Golden State Trailer Park is a nice place to live!!! It is close to BART, Shopping and the Freeway. Any negative review is retaliatory and deemed harassment. Residents LOVE the Park and are happy to live in it.
Feb 07, 2022 · ATHENA STANFORDHere are some things to think about and inquire about if you are considering renting at Golden State Trailer Park:The property manager never provided a list of the Park Rules to any residents in the period we lived there, between June 2017 and Feb 2022 (nor were they posted anywhere within the park or online), despite receiving written requests for the rules from tenants. She will however, frequently refer to the rules and point out how various tenants are violating them. The rules seem to change at her whim, and be different for tenants she favors versus those she does not.The City of San Leandro Mobilehome Space Rent Stabilization Ordinance limits the amount that rent can be increased from one year to the next for residents already in the park. However, newly incoming residents may legally be charged a slightly higher amount above the average rent being paid. Beware if the property manager tries to tell you that she is actually leasing the space, and you are subletting from her. This is illegal. Find out from other residents what they are paying, and if the rent she proposes to charge you is considerably higher, but you still want to rent at Golden State Trailer Park, then please visit City of San Leandro Housing Services, and discuss the situation with them. If the property manager does not provide you with a rental agreement (not a sublet agreement) in a reasonable amount of time, you also might want to take this up with Housing Services.Look for any potential safety hazards.Note the current status of the facilities: is the fire hydrant in the laundry room still years out of test? When we were there, the electrical meters had last been checked in 1991 or 1992. Is that still the case? Are electrical rates posted anywhere on site? Are there still fences sagging along the perimeter, and power lines drooping?If an apartment in the middle becomes available, check for black mold before you move in. Also check the foundation, and make sure there are no openings where rodents can enter.Know that billing is managed by a third party company that will refer you right back to the property manager if you attempt to contact them.Keep track of all of your paperwork. Take photographic and video images of all monthly billing statements you receive, and all checks you mail or drop off at the UPS Store that serves as the office address. Keep images from your bank of checks deposited. Check to make sure that you aren’t being charged inappropriately.In our experience, those who try to inform others (e.g., prospective tenants) about their rights and encourage them to take concerns to the proper authorities have been retaliated against.Note that at the time of this review, none of the other reviews are by people who have been residents at the park, to the knowledge of anyone living in the park as of Oct 2022. There is one glowing review including text posted by the property manager herself. (That’s the one that says any negative reviews are harassment.)Positives: The park is convenient to BART and to Bayfair Center, which hosts the Farmers’ Market much of the year on Saturdays from 9am-1pm.
