For many Ohio residents, the pursuit of a home that balances affordability with a desirable living environment often leads them to explore various housing options. Mobile home parks, also known as manufactured home communities, can offer a distinct alternative to traditional real estate, providing a unique blend of independent homeownership and community living. In Painesville, Ohio, Golfway Pines, Inc. is one such community that has been part of the local housing landscape. For those in our state considering manufactured home living, gaining a comprehensive understanding of a community's specific characteristics, including both its advantages and its operational nuances, is crucial for making an informed decision.
Golfway Pines, Inc. operates on the common model where residents typically own their manufactured homes while leasing the individual lot or "pad" on which their home is situated. This arrangement can present a more accessible entry point into homeownership compared to purchasing a traditional stick-built house, often resulting in lower upfront costs and potentially more manageable monthly expenses. However, the overall living experience within any mobile home park is deeply influenced by its management, community rules, and the day-to-day interactions among residents. For locals in Ohio, particularly those looking at options in the Painesville area, gaining a clear and factual picture of what Golfway Pines, Inc. offers, and what current residents experience, is essential for a suitable housing choice.
Golfway Pines, Inc. is a mobile home park community located at 448 Sand Trap Cir, Painesville, OH 44077, USA. Its core purpose is to provide residential sites for manufactured homes within the Painesville area. In the broader context of Ohio's diverse housing market, such communities aim to offer a more budget-friendly and structured living environment for individuals and families.
According to direct feedback from current and past residents, Golfway Pines, Inc. presents a mixed experience. While one significant positive aspect highlighted is safety, with residents noting that "busy bodies come in handy for your safety," other aspects raise concerns. Residents report paying a lot fee/HOA, but being responsible for their own lawn care and snow removal. There are also indications of strict community rules, with residents feeling that management dictates "how you can have your yard and what and who you can have in your home." Some express a lack of privacy due to "nosy neighbors that snitch to the owner," leading to a sentiment of "can’t do anything in your own home." While it is noted that the park is not explicitly a 55 and older community, some residents perceive efforts by management to make it feel that way, with strict rules about children's activities like bike riding.
This feedback suggests a community that, while potentially offering a secure environment, comes with a significant degree of oversight and strict regulations that may impact personal freedom and privacy. For Ohioans considering this community, it is vital to weigh the perceived safety benefits against the reported strictness of rules and the level of required personal maintenance.
Golfway Pines, Inc. is situated at 448 Sand Trap Cir, Painesville, OH 44077, USA. Painesville is a city in Lake County, Ohio, known for its historic downtown square, proximity to Lake Erie, and a blend of suburban and rural characteristics. This location offers residents access to a variety of amenities and recreational opportunities in Northeast Ohio.
The park's address on Sand Trap Circle suggests a connection to the local "golfway" theme, indicating a potentially quieter, residential area. Painesville itself provides residents with convenient access to essential services. Local grocery stores, retail shops, and a range of dining options are available within a reasonable driving distance. For healthcare needs, Lake Health TriPoint Medical Center is nearby, ensuring access to medical facilities.
Painesville's location in Lake County offers excellent accessibility to major transportation routes. While car-dependent, the robust road network ensures convenience for daily errands and broader exploration of Northeast Ohio's attractions and job markets.
- Lot Rental (HOA Fee): The primary service is the provision of a leased lot for residents to place their manufactured home. This comes with a monthly lot fee, also referred to as an HOA fee (reported to be around $416, though this can vary).
- Included Utilities: The monthly HOA fee typically includes water, sewer, and trash services. This simplifies utility management for residents.
- Access to Community Center: Some information indicates that access to a community center might be included in the monthly lot rent, offering a shared space for residents.
- Public Utilities Hookups: The park provides the necessary infrastructure for public sewer and public water connections to each home site.
However, it is crucial to note significant aspects that residents are reportedly responsible for, which differentiates Golfway Pines, Inc. from some other mobile home parks:
- Resident Responsibility for Lawn Care: Unlike some communities where basic lawn maintenance is included, residents at Golfway Pines, Inc. are reportedly responsible for their own lawn care.
- Resident Responsibility for Snow Removal: Similarly, residents are responsible for snow removal on their individual lots.
- Mandated Trash/Recycling Company: Residents are reportedly required to use a specific trash and recycling company, which some residents find to be the "most expensive."
Based on the provided resident feedback, here are the key features and highlights of Golfway Pines, Inc., presented with a balanced perspective that includes both positive and challenging aspects:
- Safety: A prominent positive feature highlighted by residents is the perceived safety within the community. The presence of "busy bodies" (implying active, observant neighbors) is seen as a benefit for security.
- Quiet Neighborhood: One review for a home within Golfway Pines mentioned it as a "very quiet and respectful" neighborhood, suggesting a generally peaceful living environment.
- Community Center Access: Some information indicates the availability of a community center for residents, providing a shared space for potential activities.
- Cost-Effective Housing Entry: As a mobile home park, it offers a potentially more affordable pathway to homeownership compared to traditional housing in Ohio.
- Utilities Included: The inclusion of water, sewer, and trash in the monthly HOA fee is a convenient feature that simplifies budgeting.
- Painesville Location: The park benefits from its location in Painesville, providing access to local amenities, including parks (some of which are noted as having dog parks and being kid-friendly), schools, and proximity to Lake Erie.
- Access to Freeways: The community is described as being very close to major routes like Route 2 and Route 90, facilitating commutes and travel across Northeast Ohio.
- Modern Home Features: Listings of homes within Golfway Pines often highlight features like open-concept layouts, large kitchens with islands, ample cabinetry, appliances included, vaulted ceilings, crown molding, and private driveways, offering comfortable living spaces.
However, it's crucial to acknowledge the reported "lowlights" from resident experiences:
- Lack of Privacy/Nosy Neighbors: Several residents express concerns about "nosy neighbors that snitch to the owner" and a feeling of "no privacy," impacting the ability to "do anything in your own home."
- Strict Rules & Management Control: Residents report that management dictates "how you can have your yard and what and who you can have in your home," suggesting a high degree of control over personal property and activities. This also extends to rules perceived as deterring children's activities (e.g., bike riding).
- Additional Resident Responsibilities: Residents are responsible for their own lawn care and snow removal, which are often covered by park management in other communities, adding to their workload and expenses.
- Mandated Expensive Trash Service: The requirement to use a specific, allegedly "most expensive" trash and recycling company is another reported burden.
- Paying Property Taxes on Leased Land: The perceived burden of paying "property taxes on land that’s not yours" is a point of contention for residents.
Based on the provided customer reviews and general public information, there are no specific promotions or special offers explicitly advertised for Golfway Pines, Inc. The feedback from residents focuses more on the ongoing operational aspects and rules of the community rather than any temporary incentives for new residents.
In the broader context of mobile home parks, potential offers might sometimes include a reduced first month's lot rent, waived application fees, or incentives for bringing a new manufactured home into the community. However, without direct information from Golfway Pines, Inc., it's impossible to confirm any such offers.
Prospective residents in Ohio are advised to directly contact Golfway Pines, Inc. to inquire about any current promotions or specials that might be available. It is also highly recommended to thoroughly discuss all fees, responsibilities (such as lawn care, snow removal, and trash services), and community rules with management during this inquiry to ensure a full understanding of the financial and lifestyle commitments before making a decision.

Address: 448 Sand Trap Cir, Painesville, OH 44077, USA
Phone: (440) 350-0555
Mobile Phone: +1 440-350-0555
Given some of the feedback about management and privacy, it would be prudent for prospective residents to prepare a list of specific questions regarding rules, responsibilities, and the overall community atmosphere when making contact. Direct communication with the park's management through these numbers is the most reliable way to obtain current and detailed information.
For locals in Ohio, particularly those in the Painesville area, Golfway Pines, Inc. presents a housing option with a distinct set of characteristics that may appeal to certain individuals, while potentially being less suitable for others. Its primary suitability stems from its fundamental offering as a mobile home park: a potentially more affordable path to homeownership compared to traditional real estate in Lake County. The inclusion of essential utilities like water, sewer, and trash in the monthly HOA fee is also a practical benefit that simplifies budgeting for residents.
A significant positive for the community, as highlighted by resident feedback, is the sense of safety. For many Ohioans, living in a secure environment where neighbors are observant contributes significantly to peace of mind, making Golfway Pines, Inc. a strong contender for those prioritizing security. Furthermore, its location in Painesville offers good accessibility to local amenities, schools, and critical transportation routes (Routes 2 and 90), facilitating daily commutes and regional exploration, including access to the beautiful Lake Erie coastline and various Lake Metroparks.
However, it is crucial for prospective residents to carefully consider the other aspects of community life reported by current residents. The strict rules regarding property appearance and the perceived lack of privacy, along with the expectation that residents handle their own lawn care and snow removal, suggest a community that values order and conformity, but at the cost of individual autonomy. The reported mandatory use of an "expensive" trash company and the burden of paying property taxes on leased land are also important financial considerations.
Ultimately, Golfway Pines, Inc. is suitable for Ohioans who prioritize a safe, quiet community and are comfortable with a high degree of management oversight and personal responsibility for property maintenance. It might be less suitable for those who value greater personal freedom in their living space, desire more inclusive services from their HOA, or who might find the "nosy neighbor" dynamic challenging. Locals considering this park should engage in thorough due diligence, including a direct visit, detailed conversations with management about all rules and fees, and ideally, discussions with current residents to ensure their expectations align with the realities of living in this particular Painesville community.

Golfway Pines, Inc. Reviews
You pay lot fee/HOA but you are responsible for lawn care, snow removal you have to go through the same trash and recycling co which happens to be the most expensive. Then you pay property taxes on land that’s not yours. They tell you how you can have your yard and what and who you can have in your home. Cheaper to find parents an apartment that they don’t have all these worries. It’s not 55 and older but they do what they can to make it that way. Children technically aren’t allowed to ride bikes but that didn’t last long due to the elderly riding their 3 wheeled bikes. The plus living here is safety. Those busy bodies come in handy for your safety!Wish we thought this through better.

Apr 21, 2025 · OMNIPRESENTMy mother lives here. The lots are taken care of (by you) do there are no "that place". The community center is extremely nice. Just get their early because it fills out fast. At night you can hear the race track. But it is far enough away. You have close access to the highway with out seeing it or hearing it. Overall a nice little retirement place.
Apr 21, 2019 · pat hughesI have family that live there. and we like it.! :). The only thing that I have heard alot about is where the driveway meets the road.. That hump at the end of the driveway could be smaller, or made into a slope to where its flat all the way from the garage to the street. It will make it easier for the people who need to use their mobility scooters, and it will help out the people that have cars that sit low to the ground **(WITHOUT BODY MODIFICATIONS)**Overall it is a nice friendly and clean place.! GREAT WORK TO ALL WHO HAVE MADE IT HOW IT IS TODAY.!
