DO NOT BUY A HOME FROM THEM OR AND ANY IMPACT COMMUNITYS. I have lived in 3 different homes in that park and that all have mager problems. There favorite place to get stuff seems like the Lowes discont rake the paint is cheap trash it peals shortly after they just painted it that was lot 5 and then we went to lot 11 and they promised to fix things and they were going to keep the cost of it up at 30k for the repairs but they never did we were told that the roof was just done not to long ago but the roof leaks in multiple places the dining room windows is rotting away. Every time it rains water comes poring in and then the best part of it all when we first move to the park in lot 17 the was a dumpster out front of lot 11 and it caught on fire and it burnt part of the hunt of the home so when the fire department put the fire out it flooded then front inside of the home and the left it so it nade the front bedroom floor rotten and we almost fell through it the master bath floor did the same thing do to a old toilet leak that they said they fixed but they just half a$$ed it and did not do it properly. Just know they are are only in it for the money and they don't care about you. They had to managers in there that were stealing people's money and the company's money. And there names are Danette and Lisa woods. I was told that Lisa Woods was buying a car with the money. And it was repoed. But now they have a new manager in there named Madison and she is a sweet hurt and would do anything to help but the company won't let her do any thing to help out the residents if it involves sending the company's money such as fixing stuff that needs it so they are safe. All I can tell you is if you have to live here rent the home do not fall for there trap and buy. They want Madison to sell the homes for $30,000 to $40,000 and not one home in that park it worth that they are only worth 10k to 15kOr less. also the most of the homes came out off other ran down home parks. also is you dont like the sound of a dirt bike riding by you over and over then i would not live here. when we moved in we signed a contract that says that we can have dirt bikes 4 wheelers but we were not allowed to ride them in the park but there new maintenance man Joey rides a fat wheel dirt bike in the park also is you like you sleep then good luck there is a lot of members in the park that blast there music when they drive by at 6 am and out tho the day. we report it and nothing is done. also there is kids there that are herbal the though river rocks at our dog. our dog used to be vary frindly and now she dose not like anyone. they are luck i dont have proof or they wood be getting charged same way with there useless parents. also the company dose not follow the laws like they ar supposed to and the owner lives in Colorado in secluded mountains miles from away from civilization. Just know that IMPACT COMMUNITYS is vary scamy and they hide stuff vary well. dont let them fool you. - Tractor Man Vlogs 4949
Hazleton Mobile Home Park Overview Intro Photos Location Reviews

Hazleton Mobile Home Park Introduce

Welcome to Hazleton Mobile Home Park, a manufactured home community located in the town of Hazleton, Iowa. For many Iowans seeking a more affordable pathway to independent living, manufactured home communities offer a distinct housing solution. This park provides lots for manufactured homes, aiming to create a residential environment for its residents.

Hazleton is a community nestled in northeast Iowa along Highway 150, known for its small-town charm and as a gateway to Amish country. The presence of Fontana Park nearby is a significant highlight, offering extensive outdoor recreational opportunities for residents and families. This natural amenity provides a valuable escape for outdoor activities, making Hazleton an attractive location for those who appreciate nature's beauty alongside convenient local access.

When considering any residential community, it is essential for prospective residents to conduct thorough due diligence, especially by examining all available feedback. Public reviews for Hazleton Mobile Home Park, which is managed by "IMPACT Communities," present significant and serious concerns that future residents should be aware of. One review details a disturbing pattern of structural problems in multiple homes purchased through the park's management, including leaky roofs, rotting floors due to water damage (from apparent fire extinguishing and unrepaired leaks), and claims of "half-assed" repairs. The review alleges that homes are significantly overpriced, being sold for $30,000-$40,000 when they are only worth $10,000-$15,000 or less, with many homes sourced from "other ran down home parks."

Further serious allegations include:

  • Theft and unsafe conditions: Reports of break-ins, stolen belongings, and kids throwing rocks at pets.
  • Noise disturbances: Consistent issues with dirt bikes being ridden in the park and loud music at early hours.
  • Management issues: Claims of previous managers stealing money, current management (Madison) being unable to make necessary repairs due to company policy ("company won't let her do anything to help out the residents if it involves spending the company's money such as fixing stuff that needs it so they are safe"), and the office being consistently closed or unresponsive to inquiries (including a helpline on the website that yields no replies).
  • Lack of upkeep: Observations of litter and unattended trash, with management allegedly mowing over it instead of picking it up.
  • Company Practices: A direct accusation that "IMPACT COMMUNITIES is vary scamy and they hide stuff vary well" and that "the company dose not follow the laws like they ar supposed to and the owner lives in Colorado in secluded mountains miles from away from civilization."
  • Misleading Representation: A statement that the pictures shown online are "1000% better than the area looks."

These are very serious allegations that paint a concerning picture. Prospective residents are strongly urged to proceed with extreme caution. It is imperative to verify all claims directly, visit the property multiple times at different hours, and, if possible, speak with current residents to understand the actual living conditions and management responsiveness. Given the severity of the reviews, simply renting a home might be a safer option than buying, as suggested by a long-term resident.

Conclusion: Why this place is suitable for locals

For locals in Iowa, particularly those in the Hazleton area seeking affordable housing options, Hazleton Mobile Home Park presents a complex consideration. While the concept of a manufactured home community offers a generally more budget-friendly path to independent living, prospective residents must exercise extreme caution and thorough due diligence given the serious and consistent concerns raised in recent public reviews.

The primary suitability for Iowans looking for a home in this area stems from the location. Hazleton offers a peaceful, small-town atmosphere that many Iowans appreciate, away from the hustle of larger cities. Its strategic position along Highway 150 provides reasonable access to essential local amenities and connects residents to nearby towns for broader services and opportunities. A significant draw is the immediate proximity to Fontana Park, which offers an exceptional range of outdoor activities from fishing and boating to hiking and picnicking. This aligns perfectly with the outdoor-loving lifestyle prevalent in Iowa, providing families with a valuable recreational resource right in their backyard. The area's connection to Amish Country also offers unique cultural experiences for residents.

However, the negative feedback regarding severe home issues, allegations of management misconduct (past and present), lack of property upkeep, noise disturbances, and unresponsiveness demands critical attention. For a local to consider this park suitable, they would need to be prepared for a highly proactive approach:

  • Directly questioning management about every concern raised in reviews, including home conditions, maintenance plans, and rent increase policies.
  • Thoroughly inspecting any potential home and lot, ideally with an independent inspector.
  • Visiting the park multiple times at various hours to observe actual conditions, noise levels, and overall atmosphere.
  • Understanding all terms of any lease or purchase agreement in detail, and being wary of any promises not in writing.
If a local is able to navigate these significant challenges and secure a living arrangement that is transparent and safe, the park’s location and the general affordability of manufactured home living might still appeal. However, the available public data indicates that this requires a very high level of vigilance and a willingness to accept potential risks. For many Iowans prioritizing stability, safety, and reliable management, alternatives should also be thoroughly explored.
