The experience of living in any residential community is significantly shaped by its physical features, the services it provides, and critically, the quality and responsiveness of its management. While Heritage Heights boasts an impressive list of amenities, it is equally important for prospective residents to be aware of the real-world experiences and concerns shared by current and former residents. Understanding both the positive offerings and any reported challenges is essential for making an informed decision about one's next home in Indiana.

We will delve into its location and accessibility, detail the extensive range of services and recreational features it offers, discuss potential promotions, and provide essential contact information. Heritage Heights is a large manufactured home community situated in Columbus, Indiana, offering a substantial number of homesites in what is described as a "beautiful and quiet country-like setting." With 874 home sites, it is a significant residential complex designed to provide a comprehensive living environment for its residents. The community aims to combine a pastoral ambiance with a wide array of amenities, suggesting a focus on family-friendly living and outdoor recreation.
The community is structured to offer residents various facilities to enhance their lifestyle. These include a swimming pool, multiple playgrounds, walking paths, fishing ponds, and courts for basketball, volleyball, and even a softball diamond. A clubhouse and picnic areas further facilitate communal gatherings and social interaction, promoting a neighborhood feel. These extensive amenities suggest that Heritage Heights is designed to be more than just a place to live, but a community where residents can enjoy a range of activities without leaving the park.
However, it is crucial to present a balanced view, as recent customer reviews highlight significant concerns regarding management and the overall living experience. Reports indicate issues such as prolonged maintenance delays (e.g., a dishwasher not being fixed for years), alleged bullying and harassment of employees and tenants by management, and a high turnover of staff. One long-term resident detailed an eviction notice received shortly after interacting with an ex-employee, suggesting potential retaliatory actions. The sentiment expressed by some reviews is that the current management is "horrific" and often "not in," leading to a lack of responsiveness and a decline in the quality of living. These serious concerns warrant careful consideration by any prospective resident.
Heritage Heights is conveniently located at 2895 Henry Lakes Blvd S, Columbus, IN 47201, USA. Columbus, situated in Bartholomew County, Indiana, is widely recognized for its unique architecture, strong industrial base, and vibrant community. The park's address places it within a pleasant area of Columbus, combining a "country-like setting" with good access to urban conveniences.
The community boasts excellent accessibility to key local and regional points of interest. It is notably "conveniently located one mile from the new Horizon Factory Outlet Retail center and newer restaurants and hotels," which means residents have immediate access to shopping, dining, and hospitality services. This proximity to retail centers like Driftwood Shoppes (0.8 miles away, 15-minute walk) and Indiana Premium Outlets (2.2 miles away, 5-minute drive) is a significant advantage for daily needs and leisure shopping.
Furthermore, Heritage Heights offers "direct access to Interstate 65 (I-65)," a major north-south highway that connects Columbus to larger metropolitan areas. This means that Indianapolis is approximately a 45-minute drive (37.3 miles), while Louisville, Kentucky, and Cincinnati, Ohio, are also "just a short car ride away." This regional connectivity is highly beneficial for commuters, those seeking broader employment opportunities, or individuals wanting to access more extensive healthcare, entertainment, or cultural attractions. The balance between a quiet setting and robust accessibility makes Heritage Heights' location a strong point for residents in Indiana.
Heritage Heights manufactured home community aims to provide a comprehensive suite of services to its residents, although customer reviews indicate significant issues with the delivery and quality of some of these services. Based on public information, the services generally offered include:
- Lot Leasing: The primary service involves leasing individual home sites within the community. These leases typically cover the right to occupy the lot and access shared community amenities.
- On-site Professional Management and Sales Team: The community states it has an on-site team available to manage operations, address resident concerns, and facilitate home sales. However, reviews severely criticize the effectiveness and professionalism of the current management, citing unreturned calls, frequent absence from the office, and a negative impact on employee and tenant relations.
- On-site Maintenance: While maintenance services are expected in a community of this size, resident reviews report long delays in repairs, such as a dishwasher not being fixed for four years, and unaddressed issues like a partial tree removal and concerns about yard upkeep (e.g., leaving toys in the yard). This suggests significant shortcomings in maintenance responsiveness.
- Utility Management: Residents are typically responsible for their individual utility bills. Specifically, "Resident Pays Electricity, Resident Pays Gas, Resident Pays Water," while "Trash Pick-up Included." The park provides the necessary infrastructure for these connections.
- Accessibility Features: For residents requiring specific accommodations, the community mentions features like "32" or Wider Doorways," "36" or Wider Hallways," "Lever Style Door Handles," and "Accessible Bathroom Vanities/Kitchen Counters," indicating an effort to provide inclusive living spaces.
- Home Sales and Financing: Heritage Heights offers options for purchasing manufactured homes, with "Financing Available for Purchases" and "Rent-to-Own" options (6, 9, 10, 12 months), indicating a service to assist residents in acquiring homes within the community.
While the stated services are extensive, prospective residents must heavily weigh the consistent negative feedback regarding management's ability to effectively deliver these services.
Heritage Heights boasts an impressive array of features and amenities designed to enhance the living experience for its residents in Columbus, Indiana. These amenities create a vibrant and active community environment. However, it's crucial to balance these offerings with direct feedback from residents, which highlights significant challenges.
- Extensive Recreational Facilities: The community offers a wide range of recreational options, including a swimming pool, four playgrounds, walking paths, three fishing ponds, three outdoor basketball courts, indoor and outdoor volleyball courts, and a softball diamond. These amenities provide ample opportunities for outdoor activities, sports, and leisure for all ages.
- Community Social Spaces: A clubhouse and picnic areas are available, promoting social gatherings, community events, and a sense of camaraderie among residents. This fosters a neighborhood feel beyond individual homes.
- Off-Street Parking: This practical feature ensures residents have convenient and dedicated parking spaces, contributing to ease of access and reducing clutter within the community.
- Quiet, Country-like Setting: Despite its size, the community is described as having a "beautiful and quiet country-like setting," offering a peaceful environment away from the direct hustle and bustle of city life, yet with excellent urban access.
- Proximity to Shopping and Major Roadways: Its location provides direct access to new retail centers and major highways like I-65, offering convenience for daily needs, shopping, and regional travel.
However, it is vital to acknowledge the critical points raised by current and former residents, which represent significant negative "highlights" of the living experience:
- Severe Management Issues: Multiple reviews detail "management that bully and harass employees to the point of tears" and treat "tenants the same way." Complaints include management being "never at work," unreturned calls, and a perception that they "push all work off onto others," leading to a feeling of neglect and lack of support.
- Unresponsive Maintenance: Long-standing maintenance problems, such as a dishwasher not being fixed for four years and unresolved issues with a partially cut tree near a trailer, highlight significant delays and a lack of follow-through on necessary repairs.
- High Staff Turnover: The claim that management "bully and harass employees to the point of tears and/or they quit," leading to the community being "always short staffed," points to systemic issues impacting service delivery.
- Allegations of Retaliation/Eviction Concerns: One resident explicitly states being "evicted because I'm almost eligible for squatters rights and common law ownership," and implies retaliation after being seen talking with an ex-employee, raising serious concerns about tenant relations and potential unfair practices.
- Lack of Care for Resident Property/Children's Play: The frustrated comment "heaven forbid you have kids that play outside and leave their toys in the yard that you pay for. Jeez," suggests a lack of understanding or respect for tenants' use of their own leased space, especially concerning children.
These direct insights into the management and operational challenges are critical for any Indiana local considering Heritage Heights as a potential home.
Specific current promotions or special offers for Heritage Heights are not extensively detailed in the provided customer reviews. However, manufactured home communities often use various incentives to attract new residents and facilitate homeownership within their parks. Based on common practices and some indirect information, potential offers might include:
- Financing Options for Purchases: Heritage Heights explicitly states "Financing Available for Purchases" of homes, indicating they can assist prospective buyers in securing the necessary funding.
- Rent-to-Own Programs: The community mentions "Rent-to-Own" options with terms like 6, 9, 10, or 12 months. This allows residents to eventually own their home after an initial rental period, which can be a flexible path to homeownership.
- Assistance with Appliances: While a review mentions a long delay in receiving a dishwasher, the eventual provision of a new one suggests that new or replacement appliances might be part of rental or purchase agreements, though the process could be lengthy.
Given the significant concerns raised by residents regarding management responsiveness and transparency, any interested parties are strongly advised to contact Heritage Heights directly to inquire about any current promotions. It is crucial to obtain all details of any offer in writing, including terms, conditions, and any associated costs. Due diligence is particularly important here to ensure clarity and avoid misunderstandings, especially given the reported challenges in communication and service delivery.

Given the significant concerns raised in customer reviews about management responsiveness, prospective individuals and current residents are advised to be prepared for potential difficulties in immediate contact. Patience and persistence may be necessary when trying to reach the management team.
For some Indiana locals, Heritage Heights in Columbus presents a complex proposition as a potential housing option. On the surface, the community offers a very attractive package of amenities and a strategic location that could appeal to many. However, the suitability for residents largely depends on their willingness to navigate significant challenges highlighted in recent customer feedback.
From a positive standpoint, Heritage Heights boasts an impressive array of recreational facilities, including a swimming pool, multiple playgrounds, walking paths, fishing ponds, and various sports courts. These extensive amenities provide a rich environment for families and individuals seeking an active lifestyle without leaving the community. The "beautiful and quiet country-like setting" combined with its location near new retail centers and direct access to I-65 offers the best of both worlds: a peaceful home environment with easy connectivity to Columbus's urban conveniences and major cities like Indianapolis and Louisville. For those prioritizing a large, amenity-rich community in a convenient location, Heritage Heights could theoretically fit the bill.
However, the pervasive and severe concerns expressed in resident reviews regarding management are critical and cannot be overlooked. Allegations of bullying, harassment, unresponsiveness, neglect of maintenance issues, high staff turnover, and even questionable eviction practices paint a picture of a community where the resident experience is significantly undermined by operational deficiencies. The reported difficulties in getting basic repairs done or even contacting management directly suggest a breakdown in fundamental services essential for comfortable living.
Therefore, while Heritage Heights offers an appealing array of physical features and a desirable location for locals in Indiana, prospective residents must approach this community with extreme caution. It is imperative to conduct thorough due diligence, which should include an on-site visit to observe the current conditions, attempting to speak with multiple current residents discreetly to gather firsthand accounts, and seeking clear, written confirmations of all lease terms, maintenance policies, and any promises made by management. Unless there are clear indications of a significant and sustained improvement in management practices, locals considering Heritage Heights should be prepared for potential frustrations and a living experience that may not align with the community's impressive list of amenities.

Heritage Heights Reviews
I've lived here for 6 years. The only issue I had was not having a dish washer for 4 years before management got me a new one. At that time, management was decent. Now, there's management that bully and harass employees to the point of tears and/or they quit. So they are always short staffed. Management treats the tenants the same way. I'm being evicted because I'm almost eligible for squatters rights and common law ownership. Also, it's no coincidence that i was seen chatting with an ex-employee, and the next day, the eviction was placed on my door. I would highly suggest applying somewhere else or at the least make Heritage Heights your very last option for living. And heaven forbid you have kids that play outside and leave their toys in the yard that you pay for. Jeez.
Apr 14, 2025 · Tasha RobateauWhat a joke the only two people that showed up to work on a regular basis, this place let them walk out vs getting rid of the original problem in adequate management. Seems like a repetitive issue with this place! The last bunch was horrific and this one here isn’t any better uses the company vehicle for whatever they want to whenever they want to and are never at work! They push all work off onto others and any time you call management is not in! Nor do you get a call back. Now the two girls are gone…. Residence will never be able to contact anyone. Time to move!
Mar 04, 2025 · B KCorporate needs to look into the management practices at this trailer park. Raising rent, hiring or firing of employees over some minor infraction. Perhaps corporate should find management that will work with the tenants instead of evicting them. I wouldn't recommend living there.
