High Country Introduce
For Idaho residents seeking a stable, affordable, and well-regarded residential community in the Pocatello area, High Country Mobile Home Park stands out as a unique and established option. Located off Philbin Road, this park has earned a reputation for being much more than a typical mobile home park; it is often described by long-term residents as a well-maintained, private property subdivision with a strong sense of community. The positive feedback consistently centers on the cleanliness of the neighborhood, the respectful nature of the neighbors, and the stability of the living environment.
One of the most notable aspects highlighted by current residents is the high standard of maintenance, with reviewers stressing that "everybody's yards are clean" and that there are "nobody's mean to anybody and nobody has junkie trashy yards or anything." This collective pride in homeownership and community upkeep is a major draw for families and individuals looking for a long-term place to settle in Southeast Idaho without the financial commitment of a traditional site-built home purchase.
The long tenure of residents speaks volumes about the quality of life here. Some homeowners have lived in High Country for as long as 25 years, indicating a deeply rooted and reliable neighborhood. Many of the homes within the community are actually **privately owned**, a feature that contributes significantly to the stable, clean, and friendly atmosphere. The structure of the community, which includes a number of private property owners, provides residents with a sense of permanency and investment in their surroundings.
High Country is strategically located in the Pocatello/Chubbuck region, offering convenient access to local schools, shopping, and major Idaho attractions, while maintaining a tranquil residential feel away from the immediate hustle and bustle of downtown. This blend of affordability, stability, and a highly-rated community environment makes High Country Mobile Home Park a compelling choice for affordable Idaho living.
High Country Mobile Home Park is situated at 4200 Philbin Road, Pocatello, ID 83202, USA. This location places it in the northern part of Pocatello, near the border with Chubbuck, which is a desirable area for residential living due to its convenient access to amenities.
Local Accessibility and Proximity:
- School District Proximity: The community is within the Pocatello School District #25, with nearby schools including Claude A Wilcox Elementary School and Hawthorne Middle School, making the location highly convenient for families.
- Retail and Services: Easy access to the major retail corridors of Pocatello and Chubbuck, including shopping centers, restaurants, and essential services, all reachable via a short drive.
- Major Road Access: The park provides good access to key transportation routes, including Interstate 15 (I-15) and connecting roads to Idaho State University (ISU), which is important for students or faculty members.
- City Connection: Despite the mobile home park structure, the subdivision benefits from being close to Pocatello’s main transit lines and urban amenities.
- Direct City Utilities: Residents have noted that homes are "hooked directly to city water, sewer and garbage," ensuring reliable and high-quality municipal services, which is a significant advantage over some private utility arrangements.
- City Street Maintenance: The streets within the subdivision are recognized as **city streets**, which generally means that maintenance (such as snow removal and repair) is the responsibility of the city rather than the park management, enhancing the quality of infrastructure.
- Individual Utility Connections: Each lot provides the necessary hookups for water, sewer, and electric services for the privately owned manufactured homes.
- Community Upkeep Standards: While not a formal service, the community enforces and maintains a high standard for yard and property cleanliness, which acts as a service to all residents by ensuring a consistently pleasant neighborhood aesthetic.
- On-Site Management/Oversight: Although not explicitly detailed, the consistent standards and long-term stability suggest a degree of effective park management or homeowner association oversight to maintain the clean, friendly environment mentioned in reviews.
- Strong Sense of Community: The park is highly praised for having "great neighbors" and being a place where "nobody's mean to anybody," reflecting a strong, positive, and stable social environment, which is paramount for long-term residential satisfaction.
- Commitment to Cleanliness: A standout feature is the universally noted cleanliness; residents emphasize that "everybody's yards are clean" and there are no "junkie trashy yards." This shared commitment creates a beautiful and tidy residential area.
- Established and Stable Residency: The presence of long-term residents (some for 25+ years) and multiple generations of family members living within the park demonstrates deep stability and reliability in the community.
- Property Ownership Structure: A unique feature is that many residents are property owners who own their homes and the land beneath them (or are permanently situated on leased land with a strong proprietary mindset), which fosters a vested interest in the subdivision’s appearance and longevity.
- Direct City Services Integration: The connection to city water, sewer, garbage, and the designation of subdivision roads as city streets streamlines services and reduces reliance on private park-only infrastructure.
- Affordable Alternative: High Country offers a pathway to homeownership and long-term stability at a potentially more affordable cost compared to traditional stick-built housing in the Pocatello area.
- Address: 4200 Philbin Rd #111, Pocatello, ID 83202, USA
- Phone: Contact information for park management is not publicly available on general information platforms, but inquiries can often be made through local Pocatello real estate listings for homes within the park.
What makes this community truly worth choosing is the combination of **affordability and high residential standards.** Unlike other mobile home parks that may suffer from transient tenancy or poor upkeep, High Country is defined by its long-term residents and the palpable sense of ownership. If you are a family or individual in Southeast Idaho looking for a stable, home-owning environment where neighbors are friendly, and the subdivision streets and yards are clean and well-kept, this park provides a strong, reliable alternative to conventional housing. The integration with city services for utilities and streets further assures a high standard of living infrastructure. It is more than a location; it is a long-standing, community-focused place to live.

November 18 · Nichole BrownLived here 25 years. Great neighbors. Good place to live. We own our property and are hooked directly to city water, sewer and garbage. Subdivision streets are city streets. There are 53 private property owners in this sub division. Plus all the stick built homes in here are property owners.
February 27 · Robert J. TomlinsonFairly quiet community, kept up and clean. Aside from the limited hot water I understand don't last long enough to fill the tub or get a complete shower in unit 99 where as my son has resided for just over a month now.
February 06 · Teri SmileySmall mobile home park in reasonably good condition. Many established residents. Has a recreation center you can use for family events if you live in the park. Soda machine on property. Quiet.
