Golden Acres Mobile Home Park Introduce
For many Indiana residents, the search for affordable and comfortable housing often leads to exploring manufactured home communities, commonly known as mobile home parks. These communities can offer a distinct lifestyle, potentially providing a more budget-friendly path to homeownership or rental compared to traditional stick-built homes. Golden Acres Mobile Home Park in Angola, Indiana, is one such community that might be on your radar.
When considering a mobile home park, it's crucial to gather comprehensive information about the community, its management, and the experiences of current and past residents. This due diligence is vital to ensure that the living environment aligns with your expectations and needs. For Indiana locals, understanding the specific characteristics of communities like Golden Acres is key to making an informed housing decision.
Reviews for Golden Acres Mobile Home Park present significant concerns that prospective residents should be aware of. One detailed review states: "New owners suck. They don’t keep records of payments they have received and make you prove you’ve paid everything on time or threaten to evict whenever they get irritated with you. They turn off the water source to the entire park (I assume for maintenance?) probably about monthly and they NEVER give any warning. They raised the rent after they took over as well. I loved it here when the Bal’s were the landlords. Brad Grate SUCKS and Connie is the most unprofessional human I’ve ever encountered." Another reviewer noted the physical condition of the park: "Place seems very run down. Potholes every where even though they did try to fill some in you still have to play dodge the pothole. Once you get to the gravel part of the road it isn't any better. Place just seems very trashy. Only nice thing was they did have a small park for the kids that live there."
These reviews highlight serious potential issues, including:
- Allegations of poor record-keeping by new management, leading to unjustified eviction threats.
- Unannounced water shut-offs affecting the entire park, creating inconvenience for residents.
- Rent increases after a change in ownership.
- Concerns about the professionalism and conduct of current management.
- Maintenance issues, specifically numerous potholes and a generally "run down" and "trashy" appearance of the park.
While a small park for kids is mentioned as a positive, the collective concerns regarding management practices, utility reliability, and property upkeep are substantial. For any Indiana resident considering Golden Acres, it is absolutely paramount to:
- Thoroughly verify all claims made by management regarding rent, fees, and utility services in writing before signing any lease.
- Understand your tenant rights in Indiana, particularly concerning evictions, utility interruptions, and rent increases in manufactured housing communities. The Indiana Manufactured Housing Association (IMHA) or local legal aid services can provide valuable information.
- Inspect the property in person, paying close attention to road conditions, common areas, and the general upkeep of the park.
- Attempt to speak with multiple current residents to gain a diverse understanding of their experiences with the current management.
- Document all communications with management, especially regarding payments and maintenance requests.
These steps are crucial to protect yourself and ensure you make an informed decision about living in Golden Acres Mobile Home Park.

Jun 21, 2023 · Paige QuearThe owners have helped a great many people ( late payments, or no payment at all for a month) I know this due to a being acquaintance of mine.I'm sure more than I know. I have seen first hand , a home after a tennet vacated the resident ( for whatever reason ) go from not being livable due to the destruction left behind to , Looking as if the home was just delivered from the factory.I have witnessed every year asphalt being applied to the drive. It is the responsibility of the tennet to tend the lawn , and their belongings. And No I'm not related to the owners, and no I'm being paid in any way, and Yes I'm proud to say that I call Golden Acres HOME.!!!*** A home is what you make it.Update- The park has been sold to New Owners. We will see if they can maintain the greatness of the previous owners. These are going to be some big shoes to fill.***CONGRATULATIONS and best wishes to David& Brenda Bal you have deserved your semi- retirement.( because I know neither one of you can sit still for a very long time)Best Wishes,Phil&Shanna Ketcham Sr
