Google let me know my last review did not fit their guidelines.Take 2:🚨 STAY AWAY FROM THIS PARK🚨I stayed here for a couple months with my buddy as I moved back to Ohio. In those couple months I seen how neglected and poorly ran this place was. The owner doesn't even live in Ohio, and management doesn't really manage. One prevalent concern is the frequent and unannounced water shut-offs, which disrupt daily life and raise serious health and sanitation issues. I understand maintenance is essential or problems arise, but the disregard for residence well-being is atrocious.Let's talk maintenance. Maintenance is extensive delays, with some waiting weeks for essential repairs. Some of these could even be considered safety hazards, but maintenance when/if they do show up smell like they were at the bar, or with the local plant dealers in the park.Regardless of knowing this, I needed to find a place, so I reached out to a local real estate agent about some trailers in the park for sale. After speaking to the agent, I really questioned the owners practice. Agent stated owner wanted pre-approval and substantial money down, which I did not have. This is only my take, but many of the reviews on here seem fake. I would advise anyone who is looking to purchase a home here thoroughly investigate these issues and consider alternative housing options. - RC Willibough

The park features a mix of existing homes and new manufactured homes, indicating an ongoing effort to update and provide modern living spaces.

The community falls within the Northmor Local School District, which can be an important factor for families with children. While some residents highlight challenges related to maintenance and management responsiveness, the availability of new homes and the overall affordability of mobile home living can be significant draws for others. Understanding these diverse perspectives is key for anyone considering Hickory Grove as their potential home in Mansfield.

Services Offered

Hickory Grove Mobile Home Park provides a range of services typical for a manufactured home community, primarily centered around lot rental and basic utilities.

  • Lot Rental: The primary service offered is the leasing of individual lots where residents place their manufactured homes. The "HOA fee of 380" (likely $380 per month) covers this lot rent.
  • Utilities Included in HOA Fee: The HOA fee explicitly "covers lot rent and water, plus sewer." This inclusion of water and sewer simplifies billing for residents and can be a significant benefit.
  • Trash Service: While not explicitly stated as included in the general HOA fee in all listings, it is a common service provided by mobile home parks. One listing mentions "Current lot rent is $380.00 a month and includes water, sewer and trash!"
  • Water Source: The community uses a "Shared Well" for its water supply, and "Public Sewer" for waste.
  • On-Site Management/Maintenance (with caveats): While the park does have management and maintenance, a review highlights concerns about the effectiveness and responsiveness of these services, noting "management doesn't really manage" and "extensive delays" in repairs, with maintenance staff exhibiting unprofessional behavior. Prospective residents should inquire directly about current management practices.
  • Pet Policy: At least one listing indicates that "Up to 2 pets are welcome," suggesting a pet-friendly policy, though specific restrictions or fees would need to be confirmed with park management.
  • Home Sales: The park offers "brand new" mobile homes for sale, which typically include new appliances and modern features.
Features / Highlights

Hickory Grove Mobile Home Park presents several features and highlights for those considering living in a manufactured home community:

  • Availability of New Homes: A significant highlight is the presence of "brand new" mobile homes for sale (e.g., 2024 built), offering modern designs, 3 bedrooms, 2 full baths, and 1005 square feet of living space. These homes often come with new appliances (cooktop, oven, refrigerator) and a spacious layout.
  • Affordable Lot Rent with Inclusions: The "HOA fee of 380" that "covers lot rent and water, plus sewer" is a key feature, as it bundles essential living costs into one monthly payment, making budgeting simpler.
  • Access to Utilities: Homes in the park are equipped with necessary utilities, including electric heating, and a public sewer system, providing the comforts of modern living.
  • Northmor School District: For families, the park's location within the Northmor Local School District can be a determining factor for school-age children.
  • Community Setting: Living in a mobile home park often fosters a sense of community, with neighbors in close proximity. While one review expresses concerns about noise and safety regarding children playing in the road, the community structure can appeal to those seeking a neighborhood feel.
  • Individual Home Features: New homes offer vinyl siding, composition roofs, single-pane windows, and asphalt parking. Existing homes may also have features like new countertops and flooring.
  • Location Advantage: Being situated on County Road 59 provides a rural-suburban feel while maintaining reasonable access to Mansfield's amenities.
Promotions or Special Offers

Specific, broadly advertised promotions directly from Hickory Grove Mobile Home Park are not consistently published. However, the value proposition for new residents often lies in the availability of modern, affordable homes within the community.

  • New Home Opportunities: The primary "offer" is the opportunity to purchase a "brand new" manufactured home, complete with new appliances and modern amenities, at a potentially more accessible price point compared to traditional housing. For example, some new 3-bedroom, 2-bath homes are listed around $59,900 to $64,900, with a required new mobile home purchase (sales tax not included).
  • Included Utilities: The HOA fee that covers lot rent, water, and sewer simplifies monthly expenses and can be seen as a value-added component, effectively reducing the number of separate bills for residents.

Prospective residents are strongly encouraged to directly contact Hickory Grove Mobile Home Park management or real estate agents listing homes within the park. They can provide the most current information on any financing options, move-in specials, or incentives related to the purchase of new homes or the terms of lot rentals.
