Green Acres Manufactured Home Community

450 Main St, Delta, OH 43515, USA

3.0
This place is a joke!!! Please look at other reviews. From them over charging for water due to their mistakes to increasing rent just because they added a few new trailers, even though they do not plow in the winter in the park, floods when it rains. We tried to talk to them about the water bill. They say that they weren’t charging for water for almost 2 years and that it’s back pay??? Crazy they’re negligence, our consequences?? The park will hold no responsibility of their own because it was just purchased by Clearview communities and they just aren’t good at running this park. The price you’ll end up paying here you can rent a house for I promise. Please before you move here talk to some people who live here. You don’t need these problems too.#callmeakaren - brandi alvarez

Green Acres Manufactured Home Community Introduce

For many Ohio residents, the search for housing that is both affordable and provides a sense of community often leads to exploring options like manufactured home communities, commonly known as mobile home parks. These communities offer a distinct housing model where residents typically own their manufactured home and lease the land it sits on. This arrangement can present a more accessible path to homeownership compared to traditional stick-built houses, appealing to a diverse range of individuals and families across the state.

In Delta, Ohio, Green Acres Manufactured Home Community is one such property. This article aims to provide a factual and detailed overview of Green Acres Manufactured Home Community from the perspective of local Ohio users. Our goal is to present publicly available information, including crucial insights from recent customer reviews, to help you understand what this community entails, its operational aspects, and why it might (or might not) be a suitable choice for your housing needs.

It is essential to approach the evaluation of any manufactured home community with a critical eye, as the quality of living, management practices, and overall resident experience can vary significantly. Factors such as the park's infrastructure, transparency in billing, responsiveness of management, and adherence to lease agreements are paramount for a positive living situation. This overview will incorporate these elements as they are reflected in the available public data for Green Acres Manufactured Home Community.

Introduction / Overview

Green Acres Manufactured Home Community, located at 450 Main St, Delta, OH 43515, USA, is a mobile home park in the village of Delta, Ohio. It is advertised as an "all-age community offering quality manufactured homes in the heart of Delta, OH. With 74 spacious sites and over 8 acres of beautifully maintained land, our neighborhood combines comfort, affordability, and experienced ownership. Enjoy the peace of small-town living with the convenience of a professionally managed, welcoming environment." According to its website, it is managed by Clearview Communities.

However, recent customer reviews paint a significantly different and concerning picture. Reviewers describe the place as a "joke," citing issues with alleged overcharging for water, arbitrary rent increases, lack of snow plowing in winter, and flooding. There are serious accusations of "negligence" by the park's management, particularly since its purchase by Clearview Communities, suggesting a poor transition of ownership and operational issues. Furthermore, there are distressing reports of safety concerns, including dogs running loose and attacking other pets, and a manufactured home allegedly sold as a "lemon trailer" that is a "fire trap." These reviews strongly advise prospective residents to speak with current tenants before moving in, indicating a wide discrepancy between the promotional description and the reported reality.

Location and Accessibility

Green Acres Manufactured Home Community is situated at 450 Main St, Delta, OH 43515, USA. Main Street is a central thoroughfare within the village of Delta, placing the community in what would typically be considered an accessible location within the town. Delta is a small village in Fulton County, Ohio, offering a distinct small-town living experience.

For Ohio residents, the location provides proximity to local amenities that a village offers. This could include local shops, eateries, and community services. Trulia's neighborhood insights for Green Acres indicate it is "car-dependent," meaning most errands would require a vehicle, and "somewhat bikeable." The community is also noted as being within the Pike-Delta-York Local School District, which is a key consideration for families with school-aged children. Toledo Express Airport is approximately 12.5 miles (25 minutes) away, and Toledo itself is about a 40-minute drive, offering access to broader urban amenities, employment opportunities, and major transportation hubs.

While the location on Main Street within a small town might suggest convenience, the issues of "flooding when it rains" as reported in a review, and the lack of winter plowing, directly impact the practical accessibility and livability of the park. These issues mean that while the physical address is central to Delta, the actual experience of navigating and residing within the park can be significantly hampered by these reported maintenance deficiencies, especially during inclement weather.

Services Offered

Based on the general model of manufactured home communities, Green Acres would typically offer the leasing of lots for manufactured homes, alongside essential utility connections. However, public reviews extensively highlight severe problems with the execution of these services. While standard services generally include:

  • Lot Leasing: Provision of a designated plot of land for residents to place their manufactured home, subject to a lot rent.
  • Utility Connections: Availability of hookups for essential utilities such as water, sewer, and electricity at each lot.
  • Community Management: Oversight of park operations and adherence to rules.

The reviews present a troubling picture of how these services are delivered. Residents report "over charging for water due to their mistakes" and "increasing rent just because they added a few new trailers." This points to potential issues with transparent and fair utility billing practices, as well as arbitrary rent increases. Ohio law (Ohio Revised Code Chapter 4781) provides guidelines for mobile home park operators, including regulations on utility charges and rent increases, which generally require clear notice and justification.

Furthermore, critical services like "plow in the winter in the park" are reportedly not provided, leading to "floods when it rains." This indicates a severe lack of essential common area maintenance, directly impacting residents' safety and quality of life. The claims that "The park will hold no responsibility of their own because it was just purchased by Clearview communities and they just aren’t good at running this park" suggest a significant breakdown in management's responsibility for maintaining a habitable environment.

Prospective residents should be extremely cautious and directly verify the current state of utility billing, maintenance protocols (especially for winter and rain), and the management's responsiveness, by contacting the park management at (419) 285-6150 and reviewing their lease agreement thoroughly. Ohio Administrative Code 4781-12-11 mandates that park operators ensure water systems are maintained safely, and 4781-12-12 requires stormwater management. Additionally, Ohio law prohibits park operators from retaliating against residents who complain about issues.

Features / Highlights

While Green Acres Manufactured Home Community's official description might promote "comfort, affordability, and experienced ownership," the features highlighted by recent customer reviews are predominantly negative and raise significant concerns for Ohio residents. Instead of typical amenities, the reviews emphasize:

  • Alleged Water Bill Discrepancies: A major highlight (or lowlight) is the claim of "over charging for water due to their mistakes" and attempts to collect "back pay" for previously uncharged water, which points to serious billing issues and potential negligence.
  • Lack of Essential Maintenance: Reviewers explicitly state that the park "do not plow in the winter" and "floods when it rains." These are critical deficiencies that directly affect residents' ability to navigate the community and the safety of their property.
  • Unjustified Rent Increases: Rent being "upped... just because they added a few new trailers" without corresponding improvements is a significant financial concern for residents seeking stable, affordable housing.
  • Management Issues: The most prominent feature from the negative reviews is the reported incompetence of the new management by "Clearview communities," who are described as "just aren’t good at running this park." This includes allegations of not enforcing their own lease, and even more severely, claims of "managers that harass you and threaten to put their hands on tenants."
  • Safety Concerns Regarding Pets: Reports of "Dogs running everywhere" and a resident's dog being "attacked 3 times" with no management action indicate a lack of enforcement of pet policies and significant safety risks for pets and potentially residents.
  • Questionable Home Sales: The serious accusation of being "sold a lemon trailer" by a "fire fighter who knew how bad it was" and living in a "fire trap trailer" suggests profound issues with the quality and safety of homes being sold or allowed within the community.
  • Lack of Amenities: While not explicitly stated, the focus on severe basic issues implies a general absence of recreational amenities like playgrounds or pools, which is a common characteristic of parks facing significant operational challenges.

These features, as reported by current and former residents, paint a concerning picture that directly contradicts any promotional language of a "professionally managed, welcoming environment." For any Ohio resident, these are critical points to consider, and suggest that an independent and thorough investigation is absolutely necessary.

Promotions or Special Offers

Given the significant negative feedback and serious allegations from customer reviews concerning Green Acres Manufactured Home Community, any information about specific promotions or special offers is not publicly available and would be secondary to the profound operational and management issues reported. Mobile home parks may typically offer incentives such as:

  • Reduced lot rent for an initial period.
  • Assistance with moving costs for new manufactured homes.
  • Special pricing on homes sold by the park.

However, the prevailing sentiment from reviews suggests that potential residents are advised against moving here due to existing problems, regardless of any potential financial incentives. The review states, "The price you’ll end up paying here you can rent a house for I promise. Please before you move here talk to some people who live here. You don’t need these problems too." This strongly implies that any promotions would likely not compensate for the reported negative experiences.

For those still considering Green Acres, the only way to inquire about any offers would be to directly contact the park management at (419) 285-6150. However, it is crucial to use this contact opportunity to also directly address and verify the park's response to the serious concerns regarding water billing, maintenance, management conduct, and safety, as reported by other tenants. Prioritizing a thorough investigation over any potential short-term financial incentives is paramount for prospective residents.

Contact Information

For Ohio residents who wish to directly contact Green Acres Manufactured Home Community to inquire about lot availability, current conditions, or to address any of the concerns raised in public reviews, the following contact information is available:

Address: 450 Main St, Delta, OH 43515, USA

Phone: (419) 285-6150

It is highly recommended that any interested individual use this contact information to engage in a direct and thorough discussion with the park management. Given the serious nature of the public feedback, a personal visit to the park to observe conditions firsthand, and, if possible, speaking with current residents, would be essential steps before making any decisions about moving into Green Acres Manufactured Home Community.

Conclusion: Why this place is suitable for locals

Based on the provided public data, including direct customer reviews, Green Acres Manufactured Home Community in Delta, Ohio, presents significant challenges to its suitability for local residents. While manufactured home communities generally offer an affordable housing option and a sense of community, the highly negative feedback for Green Acres directly contradicts the basic expectations for a safe, well-maintained, and professionally managed living environment.

The reviews explicitly cite severe issues such as alleged overcharging for utilities (water), arbitrary rent increases, critical failures in common area maintenance (no snow plowing, flooding), and alarming reports of management harassment and neglect regarding dangerous situations like loose dogs and unsafe homes. The statement, "The price you’ll end up paying here you can rent a house for I promise," strongly suggests that any perceived affordability is negated by the hidden costs of poor management and a deteriorating living environment.

Therefore, for Ohio locals, Green Acres Manufactured Home Community is, according to the available public data, largely unsuitable as a desirable housing option under its current reported conditions. While it is located in a rural setting in Delta, its numerous documented deficiencies in fundamental services, safety, and management responsiveness would likely create an untenable living situation for most. Prospective residents are strongly advised to heed the warnings from current tenants, conduct extensive personal due diligence, and thoroughly investigate all reported issues before even considering this park as a viable housing solution. Without a dramatic and verifiable improvement in management practices and property maintenance, its suitability for a peaceful and secure long-term residency remains highly questionable.
