This use to be a beautiful community and a great place to live until a few years ago when it was sold to the wrong people that came in and ripped people's lives apart in one way or another, families of 20/30 years of living here had to up and move lots lost their homes because of these people and our justice system in this country who allowed them to destroy this awesome community, please don't move your family into this place it's not a good place anymore and people are taking advantage of once they get you tied into their evil plans. This place looks like a ghost town now empty/nasty trailers not very well maintained and a lot of commotion that goes on there.. - Rachel Duncan

For those of us in West Virginia seeking various housing solutions, understanding the landscape of available options is key. Today, we're going to delve into Gardner Estates, a mobile home park located in Princeton, WV. Mobile home parks often offer an alternative housing path for individuals and families, providing community-oriented living. It's important to approach any potential housing decision with a clear understanding of what a community offers and what previous residents have experienced. This overview aims to provide a factual and informative look at Gardner Estates, drawing on publicly available information and direct feedback from those who have lived there.

Gardner Estates is situated at 292 Dusty Miller Rd, Princeton, WV 24740, USA. This location places it within the broader Princeton area, a city in Mercer County, West Virginia. Princeton offers a mix of small-town charm and access to essential services and amenities. Its proximity to major roadways in the region, such as Interstate 77, suggests that residents might have relatively straightforward access to neighboring towns and cities within West Virginia, as well as connections to areas outside the state. Understanding the accessibility of a mobile home park is crucial for daily commuting, accessing healthcare, shopping, and educational facilities. While the address provides a clear geographical marker, the overall accessibility will depend on an individual's specific needs and where their daily activities take them within the broader West Virginia landscape. Potential residents considering Gardner Estates would want to assess how this specific address fits into their personal logistical requirements, including access to employment centers, schools, and other community resources in Princeton and beyond.

When considering a mobile home park, the services offered primarily revolve around the lot itself and the communal infrastructure. Based on the nature of mobile home park operations, and without specific details from the management, typical services generally include:

  • Lot Rental: The core service provided is the rental of a plot of land upon which a mobile home is placed. This typically includes access to utility hookups (water, sewer, electricity, though the cost of utilities themselves is usually separate and borne by the resident).
  • Maintenance of Common Areas: This can include general upkeep of roads within the park, street lighting, and any communal spaces that might exist.
  • Waste Management: Often, the mobile home park facilitates waste collection services, though the specifics (e.g., dumpster access, curbside pickup) can vary.

It is crucial for any prospective resident to directly inquire about the full scope of services included in the lot rent and any additional fees. Previous resident feedback indicates that while rent has increased, there have been concerns about the corresponding improvements or services.

The features and highlights of a mobile home park often center on its community environment, historical reputation, and current state of maintenance. Based on the provided customer reviews, here are some key points regarding Gardner Estates:

  • Historical Community: Past residents fondly recall a time when Gardner Estates was considered a "beautiful community" and a "great, quiet place to live." This suggests a history as a desirable residential area.
  • Current State of Maintenance: Recent observations from residents describe the park as having "empty/nasty trailers not very well maintained." This indicates a decline in the upkeep of some properties within the park.
  • Changes in Ownership: The park has reportedly undergone multiple changes in ownership, with "new owners again for the 3rd time in approximately 4 years." Frequent changes in management can impact the stability and direction of a community.
  • Rent Increases: A significant highlight, albeit a challenging one for residents, is the consistent increase in lot rent. One review mentions a charge of "$430.00 a month just for lot rent," with concerns that these increases are occurring "while no improvements are made to the park."
  • Community Atmosphere Concerns: The reviews suggest a shift in the community's atmosphere, moving from a "great, quiet place" to one with "a lot of commotion" and a feeling of being a "ghost town" in certain areas due to empty trailers.
  • Impact on Long-Term Residents: There are reports of long-term residents, some living there for "20/30 years," having to move due to the changes and policies implemented by newer ownership.

These points offer a critical perspective on the current state and perceived quality of life at Gardner Estates, as expressed by individuals who have resided there.
