Services Offered
Based on the standard operations of mobile home parks in Oklahoma and the limited public information available, one can generally expect the following services from German Corner Village:
- Lot Rental: The fundamental service provided is the rental of individual plots of land. Residents own their manufactured homes and lease the specific space within the park.
- Utility Hookups: Essential utility connections are provided at each lot, typically including hookups for water, sewer, and electricity. Residents are generally responsible for setting up and paying for their individual utility accounts.
- Community Infrastructure: The park would maintain its internal roadways and common areas, ensuring access to all lots.

It is important for prospective residents to inquire directly with the park management about the specific details of all services, including any additional fees, maintenance responsibilities for individual lots, and included utilities, as these can vary significantly between communities.
Features / Highlights
German Corner Village, like many mobile home parks, presents certain characteristics that may be considered features or highlights, depending on a resident's priorities. However, it is also important to acknowledge concerns raised in public reviews.
- Established Community: As an existing mobile home park, German Corner Village offers an established residential setting within Owasso.
- Affordable Living Potential: Mobile home parks generally provide a more budget-friendly housing option compared to traditional single-family homes, which can be a significant highlight for those seeking cost-effective residency.
- Access to Owasso Amenities: Its location in Owasso means residents are close to the city's amenities, including schools (like Collinsville Upper Elementary School, Lucille Ellingwood Morrow Elementary School, and Northeast Elementary School, as listed in public data), shopping, and services.
- Structured Living Environment: Mobile home parks operate with specific rules and regulations to maintain the community's appearance and order. While some residents might find this restrictive, others appreciate the structured environment that can contribute to a certain level of upkeep.
- Variety of Home Sizes: Information indicates that homes within the park can include 3 bedrooms and 2 bathrooms, with features like carpeted bedrooms, laundry rooms with cabinets, open floor plans, kitchen islands, and included kitchen appliances. This suggests a range of modern amenities within the manufactured homes themselves.
Important Considerations based on customer reviews: It is crucial for prospective residents to be aware of and directly address the significant concerns raised in recent customer reviews. These include:
- Strict and Potentially Punitive Management: Several reviews highlight issues with management being "pretty strict" and sending "fees and eviction notices" for seemingly minor infractions, such as cats in the yard or garbage cans being out "too early or left out later." There are claims of "retaliation" when asking about issues and constant "watching" of residents. This suggests a management style that some residents find overly controlling and prone to issuing fines.
- Lack of Communication/Notice: Reviews mention receiving "no notice or anything, expect an email or a note on the door to just say fix it within 15-30 days," indicating a potential lack of direct communication or warning before fines or demands for fixes.
- Maintenance Concerns: One severe review details a "flooded yard" that management allegedly did "nothing" about, leading to busted AC and electricity, and even a pet running away. This points to potential issues with property maintenance and management responsiveness to critical infrastructure problems.
- Perceived Lack of Support: The strong warning "DO NOT MOVE HERE. And if you do, don't expect help from any management" underscores a profound dissatisfaction with the support residents feel they receive.

★ 5★ 4★ 3★ 2★ 1Please, just dont move here. It's awful, fees and eviction notices because of cats living in there yard, when its not there fault. When you ask about something, expect retaliation. Read these recent reviews and they aren't lying its 100% the truth. Get fined for the yard within a week since you have mowed. Get fined for having your garbage cans taken out to early or left out later Tuesday. Its like your being watched constantly and cant even live here without someone sending an email or putting a fine on your door. Might as well be a HOA.Just like the other reviews no notice or anything, expect an email or a note on the door to just say fix it within 15-30 days.
June 23 · Jake RamseyWould give 0 if I could. Our yard was flooded and they did nothing. It ended up busting our ac and electricity. Due to that and family issues we moved out. Our cat ran away due to this. Caused trauma to the whole family. DO NOT MOVE HERE. And if you do, don't expect help from any management
June 23 · A Google User2025 Update: I don't recommend anybody moving here, period. There is no drainage system throughout the entire trailer park, so water pools in the roadways and your yard. Our driveway is crumbling. If we try to walk through our yard, we sink up to our ankles in some spots. This has caused part of our deck to rip off, and the trailer is showing signs of damage from tilting. The new owners want to run this trailer park like it's a high-end HOA. Maybe they should consider making some improvements to the community before running up everybody's rent and taping facetious notes to doors. There isn't even a tornado shelter here. With all the fees they've been handing out, they could have afforded 3 of them by now. Maybe fix up the sorry excuse for a park instead of adding speed bumps that are a good 2 inches taller.
March 04 · Ashley RamseyThe people/neighbors are great! The rent is outrageous and the on-site manager is a joke. He does not care about the tenant here and only looks out for himself. He targets tenants with no empathy. Having said that all in all the neighborhood is quite and safe and i have great relationships with all my neighbors. Very friendly tenants.
