The concept of a mobile home park can appeal to individuals or families seeking a more affordable housing solution or a flexible living arrangement. When considering any mobile home park, it is crucial to look beyond just the address and understand the actual living conditions, maintenance standards, and management responsiveness, as these aspects significantly impact the quality of life for residents. This overview aims to lay out the known factors regarding Goodwill Chapel Trailer Park to help prospective residents in Missouri make the most suitable choice for their housing needs.
Goodwill Chapel Trailer Park is located at 26515 Goodwill Chapel Rd, Sedalia, MO 65301, USA. This address places it in a specific area of Sedalia, a city that serves as a vital point in central Missouri. Sedalia is strategically positioned with access to U.S. Highways 50 and 65, making it reasonably accessible from various parts of the state. These main roads provide connections to larger metropolitan areas like Kansas City and Columbia, offering convenience for commuting or accessing broader services.
The park's location on Goodwill Chapel Road suggests it is situated in a more residential or semi-rural part of Sedalia, possibly offering a quieter environment compared to areas directly within the city's bustling center. While specific local amenities immediately surrounding the park would require a more detailed on-site assessment, residents would typically rely on Sedalia's broader infrastructure for their daily needs. This includes grocery stores, healthcare facilities, schools, and employment centers, all of which are generally accessible within a reasonable driving distance from most points in Sedalia.
For individuals and families in Missouri considering this location, understanding the local commute times to work or school, and the availability of public transport (if applicable), would be important factors in assessing its overall accessibility and suitability for their lifestyle.
Based on the typical operations of mobile home parks, and without specific promotional materials detailing Goodwill Chapel Trailer Park's services, general expectations would revolve around providing the basic infrastructure necessary for mobile home living. However, it is paramount to incorporate the provided customer reviews as they shed significant light on the actual state of these services.
- Lot Rental and Utilities: Mobile home parks primarily offer lots for rent where residents can place their manufactured homes. This typically includes access to essential utilities such as water, electricity, and sewer connections. However, customer reviews explicitly state, "The hot water doesn’t work and it hasn’t been on one bit!" and "The water isn’t hot." They also mention, "When we had moved in the power kept knocking out and in!" and "The lights don’t work at all you half to keep on with the owners to fix things!" These comments directly contradict the expectation of functioning and reliable utility services.
- Maintenance and Upkeep: Mobile home parks are expected to maintain common areas and address issues within rented units (if the homes are park-owned and rented out). The reviews, however, strongly indicate a lack of maintenance: "This place has bug’s," "the owners get mad when my family, has tried to patch hole’s in the roof because of water flooding into or living room!" "We don’t recommend having no children or pet’s here one bit, because there our hole’s in the roof water leak’s and hole’s in the floor of the living space!" and "The swellings flood water when it rains. The owns don’t fix anything!" Additionally, "The place wasn’t cleaned at all and it was definitely disgusting!" and "This place has black mold and holes in the selling and it isn’t clean at all!" These statements suggest severe deficiencies in property maintenance and responsiveness from management.
- Living Conditions and Safety: While not a direct "service," ensuring a safe and habitable living environment is a fundamental responsibility of any residential property owner/manager. The reviews mention "unstable" living conditions, "black mold," and a lack of "kid proof or animal proof" conditions due to structural issues. The concern for "wealth or health being" further highlights serious issues regarding habitability.
Given these direct accounts from residents, it is clear that the promised or expected services of a mobile home park, particularly concerning basic utilities and property maintenance, are reportedly not being met at Goodwill Chapel Trailer Park. This information is crucial for any potential resident in Missouri to consider.

- Reported Unstable and Unsafe Living Conditions: Multiple reviews point to severe structural and maintenance issues. Phrases like "very unstable," "ran down," "hole’s in the roof water leak’s and hole’s in the floor of the living space," and "black mold and holes in the selling" indicate fundamental problems with the integrity and safety of the living spaces.
- Lack of Functioning Utilities: A critical feature for any home is consistent and working utilities. Reviews explicitly state, "The hot water doesn’t work" and "the power kept knocking out and in," signifying unreliable basic services.
- Unresponsive and Unprofessional Management: A recurring theme is the perceived lack of care and responsiveness from the owners. Comments such as "The owners get mad when my family, has tried to patch hole’s," "We can’t get the owner’s to do there job the right way!" and "They don’t get there job done and they don’t care about your wealth or health being!" are serious allegations regarding property management and tenant relations.

Apr 28, 2024 · Justin ayerThis is another nasty trailer court in Sedalia, the trailers are nasty, infested with bed bugs and roaches!I've known so different people that have moved out there because that was the only place they can afford at the time and they regretted it, also nothing but a drug zone full of meth and thieves. Not somewhere you want your children around not speaking of the murder they had a few years ago.
