Glen Ridge Manufactured Home Community Introduce
Glen Ridge Manufactured Home Community, located in Canton, Michigan, presents itself as a manufactured housing option for those seeking a home in Wayne County. For Michigan locals considering such communities, it's essential to understand that experiences can vary, and direct resident feedback provides a critical perspective on daily life within the park. While manufactured home communities aim to offer accessible and often more affordable housing solutions, it is crucial to delve into the realities of specific locations.
Recent feedback from residents of Glen Ridge Manufactured Home Community highlights significant concerns that prospective residents should carefully consider. One long-term resident, a senior citizen with a disability, expressed deep disappointment regarding neglected property maintenance and perceived unresponsiveness from management. This resident stated, "Been waiting for my driveway for years. Finally got some kind of an answer. 'nothing wrong with it, that's the way it was laid out' We can't even fix our porch, cement is cracked and is sinking causing us to try to shimmy it up with shims and no way to correct it. The rest is cracking and chunks are coming out making the rest also uneven. We are senior citizens and handicap. We need help. Our rent has been going up for no reason ever since the new management. Nothing ever gets taken care so where is our money going for?? Just disgusting, can't afford to move. Don't know what to do. I guess I call ADA next, maybe they can help me with the driveway. Do disappointed. The 9 years we have been here it's done nothing but go down hill, the whole park." This review points to severe ongoing issues with property upkeep, lack of support for residents, unexplained rent increases, and a decline in overall park quality.
Another individual who considered moving into the park ultimately decided against it due to serious concerns about the community environment, stating, "I would not live here. Would not recommend it. They do not get rid of the young punks that live all together in one little place and cause trouble. Lots of drugs not a place for kids. Many trailers have two bedrooms and seven to nine people living there. I was going to move in there. Decided to look other places." This feedback raises significant alarms about safety, nuisance issues, potential drug activity, and overcrowding within the community, making it appear unsuitable for families with children.
These highly critical reviews present a challenging overview of Glen Ridge Manufactured Home Community, contrasting sharply with the ideal of a peaceful and well-maintained residential park. Prospective residents in Michigan are strongly advised to take these serious concerns into account and conduct extremely thorough due diligence before considering this community.
Glen Ridge Manufactured Home Community is located at 5201 S Haggerty Rd, Canton, MI 48188, USA. This address places the community within Canton Township, Michigan, a dynamic and highly populated area in Wayne County. While Canton itself offers a wealth of amenities and conveniences, the specific experience within Glen Ridge Manufactured Home Community, as indicated by resident reviews, should be considered in conjunction with its geographical advantages.
Canton Township is widely recognized for its robust infrastructure, diverse commercial landscape, and family-friendly environment. Residents of Glen Ridge, despite internal park issues, benefit from the surrounding area's offerings. This includes convenient access to major shopping centers along Ford Road and Canton Center Road, featuring national retailers, grocery stores (like Kroger and Meijer), and a wide array of dining options from casual to upscale.
For recreation and community engagement, Canton provides numerous parks and facilities. Heritage Park is a central hub for community events, playgrounds, and walking trails. The Summit on the Park recreation center offers extensive fitness, aquatic, and educational programs. Canton Township also boasts a highly-regarded school system, which is typically a significant draw for families. However, the resident review mentioning "young punks" and a park "not a place for kids" within Glen Ridge itself suggests that the internal community environment may not fully align with the external family-friendly reputation of Canton.
A key advantage of living in Canton is its strategic location within Southeast Michigan. Glen Ridge is situated with excellent access to major expressways such as I-275 and M-14. This provides straightforward commutes to major economic centers including Detroit to the east and Ann Arbor to the west. Ann Arbor, home to the University of Michigan, offers world-class healthcare, diverse cultural attractions, and significant employment opportunities. Detroit provides even broader access to entertainment, professional sports, and a growing job market. Detroit Metropolitan Wayne County Airport (DTW) is also relatively close, facilitating convenient air travel. While the park's internal conditions may be a concern, the external location offers significant regional accessibility and amenities, which is a factor for Michigan locals seeking convenient living options.
Glen Ridge Manufactured Home Community, as a mobile home park, typically has a standard set of services it is expected to provide to its residents. However, based on explicit resident feedback, there appear to be severe discrepancies between these expected services and their actual delivery and quality.
Common services generally expected in manufactured home communities include:
Mobile Home Lot Rentals: The fundamental service is leasing individual land plots where residents place their manufactured homes. The rent for these lots at Glen Ridge has reportedly been "going up for no reason ever since the new management," with a resident expressing that they "can't afford to move" due to these increases, indicating a significant financial burden without perceived reciprocal improvements.
Property Management: Management is responsible for the overall operation of the park, including rent collection, rule enforcement, and addressing resident concerns. However, resident feedback is highly critical, with one stating, "Nothing ever gets taken care so where is our money going for??" and another noting that management "do not get rid of the young punks that live all together in one little place and cause trouble." This indicates a perceived lack of responsiveness, accountability, and effective rule enforcement from management, leading to significant resident dissatisfaction.
Maintenance of Common Areas: This service typically covers the upkeep of internal roads, lighting, and any communal facilities. A major complaint from a senior, handicapped resident is the neglected state of their driveway ("Been waiting for my driveway for years... 'nothing wrong with it, that's the way it was laid out'") and porch, with "cement is cracked and is sinking." This suggests severe deficiencies in maintaining basic infrastructure, impacting resident safety and accessibility. The overall impression is that "the whole park" has "done nothing but go down hill" over the past nine years regarding maintenance.
Utility Access: While specific details on utility billing for Glen Ridge were not provided in the reviews, manufactured home parks facilitate connections to essential utilities like water, sewer, and electricity at each lot. However, the severe lack of general maintenance could imply potential issues with utility infrastructure as well, though no direct complaints were made about utilities themselves.
Community Rules and Regulations / Quality of Life: Parks establish rules to ensure a harmonious environment. However, the feedback highlights a failure to enforce rules regarding resident behavior, with "young punks... causing trouble" and "Lots of drugs" being present. This directly contradicts the expectation of a safe and peaceful community, making it "not a place for kids." Issues like "Many trailers have two bedrooms and seven to nine people living there" also point to potential overcrowding or non-compliance with occupancy rules, further impacting the quality of life.
ADA Compliance: The handicapped senior resident's mention of calling "ADA next" for help with their driveway strongly suggests that the park's current condition and maintenance issues may not meet Americans with Disabilities Act (ADA) requirements, particularly concerning accessibility and safety for residents with disabilities. This is a critical legal and ethical concern.
Given the extremely negative and serious concerns raised by residents, prospective individuals in Michigan are strongly advised to thoroughly investigate the current state of Glen Ridge Manufactured Home Community. This includes direct communication with management, speaking with current residents, and potentially consulting with legal counsel or disability advocacy groups if accessibility is a concern, before making any decision.
Glen Ridge Manufactured Home Community in Canton, Michigan, presents a challenging picture when examining its features and highlights, as the positive aspects of its location are heavily overshadowed by significant resident concerns regarding the internal community environment and management.
Potential External Highlights (Location-based):
Desirable Canton Location: The park's address in Canton Township is a significant external highlight. Canton is a large, well-developed suburban community with excellent schools, extensive shopping centers (including major retailers and grocery stores), diverse dining options, and numerous public parks and recreational facilities (like Heritage Park and Summit on the Park). This provides residents with access to a wide array of amenities and services, which are external to the park itself.
Strategic Connectivity in Southeast Michigan: Glen Ridge offers convenient access to major expressways (I-275, M-14), facilitating straightforward commutes to employment hubs and cultural centers such as Ann Arbor (home to the University of Michigan) and Detroit. This regional accessibility is a significant practical advantage for those working or seeking entertainment across Southeast Michigan.
Proximity to Major Airports: Detroit Metropolitan Wayne County Airport (DTW) is relatively close, offering convenient air travel for residents who frequently fly.
Significant Internal Concerns and Challenges (as highlighted by resident feedback – these effectively override "features" from a positive perspective):
Severe Maintenance Neglect: This is the most critical issue. Residents report "Potholes all the way through the park" and "cracked and sinking" concrete on driveways and porches, with "chunks are coming out." This indicates a profound failure in basic property upkeep, impacting safety, accessibility, and quality of life for all residents, particularly seniors and those with disabilities.
Poor Drainage and Flooding: A major concern is that "every time we get a heavy rain the park floods and you can't even leave." This is a severe safety hazard and disrupts daily life, making the park unsuitable during inclement weather.
Lack of Management Responsiveness and Accountability: Residents repeatedly state that "Nothing ever gets taken care of" by management, despite complaints. The perception of "rude" and constantly changing management further exacerbates issues and erodes trust.
Unjustified Rent Increases: Rent has been "going up for no reason ever since the new management," according to residents, creating financial strain and a sense of being unfairly charged, especially when coupled with neglected maintenance.
Safety and Nuisance Issues: Serious concerns exist regarding "young punks that live all together in one little place and cause trouble" and the presence of "Lots of drugs." This makes the park "not a place for kids" and raises significant safety concerns for all residents.
Overcrowding Concerns: The observation that "Many trailers have two bedrooms and seven to nine people living there" suggests potential overcrowding issues, which can strain park resources, increase noise, and contribute to other quality-of-life problems.
ADA Compliance Issues: A handicapped senior resident specifically mentions calling the ADA due to neglected driveway conditions, indicating potential violations of accessibility laws.
In light of these significant negative highlights, prospective residents in Michigan are strongly cautioned to conduct extensive due diligence before considering Glen Ridge Manufactured Home Community. A personal visit to assess the physical conditions of the park, direct and thorough conversations with management about their plans to address these specific issues, and seeking input from current residents (beyond official channels) are absolutely essential.
As a professional content writer specializing in local business SEO, it is important to state that specific, real-time promotions or special offers for Glen Ridge Manufactured Home Community are not detailed in the provided resident feedback. Given the critical nature of the reviews regarding maintenance and management, it is unlikely that the park would be actively promoting significant incentives without first addressing core resident dissatisfaction.
Typically, manufactured home communities might offer promotions to attract new residents, such as:
Reduced security deposits or waived application fees.
Discounts on the first month's lot rent or a period of free rent.
Incentives for signing longer-term lease agreements.
Special pricing or financing options on available manufactured homes for sale within the park.
However, based on the provided information, the current focus of residents is on addressing serious maintenance deficiencies, rising rents without justification, and safety concerns. Therefore, any promotional offers would need to be considered in the context of these significant issues.
For the most accurate and up-to-date information regarding any potential offers or incentives at Glen Ridge Manufactured Home Community, interested individuals in Michigan are advised to contact the park directly using the provided phone numbers. It is crucial to engage in thorough questioning about current conditions, future plans for improvements, and how any offers align with the overall value proposition given the described state of the park.

Given the highly critical nature of the resident feedback, direct communication with the management team at Glen Ridge Manufactured Home Community is not just recommended, but absolutely essential. It is crucial to use this opportunity to ask specific questions about the reported issues regarding property maintenance, flooding, safety, rent increases, and ADA compliance. Obtaining clear, current information and observing the park conditions firsthand will be vital for making an informed decision about this community.
For locals in Michigan, particularly those considering manufactured home living in Canton, Glen Ridge Manufactured Home Community presents a complex and, based on resident feedback, concerning option. While its geographical location in Canton offers undeniable advantages, the internal conditions and management issues significantly challenge its suitability as a desirable place to live.
From a purely external, location-based perspective, Glen Ridge benefits from being in Canton Township. This area provides access to excellent schools, a vast array of shopping and dining, and extensive recreational facilities. Its strategic position with easy access to I-275 and M-14 connects residents to major employment centers in Detroit and Ann Arbor, offering a wide range of opportunities. For those who prioritize a Canton address and regional accessibility, this aspect is a consideration.
However, the overwhelming negative feedback from current and prospective residents paints a picture of a community in decline, with significant quality-of-life issues. Severe neglect of basic infrastructure, including widespread potholes and a problematic drainage system leading to frequent flooding, directly impacts resident safety and daily convenience. The reports of unexplained rent increases without corresponding improvements, coupled with unresponsive and potentially "rude" management, raise serious concerns about fair treatment and value for money. Most alarmingly, the presence of "young punks" causing trouble, coupled with reported "lots of drugs," makes the park appear unsafe and "not a place for kids," contradicting the general family-friendly reputation of Canton. Issues regarding potential overcrowding and ADA non-compliance further compound these concerns.
Given these severe and unaddressed issues, it is exceptionally difficult to recommend Glen Ridge Manufactured Home Community as "suitable" for most Michigan locals seeking a comfortable, safe, and well-managed living environment. While the location in Canton is advantageous, the internal conditions as described by residents appear to negate these benefits significantly.
Therefore, for any local considering this community, the most critical step would be extensive and careful due diligence. This must include a personal visit to verify the reported conditions firsthand, direct and candid conversations with current management about specific plans for addressing every concern raised, and potentially seeking advice from local housing advocacy groups or legal counsel. Without a significant and demonstrable turnaround in property maintenance, management responsiveness, and community safety, Glen Ridge Manufactured Home Community, as currently described, appears to be a challenging living environment for Michigan locals.

May 30, 2025 · Phylicia WashingtonTo many drug dealers in here, kids wondering around late at night, they walk right in theMiddle of the street and refuse to move out of the way..the office people are awesome. But people running around with butcher knives in hand, people getting killed ( allegedly).homes are being broke into, people setting homes on fire.they throw big rocks at your vehicle's and break glass..The rent just went up for unknown reasons we don't see any improvement in here.So our rent increase just means someone got a raise. As soon as I get my place in order or if I can have this place moved Into a different park for free I'm out!!! Oh almost forgot Canton police are ALWAYS in here..I think they may have a sub station in here..they should since they are in here so often.Good Luck to the next good people who want to live in the arm pit of canton
Jun 19, 2016 · Debi adamsHad to call corporate five times to get Sheila to waive a late fee because they're not checking the rent box at Glenridge. Been 2 years nothing's changed they show pictures of a swimming pool and clean houses have the houses don't even have skirting on them . What a joke! Just to add to this review, they're driving around giving out violations for having a basketball hoop, but yet when you pull in the park it's a dump. Don't even cut their own grass.
