a unit a month earlier than planned, was shown a unit I was told I would be getting. Signed the lease paperwork quickly and came to realize I signed for a different unit. Never moved in and tried to cancel my lease. They said 10 days for an answer, it’s been 17 business days including the holidays. Office staff has stopped responding. Be careful what you get yourself into here.Update: They processed my paperwork late with incorrect dates, then refused to refund the prorated amount as I already paid the next month’s rent. Be careful with your last payments as once you pay them they will not refund you even if they owe you money.
Apr 17, 2025 · Joel ChesterThis place deserves 0 stars. Had my daughter and her boyfriend sign a lease by threat of someone else getting their place. Told them they could move in in january and they keep getting run around and now they are 10 days away from not having a place to live with 2 kids. No communication except for excuses and not even a remote guess as to when they can move in.
