Feedback from residents often focuses on the operational aspects of the park, including lot rent, maintenance, and interactions with management. The location on US 31 S offers straightforward access to central Greenwood and beyond. It’s an ideal spot for commuters, with easy connections to I-65, which quickly links to downtown Indianapolis to the north and other major Indiana cities to the south. This makes it a practical choice for those working in Indianapolis or other parts of Johnson County and the broader Central Indiana region.

Manufactured home communities typically provide a range of services focused on the management of the park and the maintenance of common areas. While the details of services at Greenwood Farms Manufactured Home Community should always be confirmed directly with management, based on common industry practices and some resident feedback, here are typical offerings:
- Lot Lease Management: The core service is the leasing of land lots to residents who own their manufactured homes. This includes managing lease agreements, collecting monthly lot rent (which, based on reviews, is a significant cost, with water and sewer potentially adding to it), and enforcing community rules and regulations.
- Property Management/Office Staff: The community has an on-site office, as indicated by resident interactions. This staff handles administrative duties, resident inquiries, and ensures the daily operations of the park. However, resident reviews highlight mixed experiences with staff interactions, particularly concerning empathy and communication regarding violations.
- Maintenance of Common Areas: Mobile home parks are responsible for the upkeep of shared spaces, such as roads and common landscaping. One review indicates concerns about the condition of "roads big holes" and overall property appearance, suggesting that while this service is provided, its execution might vary. The presence of a shed approval process also points to a level of maintenance and appearance regulation for individual lots.
- Guest Parking Regulations: The community has designated guest parking areas. However, rules about guest parking and vehicle tagging for towing (even in guest lots) are in place, indicating a structured approach to parking management.
- Utility Infrastructure: The park provides the necessary infrastructure for homes to connect to essential utilities like water and sewer. Residents typically contract directly with utility providers for their usage, but the park ensures the underlying connections. (Note: Reviews mention water and sewer costs being part of lot rent, or at least a significant addition to it).
- Enforcement of Community Rules and Violations: The community actively issues "violation notices" for various infractions, from blocking streets (even temporarily, as in the ambulance incident) to shed installation requirements. This demonstrates a clear system for maintaining community standards, though the application of these rules may be perceived differently by residents.
Greenwood Farms Manufactured Home Community presents various features that contribute to its unique living environment. While some of these are inherent to manufactured home parks, specific feedback from residents helps to highlight the actual experience within this community:
- Established Community: As an existing manufactured home community, Greenwood Farms offers an established residential setting, often with mature landscaping in some areas, though reviews suggest inconsistent property maintenance overall.
- Affordable Homeownership Potential: Manufactured homes, by nature, can offer a more financially accessible route to homeownership compared to traditional site-built homes in the Greenwood area, which is a key draw for many Indiana residents.
- Strategic Location: Situated directly on US 31 S, the park boasts excellent accessibility to Greenwood's vast array of shopping, dining, and essential services, as well as major highways for commuting to Indianapolis and beyond.
- Structured Community Rules: The presence of detailed rules and the issuance of violation notices (e.g., for parking, shed installation) indicate a clear framework for maintaining order and standards within the community. While sometimes viewed as strict, this can contribute to a consistent living environment.
- Cost Considerations: Residents highlight that "lot rent is absolutely insane" and "ridiculously high," often including water and sewer, indicating that while the home itself might be affordable, the ongoing lot rent is a significant financial consideration that increases annually.
- Appearance and Maintenance Concerns: Reviews express strong concerns about the park's appearance, describing it as "looking like a dump" with "big holes" in the roads and "a lot of empty trailers that they need to either replace or fix up." These are critical points for prospective residents to verify in person.
- Guest Parking System: A system for guest parking is in place, though the "very inconvenient" location and tagging/towing policies for guest vehicles are noted as a challenge by residents.
- Staff Interaction: Feedback on staff interactions is notably negative, with descriptions of "horrible" and "rude" behavior, "lacking in empathy," and "threatening" actions. This suggests a potentially challenging relationship between some residents and management, which is a vital aspect of community living.

Greenwood Farms Manufactured Home Community Reviews
Horrible place to live! I can't think of 1 positive thing to say about this bad memory! My mother died here and an ambulance came to pick up her body and was parked in the street for about 5 minutes. The office stuck a "violation notice" on her front door for blocking the street.I was in shock and took the violation to the office and met the most horrible woman I've ever met in my life! Completely lacking in empathy with no understanding that my mom just died and I was in the process of planning a funeral service, along with everything else associated with her death. This office witch threatened to haul her trailer out of the park!
Apr 19, 2025 · Dusty RoadsI will agree with the previous comments. The lot rent is absolutely insane. With water and sewer almost 900 a month! That’s ridiculous for a mobile home LOT. Be prepared to receive several lame violations notices. And can’t even have guest over for very long before the cars are tagged to be towed. Even in the guest parking lot which is all the way by the office. Very inconvenient. I was told the shed outside has to be professionally installed once it is approved by office. The staff is very rude and acts as if we live in penthouses. Trailer park here is doing well making all of us struggle when they raise the lot rent every year. Something should be able to be done about this.
Nov 13, 2024 · blanca garciaIt's not a bad place to start out, but it's definitely not somewhere you want to plant roots. There's so many dumb rules. Can't have certain storage units without approval. Can't have certain animals (even though neighbors have "forbidden" breeds). Can't have more than 2 animals (even though I've seen a family with 3). We've had a handful of issues with our house right from the start. Unleveled doors, stripped cabinet door screws, and our doors don't close unless you slam them. In conclusion, if you don't mind your lot rent going up 3mo after moving in, and you're okay with not being able to do pretty much anything to it, it's not a bad start. But I'd recommend moving into a house or something else in the near future.
Jul 22, 2024 · Diesel 1994We were looking to purchase a home here, but the situation in Indy did not pan out. Really nice place, clean, no junk cars sitting around.
Apr 03, 2025 · Stephen B KnuttiHome next to the one I’m in is empty, we just had our internet line connected and the in ground connect pillar is in the empty homes yard. Groundskeeper for Greenwood farms ran over with a mower ON VIDEO the cable and disconnected our internet, refused to take any personal responsibility for running over a bright orange cable that was laid the day prior. Says “xfinity should have buried it” when xfinity is the primary provider for this area you’re sort of at the whim of their rules. This isn’t the first home they’ve provided internet service to and they have separate teams to do installation & burial. Staff has poor attitude and absolutely 0 accountability. If I could rate 0 stars I would. Claims the guy “didn’t see it” which is absolutely hilarious considering it was incredibly obvious
