As far as trailer parks go, it's decent. The trailers however are advertised as "remodeled". This consists of Peel and stick floor tiles and a coat of paint at best. I had to fight with the owner to fix a bathroom floor that was falling in, was told by the park manager that the previous maintenance person had not done the floor correctly, and I still had to fight to get it fixed, and this took over a week. I've never seen a trailer park with so many "rules", deposit is $2,000, more than an above average apartment or home. Rent increased TWICE while I lived here for 2 years, the water bill went from average $25 a month to recently $75 a month, I was told we must have a leak and then after several conversations was told the owner was now charging MORE for water, and if we don't like it we can pay to have city water hooked up. Had rat infestations on several occasions, and was told it was normal and everyone had them. During summer the termites invade the houses, still no attempt of anything from management. Homes are supposedly "rent to own", so what this means is you move in, they refuse to fix ANYTHING, they tell you that you're responsible for any repairs. Everyone knows your business through gossip. Had several electric issues in the house (outlet wires not working, ceiling fans malfunctioning). They refuse to cut back any trees so anytime it rains the power goes out. I'll admit to not being a perfect tenant, being late on rent during hard times but I've never lived somewhere where they not only REFUSE to work with you at all, they charge you a $100 late fee if late. It costs $24 to use their new app to pay rent. We did our best to make it a home but it was just too much drama, too many rules and the owner is a crook. They have a strict 2 pet limit, deducted a $250 pet deposit from deposit AFTER living there for a year with pets, but park manager has 18 dogs. There are stray cats EVERYWHERE. I'll give one star for the condition of the park but it's not worth the $2,000 deposit to move in. We were evicted for being late however the park manager couldn't/wouldn't tell us who or where to pay and the owner wouldn't either, they refused to take payment and filed eviction papers. - James Hinton

Welcome to Guthrie Mobile Home Park: An Overview in Thonotosassa, FL

For those in Florida considering mobile home living, Guthrie Mobile Home Park in Thonotosassa offers a residential option within the vibrant Tampa Bay area. Mobile home parks, often known as manufactured home communities, provide a distinct approach to homeownership or long-term rental, typically at a different price point compared to traditional housing. These communities can foster a unique sense of neighborhood, but individual experiences can vary widely depending on management and specific community dynamics.

Guthrie Mobile Home Park has recently experienced significant changes in its management and property appearance, as noted by some residents. This community is a place where residents typically own their manufactured home and lease the land it occupies. This article aims to provide a factual and informative overview of Guthrie Mobile Home Park, drawing on publicly available information and resident feedback to offer insights into its current state, location, and the living experience it provides for locals in the Florida region. As with any housing decision, a thorough understanding of the community's current environment is crucial.

Location and Accessibility: Thonotosassa's Quiet Charm

Guthrie Mobile Home Park is located at 11930 Hazen Ave, Thonotosassa, FL 33592, USA. Thonotosassa is a community situated in Hillsborough County, Florida, offering a more rural or suburban feel compared to the bustling urban centers of Tampa. This location provides a quieter living environment for residents, away from heavy city traffic and light pollution, as noted by some locals.

While offering a serene setting, Thonotosassa maintains reasonable accessibility to the greater Tampa Bay area. Residents can expect commutes to major amenities and employment centers. One local noted, "It is a very easy commute to everything, close to 3 major highways," indicating good connectivity despite the small-town feel. This balance can be appealing for those who prefer a tranquil home base but still need access to the conveniences of a larger metropolitan area.

However, it's worth noting that "there aren't major chain grocery stores or shopping centers in the area," meaning residents may need to travel 10-15 minutes north on I-75 for more extensive shopping options. This is a common characteristic of more rural Florida communities, where the trade-off for peace and quiet is often a slightly longer drive for certain services. The area is described as growing quickly, suggesting that amenities may expand in the future. For those who appreciate a country-like atmosphere with relatively easy access to urban resources, Thonotosassa, and by extension Guthrie Mobile Home Park, offers a distinct appeal.

Services Offered: Evolution Under New Management

According to recent resident feedback, Guthrie Mobile Home Park has undergone significant changes in its management and, consequently, in the services and maintenance provided.

  • Property Renovations: Within the past couple of months, the new management has undertaken a "complete facelift" of the location. This includes substantial exterior renovations such as "redone all the front and back porches, roofs, side paneling, fences, mulched the perimeter of the homes, and pressure washed the homes." This indicates a clear effort to improve the physical appearance and condition of the homes and common areas.
  • Improved Management Responsiveness: Residents report a "breath of fresh air to deal with now" when interacting with management. They are said to "actually make you feel like they care and they follow through with maintenance requests in a timely manner." This suggests a notable improvement in addressing resident concerns compared to previous experiences.
  • Utility Billing Practices: Historically, there have been concerns regarding water bill increases, with one resident stating their bill went from "average $25 a month to recently $75 a month," and being informed that "the owner was now charging MORE for water." Prospective residents should clarify current utility billing structures.
  • Maintenance Responsibility: While management is now more responsive, residents have reported that homes are advertised as "rent to own," which, in practice, has meant tenants are told they are "responsible for any repairs," with management refusing to fix issues like a "bathroom floor that was falling in" or "electric issues." This is a critical point for potential residents to clarify upfront regarding repair responsibilities.
  • Rent Payment System: Rent payment is facilitated via an app, which reportedly incurs a "$24 to use their new app to pay rent" fee. A "$100 late fee" is also applied for late rent payments.

Features / Highlights: Transformation and Community Aspects

Guthrie Mobile Home Park presents a mixed but evolving picture based on resident feedback. While there have been significant challenges in the past, recent changes offer a more positive outlook for some aspects of the community.

  • Significant Property Upgrades: The most prominent highlight is the extensive "complete facelift" the location has received. This includes "redone all the front and back porches, roofs, side paneling, fences, mulched the perimeter of the homes, and pressure washed the homes." This visible investment in the property's aesthetics and structural integrity is a major positive change.
  • Improved Management Relations: The new management is praised as a "breath of fresh air." The sentiment that they "actually make you feel like they care and they follow through with maintenance requests in a timely manner" indicates a marked improvement in resident-management interactions, a crucial aspect of community living. Special recognition is given to "Denise for all of your extra efforts."
  • Quiet and Low-Key Environment: Despite its past issues and ongoing changes, the community is described as "very low key and quiet." For those seeking a peaceful residential setting away from city bustle, this could be a significant draw.
  • Pet-Friendly Policy (with caveats): The park has a "strict 2 pet limit" and is generally "animal friendly," with "people walk their dogs" and a "great dog walk and a fenced area that they can run" mentioned in older Thonotosassa area reviews. However, one review mentions "stray cats EVERYWHERE" and a park manager allegedly having "18 dogs," suggesting potential inconsistencies in enforcement.
  • "Rent-to-Own" Model: While this model can be appealing, resident experiences suggest that the "rent to own" setup places repair responsibility heavily on the tenant, a point of contention for past residents.
  • Long-Term Resident Optimism: A resident who has lived there for "almost 2 years now" expresses that they "can only see things getting better," suggesting a positive trend for the future of the park.

It is important for prospective residents to understand these highlights in the context of both past challenges and recent improvements, conducting thorough inquiries into current policies and conditions.

For Floridians who value a quiet community where management is actively working to improve conditions, these recent changes are a strong positive indicator.

However, it is crucial for interested locals to perform thorough due diligence. Direct inquiries about the current "rent to own" terms, explicit clarification of repair responsibilities, and the precise breakdown of all fees (including water billing and app usage) are essential. Despite past challenges, the visible improvements and reports of a more responsive management team signal a community striving for a better future. For those willing to engage directly and ensure clarity on all terms, Guthrie Mobile Home Park offers a unique opportunity to be part of a transforming community in a quiet, accessible corner of the Tampa Bay region.
