Friant Trailer Park Introduce
Friant Trailer Park, situated in Fresno, California, is a residential community classified as a Mobile home park. In the context of California's challenging and often high-cost housing market, communities like this one often serve a critical purpose by providing some of the most affordable housing options available in the Central Valley, particularly for extremely low income people. The park provides space for mobile homes and recreational vehicles, where residents typically own their home structure but lease the underlying lot (paying space rent).
The manufactured housing model is a complex segment of the California real estate market, regulated by the Mobilehome Residency Law (MRL), which governs the relationship between park owners and residents. While the fundamental goal of such parks is to provide stable, low-cost housing, the quality of life is heavily dependent on the management and maintenance of the community.
Prospective residents and interested California users must conduct extensive due diligence before committing to a residency at Friant Trailer Park. Customer reviews available publicly present significant and disturbing concerns, painting a picture of a difficult living situation. Specifically, residents have reported:
- Contemptuous Treatment: Allegations that management treats low-income tenants "with contempt."
 - Utility Issues: Reports of tenants being told they could not use tap water, and the owner allegedly taking "weeks to provide any drinking water."
 - Outrageous Fees: Claims of excessive utility charges, such as over $400 a month for power for a small RV with no air conditioning, which is reportedly twice the cost of a large apartment.
 - Safety and Aesthetics: Descriptions of the park as "hideous, dirty & creepy," with one reviewer expressing they would not feel safe there.

These reviews suggest that while the park may offer a physically located space for an extremely low-income population, the reported operational practices and community conditions should serve as a serious warning. It is strongly advised that anyone considering moving to Friant Trailer Park should demand clear, written documentation regarding all utility fees, community rules, and management responsibilities before signing any lease agreement. They should also verify the status of water and power systems directly with the City of Fresno or Fresno County agencies.
Friant Trailer Park is located in a developed area of Fresno, a major city in California's Central Valley. The park's address is 833 E Fern Ave, Fresno, CA 93728, USA. This location places it in the general vicinity of central and east Fresno, providing residents with easy access to city services, transportation, and local amenities.
- Urban Proximity: The park is situated close to major streets, which facilitates travel throughout Fresno. It is located near important thoroughfares, offering residents relatively easy access to employment centers and shopping districts.
 - Transportation Access: Proximity to major roads ensures residents can access public transportation routes operated by the Fresno Area Express (FAX) for city-wide mobility, which is crucial for low-income populations. The park is also not far from the Fresno Yosemite International Airport (FAT).
 - Local Amenities: Residents are within driving distance of essential services, including grocery stores, health clinics, and schools. Being in Fresno, the park is also relatively close to major city attractions like the Fresno Chaffee Zoo, and the numerous parks and trails along the San Joaquin River Parkway, offering opportunities for recreation.
 - Regional Connections: Fresno's central location is a strategic advantage for all residents, providing gateway access to California's natural wonders. The majestic Yosemite, Kings Canyon, and Sequoia National Parks are all accessible for day or weekend trips, a major benefit of living in the Central Valley.

No specific accessibility information (e.g., wheelchair ramps or accessible parking) was found in public records for this facility. Given the park's focus on low-income housing, prospective residents should inspect the property personally to assess physical accessibility.
As a Mobile Home Park, Friant Trailer Park's core service is the provision of residential space for manufactured homes and RVs. The park's operation is focused on providing the most basic infrastructure necessary to support the tenants on-site, including water, sewer, and electrical hookups.
Contact Information:
- Address: 833 E Fern Ave, Fresno, CA 93728, USA
 - Phone: No public phone number was provided. This lack of a publicly available contact number suggests that the management office may have limited public-facing hours or a non-traditional communication system. Potential residents must rely on visiting the site in person to establish contact.

Essential Services Typically Offered (Subject to Verification):
- Lot Leasing: Provision of land for placement of resident-owned mobile homes or long-term RVs.
 - Utility Hookups: Essential connections for water, sewer, and electricity, which are typically sub-metered and charged to the tenant, a point of serious contention as noted in customer reviews.
 - Management Oversight: Minimal management services to collect space rent and enforce community rules (which should be verified for fairness and clarity).
 - Maintenance of Common Areas: Basic maintenance of roads and shared spaces, though the reviews suggest the general condition of the park is poor.

The most critical piece of information for any potential renter here is the financial structure. Due to the reported "outrageous fees" and high utility charges, prospective residents must obtain a written, detailed breakdown of the space rent, all associated fees, and the utility billing structure before moving forward.
Based on the available information, the primary "feature" of Friant Trailer Park is its function as a provider of extremely low-income housing in Fresno. Unlike many modern mobile home parks, there is no public information suggesting the presence of extensive recreational or luxury amenities.
Potential Highlights/Key Characteristics (Verify On-Site):
- Affordable Location: The park's key characteristic is its relatively lower monthly cost compared to traditional Fresno apartments or homes, which makes it a crucial housing option for those with limited income.
 - Central Fresno Location: Its positioning within the city of Fresno provides residents with functional access to urban resources, public transportation, and nearby job centers.
 - RV Accommodation: The park's classification as a "Trailer Park" suggests it may accommodate both manufactured homes and long-term RV residency, providing flexibility in housing type.

Given the strong negative commentary regarding the park's condition ("hideous, dirty & creepy"), any promotional highlight must be viewed with skepticism. The primary focus for a resident here is not the quality of amenities but the essential need for an inexpensive place to park a home.
For California residents, particularly those struggling with the state's severe affordability crisis, the choice to reside at Friant Trailer Park is often driven by one core factor: absolute necessity and the search for the lowest possible housing entry point.
The only factor worth considering, and one which must be balanced against the severe risks, is:
- Low Barrier to Entry Housing: The community provides extremely low-income housing, likely making it one of the most accessible options in Fresno for individuals and families facing severe financial constraints.

WARNING: The decision to choose Friant Trailer Park carries exceptionally high risk due to the factual, non-promotional customer complaints regarding:
- Exploitative Fees: Reported "outrageous" and disproportionate utility charges that could rapidly negate any benefit of low space rent.
 - Health and Safety Risks: Allegations of unsafe conditions, lack of potable water access for weeks, and a general environment that residents describe as "creepy" and unsafe.
 - Contemptuous Management: Reports of poor treatment and lack of basic service provision by the owner/management.

In conclusion, while Friant Trailer Park exists to fill a vital need for extremely low-income housing in Fresno, California, the public evidence overwhelmingly suggests that potential tenants must approach this location with extreme caution. It is imperative to personally inspect the unit and lot, speak with current neighbors, and obtain clear, written documentation on all fees and services before making any financial commitment. For most Californians, this park may represent a last resort rather than a desirable housing choice.

Friant Trailer Park Reviews
This trailer park serves extremely low income people and treats them with contempt. I have a friend living there and I can say it boggles my mind that this place can remain in business after the tenants being told they could not use any tap water, the owner took weeks to provide any drinking water, the place charges outrageous fees (example: a 24' RV with no AC has been charged over $400 a month just for power--2x more than my 3 bd apartment with AC, washer and dryer and three tv's!). Sickening to take advantage of people like that...
May 14 · Bryan GaltThis is a place out of a Stephen King movie!! OMG!The only thing missing was a cemetery in the back! They should build a fence along the roadway blocking the sight of that hideous, dirty & creepy place! I wouldn’t feel safe there for 5 minutes unless I had a double barrel shotgun!Do Not go there!
